Western Ave. The Class A, LEED-certified center is situated on a 14-acre site that previously held a vacant steel plant. It was designed by HPA and built by KPRS. David Prior of Klabin/CORFAC and Todd Taugner and Frank Schulz of Klabin Company/CORFAC in Torrance will serve as the center’s exclusive leasing agents.

NORTH CHARLESTON, S.C. — Faber Centre, a four-story, 97,000-square-foot Class A office building, has sold to LAF Brothers Properties LLC in North Charleston. Atlanta-based Holder Properties and Charleston, S.C.-based Durlach Associates developed the property in a joint venture. It is currently 94 percent leased to regional and national office tenants. Colliers International represented both parties in the transaction.
NEW YORK CITY — Savanna, a New York-based real estate private equity and asset management firm, has closed on its purchase of 2 Rector St. The property is a 464,000-square-foot, 26-story office building in Lower Manhattan, adjacent to the World Trade Center development. Savanna worked in partnership with Stellar Management to buy out Stellar's partners, including Lehman Brothers, to secure a controlling interest in the property. Savanna first became involved in the property in 2007, when it acquired part of the building's first mortgage for a reported $100 million. In 2010, Savanna recapitalized the property by providing a mezzanine loan. Stellar continues to own a minority interest in the property and will stay on as the property manager. Savanna is planning a mulit-million dollar capital improvement program to upgrade the building's lobby, elevators and building systems.
EXETER, N.H. — Vapotherm Inc. has signed a lease for 25,930 square feet of office and warehouse space at 22 Industrial Drive in Exeter. The company, which develops and manufactures respiratory devices, will share the building with Sea View Technologies. David Choate of Grubb & Ellis/Northern New England represented the landlord, DeCoto LLC, in the transaction. Michael Bergeron of the New Hampshire Department of Resources and Economic Development assisted the tenant.
DALLAS — Hartman Short Term Properties XX Inc., an affiliate of Houston-based Hartman Income REIT has purchased the three-story Bent Tree Green, a 139,609-square-foot office building located in the Lower Tollway Corridor at 17300 N. Dallas Parkway in Dallas. Tenants include Purdy-McGuire Inc., Dental One Partners and Behringer Harvard REIT I. Garr Carr and Eric Mackey of CBRE Group represented the seller, Behringer Harvard, in the transaction. The buyer was self-represented by Dave Wheeler, Julian Kwok and Matt Blasi.

NAPERVILLE, ILL. — Peace Hospice has signed a lease for 4,391 square feet of office space in Naperville. The office is part of a 59,898-square-foot building at 1717 N. Naper Blvd. The property is now 86 percent leased. The building features conference rooms, a tenant lounge, vending area, adjacent hotel and direct access to I-88. Brian Edgerton of NAI Hiffman represented the landlord, Butterfield Properties, in the transaction.
HOUSTON — A joint venture between Hallandale Beach, Fla.-based Beacon Investment Properties, Menorah Mivtachim and Psagot has acquired One City Centre, a 609,000-square-foot, Class A office building located at 1021 Main St. in Houston's CBD. Menorah Mivtachim and Psagot are two Israeli financial institutions. The joint venture purchased the 31-story office property from Behringer Harvard. One City Centre is currently 84 percent leased and was recently certified LEED Gold. Tenants include Waste Management and Energy XXI. Beacon also purchased a 560,000-square-foot office portfolio in Houston, Ashford 5, 6 & 7, last month.
HOUSTON — Q10 Kinghorn, Driver, Hough & Co. (KDH) has arranged construction/permanent financing for a 117,184-square-foot office/warehouse, located at the northeast corner of Heathrow Forest Parkway and Aldine Bender in the Interwood Business Park in Houston. Larry Peters of KDH's Houston office arranged the loan through a middle market bank in Houston on behalf of the borrower, SUHM Spring Works.
AURORA, ILL. — International Transload Logistics has purchased 3675 Darlene Court, an 8,271-square-foot office building in Aurora. The company plans to use part of the building for its corporate offices and lease the remaining space. The building is located in the Meadow Lakes Corporate Park, about five miles south of I-88, and features lake views, a full basement and abundant parking. Jim Adler and Adam Johnson of NAI Hiffman represented the seller, TCF National Bank, in the transaction. John Cash and David Haigh of NAI Hiffman represented the buyer.
