PITTSBURG — Binswanger has arranged the sale of a 175,000-square-foot office building, located at 4845 U.S. Highway 271 in Pittsburg. The facility is the former Pilgrim's Pride corporate headquarters. The buyer, Region 8 Education Service Center, plans to use the property as an in-house training facility for 47 school districts in east Texas. The property features six meeting rooms wired for video conferencing, a meeting room that can sit 265 people, four elevators, motion detecting lighting, nine break rooms, 18 restrooms and 1,000 parking spaces. Holmes Davis of Binswanger's Dallas office represented the seller, Pilgrim's Pride Corp., in the transaction.

THOUSAND OAKS, CALIF. – A 12,800-square-foot office building in Thousand Oaks has sold to a financial services owner/user for $1.95 million. The property was built in 1964 and is located at 199 E. Thousand Oaks Blvd. Chris Itule, Jeff Albee and Jeff Gould of Colliers International represented both the buyer and the seller, a private family trust, in this transaction.

PONTE VERDE, FLA. — NorthMarq Capital has arranged $5 million in first mortgage refinancing for the 47,845-square-foot Village Professional Center, an office park located at 13000 Sawgrass Village Circle in Ponte Verde. Joel Coykendall of NorthMarq Capital’s Jacksonville, Fla., office arranged the 10-year loan with a 25-year amortization schedule through a correspondent life insurance company.

HOUSTON — Myers Crow & Saviers plans to build the 135,000-square-foot Mason Creek Office Center, a speculative office property that will be located on a 10.8-acre site in Mason Creek Corporate Park in Houston's Energy Corridor. Moody Rambin has been retained to lease and manage the property. Parkside Capital owns Mason Creek Corporate Park, a master-planned business park. The project is slated to break ground in the third quarter and is scheduled for an April 2013 completion.

CHANDLER, ARIZ. – Infusionsoft has leased a 92,109-square-foot office building that is currently being built in Chandler. The property, located at 1260 S. Spectrum Blvd., broke ground in January 2012. It is expected to be completed and occupied later this year. Infusionsoft was represented by Eric Jones of Commercial Properties. The building owner and developer, Douglas Allred Company, was represented by Mark Krison and Scott German of CBRE’s Phoenix office.

MAPLE GROVE, MINN. — Two new tenants have joined the Arbor Lakes North End building in Maple Grove. Elements Therapeutic Massage will occupy 2,150 square feet of ground-level retail space and Global Tax Network has leased 6,500 square feet of office space on the second floor. MERIDAN, CONN. — Sleeping Giant Research Parkway LLC has sold two office properties in Meriden for $6.32 million. The buildings are located at 355 Research Parkway and 367 Research Parkway. John J. Cafasso and Nicholas R. Morizo of Colliers International represented both parties in the sale. Both buildings are fully leased to long-term tenants. BL Cos., which provides architecture, engineering, surveying and environmental services, occupies 355 Research Parkway. Tucker Mechanical, a subsidiary of EMCOR Group Inc., occupies 367 Research Parkway.

LOS ANGELES — Nami Media has leased 11,700 square feet inside an office building that is part of the Howard Hughes Center in Los Angeles. The space resides within a 336,000-square-foot, Class A office building at 6701 Center Drive. The company is relocating from its Venice Boulevard location in West Los Angeles. The new space will allow Nami to expand its operation. AUSTIN — KBS Realty Advisors has signed leases with two tenants totaling 23,119 square feet of office space at its 260,112-square-foot SouthTech Business Center, a 99 percent leased office complex located at Freidrich Lane and East St. Elmo Road in Austin. Houston-based Suntronic has leased 10,731 square feet at SouthTech Business Center, Building 3. Dillon Mao of Katy-based FIRM Properties represented the tenant in the lease transaction. Virtuoso Selections is expanding its headquarters in Building 3 to a new 12,388-square-foot office in the same building. Carson Jones of Partners National Corporate Real Estate Services represented the tenant in the lease transaction. Ace Schlameus of HPI Real Estate represented the landlord in both lease transactions. Other tenants at SouthTech Business Center include Republic Beverage, New Era Publishing and JS International Shipping Corp.

Elise Couston and Bradley Weiner of Paine/Wetzel/TCN Worldwide represented the landlord, Deerfield & Weiland LLC, in the transaction.
