SAN FRANCISCO — Kilroy Realty Corporation (KRC)has announced its plan to build a $200-million, 400,000-square-foot office building in San Francisco’s South of Market (SOMA) district. The 0.43-acre development site, which is located at 350 Mission Street, was purchased by KRC for $52 million. The 27-story tower is being designed by Skidmore, Owings & Merrill LLP. It is targeting LEED-Platinum certification. If successful, it will be the first ground-up commercial development inSan Franciscoto achieve this feat. WASHINGTON, D.C. — Greenebaum & Rose Associates has sold an 11-story, 298,533-square-foot building at 820 First St. in Washington, D.C., to an affiliate of Harbor Group International for $107 million. The Class A office property is 100 percent leased and is situated within Union Center Plaza adjacent to Union Station. It is leased to a variety of tenants, including CNN, Accenture and the U.S. General Services Administration (GSA). Bill Collins, Paul Collins, Drew Flood, Jud Ryan and James Cassidy of Cassidy Turley represented Greenebaum & Rose Associates in the transaction.
NEW YORK CITY — Medidata Solutions, a clinical development solutions company, has signed a 10-year lease for 98,585 square feet at 350 Hudson St. in New York City. The company will occupy the 7th, 8th and 9th floors. Additional tenants at the building include Viacom, Horizon Media and Omnicom. The landlord, Trinity Real Estate, was self-represented by Marc Packman and Charles Laginestra. Lisa Kiell of Jones Lang LaSalle represented the tenant.
NEW YORK CITY — American Realty Capital New York Recovery REIT has purchased a 19,960-square-foot office and retail building in Brooklyn's Homecrest neighborhood for $13.2 million. The four-story building was built in 2009 and is located at 1623 Kings Highway. The property is fully occupied by Verizon Wireless, a karate studio and Interborough Development and Consultation Center. Brian Hanson of Massey Knakal represented both parties in the transaction.
SHARON, MASS. — 1-800-PACK-RAT LLC has signed a lease for 40,000 square feet at 31 Commercial St., an office and warehouse facility in Sharon. The company is a portable storage container and moving company. Cathy Minnerly and Ovar Osvald of NAI Hunneman represented the landlord, Suffolk Advisors, in the transaction. Colliers International represented the tenant.

DURHAM, N.C. — Cincinnati-based Viking Partners LLC, a private equity real estate investment firm, has sold two properties through its Fund I including the 40,000-square-foot Generation Plaza, an office building in Durham. The other property was the 20,150-square-foot Shoppes of Deerfield South, which is shadow-anchored by Walmart in Cincinnati. Viking Partners acquired both properties in 2010. Generation Plaza sold for $3.6 million.
NEW YORK CITY — Bloomsbury Publishing, the publisher of JK Rowling's Harry Potter series, has signed a long-term lease for 23,500 square feet at 1385 Broadway in New York City. The building is located between West 37th and West 38th streets, just south of Times Square. The publisher is scheduled to move into the new space in the first quarter of 2013. Leon Manoff of Colliers International represented the tenant in the transaction. Jonathan Serko and Diana Gaines of Cushman & Wakefield represented the landlord.
NEW YORK CITY — The City of New York has signed a 131,946-square-foot expansion lease at 100 Church St. in downtown Manhattan, expanding its occupancy at the 21-story building to 504,466 square feet. The lease renewal has a 20-year term. Michael Geoghegan and John Morrill of CBRE Group represented the tenant in the transaction. Brian Waterman, James Kuhn and Lance Korman of Newmark Knight Frank represented the landlord, SL Green Realty Corp.
FRISCO — Hall Financial Group will soon begin construction of a 200,000-square-foot office building, located at 3001 Dallas Parkway in Hall Office Park in Frisco. The City of Frisco and the Frisco Economic Development Corp. provided development incentives for the project. The eight-story building will feature a two-story atrium lobby and exterior signage at the top of the building for one key tenant. The groundbreaking is scheduled for early 2013 and completion is slated for April 2104.
