WAUWATOSA, WIS. — The Autism Society of Southeastern Wisconsin has leased 5,800 square feet of office space in Wauwatosa. The single-story building is located at 3720 N. 124th St. Stephen Provancher and Tim Janusz of NAI MLG Commercial represented the landlord, KL 124th Partners LLC, in the deal. The Autism Society provides awareness and educational resources for people with various forms of autism, their families and professionals.

DALLAS — Colliers International North Texas has arranged the sale of two office buildings in Uptown Dallas totaling 188,893 square feet. The two office buildings are 3500 Oak Lawn and 4245 North Central Expressway. Creighton Stark and Ben Lurie of Colliers represented both the buyer, Caddo Holdings LLC, and the seller, California-based M West, in the transaction.
LOS ANGELES — IMT Capital LLC and its affiliate IMT Residential has purchased the Sunkist building in Sherman Oaks, a Los Angeles submarket, for an undisclosed sum. The building is located at 14130 Riverside Drive. It was constructed in 1971 and has served as Sunkist’s headquarters for more than 41 years. IMT plans to add a mixed-use project containing residential and retail components to the infill location.
SCOTTSDALE, ARIZ. – A 66,240-square-foot office/flex building in Scottsdale has sold to Helio Real Estate for $4.3 million. It is located at 8388 E. Hartford Drive. Helio was represented in-house by Adrian Evarkiou. The seller, H-B Perimeter, LLC, was represented by Jeff Adams, Mike Myrick and Alexandra Loye of NAI Horizon.
DENVER — Wakely Consulting Group has signed a 61-month lease renewal at Pyramid Pointe in Meridian. The lease also includes an 8,400-square-foot expansion at the Class A office building, which is located at 9777 Pyramid Court in the Denver submarket. The building is now 93 percent leased. The landlord, Westcore Properties, was represented in-house by John Fefley.
BOCA RATON, FLA. — The 55,832-square-foot West Boca Medical Arts Pavilion in Boca Raton has sold to a national REIT for $12 million. The Class A medical office property was destroyed by Hurricane Wilma and purchased by 07-QCC-1088 LLC in 2008. The building was gutted, renovated and re-tenanted. SK Commercial Realty represented the seller in the transaction.
CORAL GABLES, FLA. — Mondelez International, Kraft Foods' high-growth global snacks business, will occupy 15,600 square feet of Class A office space at 396 Alhambra's North Tower in Coral Gables, which will serve as the company's Latin American headquarters. 396 Alhambra, a new mixed-use office and retail complex developed by Agave Holdings LLC, is now 70 percent leased less than one year after delivering to market. Mondelez will relocate from nearby 355 Alhambra. Danet Linares and Andres del Corral of Blana Commercial Real Estate represented the landlord, 396 Alhambra LLC, in the transaction. Chris Porter and William Holly, formerly of Cushman & Wakefield and now with Pointe Group Advisors, represented the tenant.
ATLANTA — Law firm Hunton & Williams has signed a seven-year, 50,000-square-foot lease renewal at Bank of America Plaza, located at 600 Peachtree St. in Atlanta. The firm has maintained its Atlanta offices in the 55-story tower since 1993. The renewal is the first transaction closed in the building since the property went into foreclosure in February 2012. CW Capital Asset Management is the special servicer on the property. Lisa Dunavin and Will Porter of Cushman & Wakefield represented the landlord, CW Capital, in the transaction. Brad Armstrong and Keene Reese of Jones Lang LaSalle represented the tenant.
ST. LOUIS — Duke Realty Corp. has closed on two leases totaling 72,503 square feet in Class A office properties in Laumeier Office Park in St. Louis. The transactions include a 30,927-square-foot expansion by Panera Bread in Laumeier I, which brings the 116,277-square-foot building to fully occupancy. The second lease with New Balance Athletic Shoe Inc. is for 41,576 square feet in Laumeier II. Duke Realty owns and manages approximately 290,000 square feet in three Class A office buildings in Laumeier Office Park located at 3660 S. Geyer Road.
HOUSTON — Atlanta-based Cousins Properties Inc. has purchased a 100 percent interest in Post Oak Central, a Class A office complex located in Houston's Galleria submarket, for $232.6 million. The complex is 92 percent leased to tenants such as Apache Corp., Stewart Information Services and GDF Suez. The LEED Gold-certified complex includes a conference center, ground-floor retail, a daycare and restaurants. The purchase also includes a two-acre development parcel with frontage along Post Oak Central Boulevard. Cousins Properties purchased the interest from institutional investors advised by J.P. Morgan Asset Management in an off-market transaction.
