NEW YORK CITY — David Berley, chairman of brokerage firm Walter & Samuels, has purchased a boutique office building in the Flatiron District for $10 million. The 7-story building is located at 30 E. 20th St. and includes loft-like office space and two ground-level retail spaces. Ivan Hakiman of HPNY represented the seller in the transaction.

WATERTOWN, MASS. —Three new office tenants will move into the Riverworks complex, located at 480 Pleasant St. in Watertown. The Alzheimer's Association will relocate from Arsenal on the Charles in Watertown, Mass. and will use a portion of the second floor, totaling 18,737 square feet, as its regional headquarters and training facility. Sabre Hospitality Solutions will relocate from Netwon, Mass. into 11,583 square feet on the fourth floor. Education Resource Strategies (ERS) has signed a lease for 10,403 square feet on the second floor, and will relocate from One Brook Street in Watertown. Daniel Kollar, Brendan Cohn, Peter Bekarian and Keith Gurtler of Jones Lang LaSalle represented the owner, Farley White Interests, in the transaction. Robert Fitzgerald and Bill Crean represented the Alzheimer's Association. Keith Gurtler of Jones Lang LaSalle represented Saber, while Adam Meixner and Jeremy Fried of Boston Realty Advisor represented ERS.
HOUSTON — Avison Young has signed an agreement with Irvine, Calif.-based The Khoshbin Company to provide marketing and leasing services for two Houston office properties: the 213,777-square-foot 333 North Belt and the 181,647-square-foot Towerpark North. The North Belt property is located at 333 N. Sam Houston Pkwy. E. and Towerpark North is located at 10700 N. Freeway.
COLUMBUS, OHIO — Wilks Broadcasting has signed a 10-year lease for 10,600 square feet of office space at 2400 Corporate Exchange Dr. in Columbus. The company is national owner and operator of more than 21 radio stations including Q-FM 96 in Columbus. Christopher Potts and Benjamin Johnson of Colliers International represented the owner, Corex Partners, in the transaction. Andy Dutcher and Matt Gregory of NAI – Ohio Equities represented the tenant.
PHOENIX — Clocktower Corporate Centre, a 109,779-square-foot office property in Phoenix, has sold to Corporate Centre Limited Partnership for $2.95 million. The office is located at 7776 S. Pointe Parkway West. It was 37 percent occupied at the time of sale. The seller, Marketview Properties LLC, was represented by Eric Wichterman and Mike Coover with Cassidy Turley BRE Commercial’s Capital Markets Group.
SECAUCUS, N.J. — ZT Group International has signed a 23,451-square-foot office lease at 333 Meadowlands Parkway in Secaucus. ZT Group provides server solutions for large-scale data centers. With the transaction, the 138,000-square-foot office building is now 90 percent leased. Frank Lopriore of Colliers International represented the tenant in the transaction. The owner, Bergman Real Estate Group, was represented in-house.
PLANO — Trammell Crow Co. and a subsidiary of One Liberty Properties has formed a joint venture to develop Legacy Towers, a proposed office property featuring two Class A office buildings totaling approximately 533,500 square feet, located at the southeast corner of the Dallas North Tollway and Legacy Drive in Legacy Business Park in Plano. Phase I is slated to be an approximately 341,000-square-foot, 13-story office building featuring a landscaped drive-up lobby and courtyard. Phase I will be designed to achieve LEED Gold certification. Phase II will be a 192,500-square-foot, 7-story office building. Construction of Phase I is slated to begin in 2013.
AUSTIN — The Weitzman Group has arranged the sale/leaseback of the 9,280-square-foot 3011 North Lamar Boulevard, a multi-tenant office building just north of The University of Texas' campus in Austin. Brad Bailey of The Weitzman Group's Austin office represented the buyer, a local family partnership, in the transaction.
NORTHFIELD, ILL. — Marcus & Millichap has arranged the $1.7 million sale of Northpointe II Office Center in Northfield. Built 1996, the office center is located off the Edens Expressway at 465 Central Rd. and is fully leased. Frank Roti of Marcus & Millichap's Chicago office represented the seller. Charlie Pick of National Realty Network represented the buyer.
NEW YORK CITY — Random House Inc. has signed a 361,044-square-foot lease renewal at 1745 Broadway in New York City, extending its occupancy at the property through mid-2023. The print and trade book publisher occupies floors 2-13 for its corporate headquarters. Richard Bernstein of Cassidy Turley represented Random House in the transaction. The landlord, SL Green, was represented in-house.
