HOUSTON — Keller Williams Realty Metropolitan has plans to relocate its Houston corporate office to the entire second floor — approximately 19,000 square feet — of 5050 Westheimer Road, a 71,000-square-foot Class A office property in Houston's Galleria/Uptown District. More than 300 real estate agent will be based in the property, which will serve as a training facility. The relocation is slated for June 2012. Kyle Drake and Matt Moake of Houston-based Drake Realty Group, a member of KW Commercial, represented the tenant in the transaction. The landlord is Black Forest Ventures.

FORT LAUDERDALE, FLA. — Nipro Diagnostics has purchased a 78,339-square-foot office property, located at 220 W. Cypress Creek Rd. in Fort Lauderdale, from Cypress Creek Holding for $10.8 million. The buyer will occupy the entire building as its corporate headquarters. Kimberly Barbar of Fort Lauderdale-based Stiles Realty represented the seller in the transaction. Steve Wasserman of Jones Lang LaSalle's Fort Lauderdale office represented the buyer.
CHICAGO — The 661,4770-square-foot office building located at 150 N. Michigan Ave. is for sale in Chicago. Bruce Miller, James Postweiler and Nooshin Felsenthal of the Chicago office of Jones Lang LaSalle are marketing the property on behalf of SEB Investment. The property is currently 77 percent leased. In 2011, Crain Communications selected 150 N. Michigan as the new home for its Chicago offices. Crain leased 65,487 square feet and the tower will be renamed the Crain Communications Building when the media company takes occupancy this April.
NATICK, MASS. — MathWorks Inc. has renewed and expanded its lease at 24 Prime Park Way in Natick. MathWorks, which specializes in mathematical computer software, expanded to 40,000 square feet, adding 22,000 square feet of space on the second floor. Garry Holmes of the Wayland, Mass. office of R.W. Holmes Realty Co. represented MathWorks in the transaction. Craig Johnson of R.W. Holmes represented the landlord, LMF Cochituate Corp.
LEWISVILLE — Digital Realty Trust has purchased an 819,000-square-foot data center and office campus, located at Convergence Business Park in Lewisville, for $123 million. The 10-property campus spans 168 acres and is 99 percent leased to eight tenants that use the space for either data center or office purposes. The property has a capability of adding up to 700,000 square feet of new development.
HOUSTON — Houston-based CyrusOne has completed the 30,000-square-foot expansion of the Houston Data Center, located at 5555 San Felipe St. in Houston. The property is certified LEED Silver and is located adjacent to an existing data center owned by CyrusOne.
NEW ORLEANS — Ochsner Health Foundation has signed a 79,001-square-foot lease at the 487,760-square-foot Benson Tower, a 26-story office building located at 1450 Poydras St. in New Orleans. Michael Siegel and Colleen Berthelot of New Orleans-based Corporate Realty represented Zelia, the landlord, in the lease transaction. The tenant was self-represented by Bill Ward and Jason Ruggles.
COLUMBUS, OHIO — The McDonalds Corp. has signed a lease for 30,360 square feet of office space at 2600 Corporate Exchange Dr. in Columbus. Matt Murtha and Randy Stephens of Cassidy Turley represented the landlord, AEW Capital Management, in the transaction.
PLANO — Newport Beach, Calif.-based KBS Realty Advisors, through its KBS REIT, has signed Milpitas, Calif.-based Linear Technology Corp. to a 8,387-square-foot lease renewal, located in the Plano Corporate Center II at 2201 & 2301 W. Plano Parkway in Plano. Justin Miller of Transwestern's Dallas office represented KBS REIT in the lease negotiations.
THE WOODLANDS — The 234,000-square-foot 3 Waterway Square Place, an 11-story office building currently being constructed in The Woodlands Town Center on the corner of Lake Robbins and Woodloch Forest drives in The Woodlands, has signed lease agreements with two tenants. Waste Connections Inc. has signed a 49,929-square-foot lease agreement and Nexeo Solutions has increased their 64,046-square-foot lease to 106,710 square feet. The building was designed by Boston-based Elkus Manfredi and is slated for early 2013 completion. The Woodlands Development Company, a division of The Howard Hughes Corporation, secured $43.3 million in construction financing through Texas Capital Bank.
