IRVINE, CALIF. – Merchsource has purchased a 26,799-square-foot office building inside the Irvine Spectrum for an undisclosed sum. The two-story building is located at 15 Cushing in Irvine. Merchsource was represented by Chip Wright & Gregg Haly of CBRE’s Newport Beach office. The seller, Cushing Properties LLC, was represented by Geoff DeWolf and Steve Economos of 360 Commercial.

GLENDALE, WIS. — Opus Development Corp. has completed a 122,000-square-foot expansion of the Weyco Group headquarters in Glendale. The new building connects Weyco's main facilities to an 80,150-square-foot warehouse adjacent to the property. The expansion brings Weyco's headquarters to more than 1 million square feet, including office, warehouse and distribution service space.
CINCINNATI — Jones Lang LaSalle has been tapped to provide leasing services for Kenwood Towne Place, a 240,000-square-foot office building in Cincinnati. Currently in the redesign phase, the tower is slated for completion in March 2014. A Phillips Edison affiliate purchased the Kenwood property in July. The construction of the project had been interrupted in 2008 due to the project's financial problems. Rusty Myers, David Ottenjohn, Bill Poffenberger and Todd Pease of Jones Lang LaSalle will oversee the leasing assignment.
PEARLAND — Hatch Mott MacDonald Group Inc. has leased 19,523 square feet at Phase I of the Shadow Creek Business Center, an office property located at 11233 Shadow Creek Parkway in Pearland. The transaction brings the office property to full occupancy. Derek Beck of Moody Rambin represented the building owner, ZT Group Business Center One (Pearland), in the lease transaction. Ryan Fassett of Moody Rambin represented the tenant. Additionally, pre-leasing for Phase II is under way. Construction of Phase II is expected to last 12 to 18 months.

SAN JOSE, CALIF. — Trimble Technology Park, a 234,123-square-foot office campus in San Jose, has sold to Bixby Land Companyfor $29.5 million. The four-building campus is located at 375, 397, 399 and 441 W. Trimble Road, within the city’s Golden Triangle submarket. The property was acquired by Bixby in a venture with Cornerstone Real Estate Advisors, on behalf of one of its institutional clients. The company is planning a $23-million repositioning and rebranding at the campus that will include a 16,000-square-foot office space addition. The renovation is expected to begin in early 2013 and finish by year’s end. Bixby represented itself in this transaction, while the seller, Rockpoint, was represented by CBRE’s Joe Moriarty.
ATLANTA — MidCity Real Estate Partners has acquired an 8.5-acre site at the corner of Georgia 400 and Hammond Drive from Cousins Properties in Atlanta’s Central Perimeter submarket. MidCity plans to develop Hammond 400, a $36 million, seven-building office complex. The site is currently known as Cosmopolitan Center and is the former headquarters for RTM Restaurant Group. MidCity Real Estate Partners will demolish all or portions of the five existing buildings on site. Childress Klein Properties will manage the project and MidCity Realty Corp. will handle sales and leasing.
NEW YORK CITY — Savanna and Monday Properties have completed the sale of 386 Park Avenue South, a 20-story art deco office building in Manhattan's Midtown South district. Savanna acquired a majority stake in the property for $44.2 million in 2010 and launched a $30 million capital improvement plan the following year. Eastdil Secured represented the sellers in the transaction.
WALTHAM AND WAKEFIELD, MASS. — SDL, a global information management firm, has signed two office leases in the greater Boston market. SDL is relocating to 9,780 square feet at 410 Totten Pond Road in Waltham and 18,763 square feet at 201 Edgewater Drive in Wakefield. The company signed a five-year lease in Waltham and a seven-year lease in Wakefield. Michael O'Leary, John Boyle and Brian Hines of Cassidy Turley FHO represented the tenant in both transactions.
HOUSTON — The Houston chapter of Dress for Success has opened its new 16,600-square-foot office building, located at 3310 Eastside St. in Houston. The property was developed using $6.5 million in donations. D.E. Harvey Builders constructed the property and Ziegler Cooper Architects designed it. The new building includes a warehouse, sorting center, meeting space, computer center, resource center, child care facility and retail space.
