NEW YORK CITY — SailThru, an email marketing firm, has signed a five-year lease at 10 Hudson Square in New York City. The company is relocating from its current office at 770 Broadway and will occupy 17,775 square feet. Jaime Addeo and Jack Petrie of CresaPartners represented the tenant in the transaction. Trinity Real Estate, the property owner, was represented in-house by Charles Laginestra and Marc Packman.

DALLAS — CASE Commercial Real Estate Partners has brokered four separate lease transactions totaling more than 139,000 square feet at the 838,000-square-foot The Centre Office Park, an 11-building master-planned office complex located at the southwest quadrant of Midway and Alpha roads in Dallas. Buddy Tompkins and Seth Thatcher of CASE's Dallas office represented the landlord, Daltex Centre, in all four lease transactions. Scott Bazoian of Cassidy Turley's St. Louis office and Craig Wilson of the firm's Dallas office represented Centene Corp. in its 62,674-square-foot lease; Todd Noonan of Stream Realty Partners' Dallas office represented TexasLending.com in its 67,390-square-foot lease; Nick Lee of Dallas-based NAI Robert Lynn represented VSSI in its 7,210-square-foot lease renewal/expansion; and Symphonic Source was self-represented by Ken Barth in its 1,918-square-foot lease.

HOOVER, ALA. — A 10,000-square-foot office building, located at 4 Riverchase Ridge in Hoover, has sold for $1.2 million. Dan Lovell and Walter Brown of Graham & Co.'s Birmingham, Ala., office represented MGA Properties and Myrick Gurosky & Associates, the sellers in the transaction. The buyer was Spyer Investments and Doozer Software.

LINCOLN, NEB. — The Physician Network (TPN) has signed a 25,597-square-foot office lease in the Assurity Center, located at 2000 Q St. in Lincoln. TPN is a subsidiary of Catholic Health Initiatives and the third-largest Catholic healthcare system. The company will occupy the fifth floor of Assurity Life Insurance Co.'s new 175,000-square-foot headquarters. Chris Vasek of the Lincoln office of NAI FMA Realty represented the landlord, Assurity Life Insurance Co., in the transaction. John Hyland, also of the firm's Lincoln office, represented the tenant.

PARSIPANNY, N.J. — Cole Real Estate Investments has acquired 8 Sylvan Wy. in Parsippany for $53 million. The 176,062-square-foot office building is located in the Mack-Cali Business Campus at 8 Sylvan Wy. The building serves as the global headquarters for The Medicines Co., a pharmaceutical company focused on the treatment of critical care patients. Jeffrey Dunne, Kevin Welsh, Steve Bardsley and Brian Schulz of CBRE's New York office and Sam Buckley of the firm's Saddle Brook, N.J. office represented the seller, The Hampshire Cos., in the transaction. The buyer was represented in-house by Robert Corry.

EDISON, N.J. — An affiliate of Angelo, Gordon & Co. has secured $11 million in acquisition financing for a research and development facility in Edison. The 99,260-square-foot facility is located at 2121 State Route 27. The building is fully occupied by Revlon Consumer Products Corp., which uses the space as its worldwide research and development center for all of its brands. HFF arranged the 10-year, fixed rate securitized loan through Morgan Stanley Mortgage Capital Holdings LLC.

WASHINGTON, D.C. — A 156,766-square-foot office building, located at 2011 L Street NW in Washington, D.C., has sold for $61.75 million. The 10-story office building includes tenants such as The Peace Corps, Institute of Electrical and Electronics Engineers, Economic Consulting Services and Levine, Blaszak, Block, Boothby. Transwestern represented the seller, Equity L Street, in the transaction. Minshall Stewart Properties was the buyer.

IRVING — Dallas-based NAI Robert Lynn has brokered a 54,047-square-foot lease for office/warehouse space, located at 2205 E. Pioneer Dr. in Irving. Robert Blankenship and Jim Svidron of NAI Robert Lynn represented the tenant, Arbor Commercial Carpet, in the lease transaction. Chris Bly with Proterra Properties' Arlington office represented the landlord, Dallas Southern Distributors.

SAN JOSE, CALIF. — Flextronics International USA has leased 130,455 square feet of Class A office space at the new America Center campus in North San Jose. This will allow the electronics manufacturing services provider to expand its U.S. headquarters, which is currently based in nearby Milpitas. The firm will occupy more than half of the six-story, 213,800-square-foot building, which is located at 6201 America Center Drive. Flextronics was represented by Dan Hollingsworth, Tom McGovern, Steve Pace and Karen Sigl with Cassidy Turley in this transaction.

SHERMAN OAKS, CALIF. – An office building commonly known as the “Wallace Library” along the Ventura Boulevard corridor in Sherman Oaks has been leased by a private record label. The 2,500-square-foot boutique office building is located at 15464 Ventura Blvd. It is named after Randall Wallace, a legendary producer and director who worked on “Braveheart,” “We Were Soldiers” and “Secretariat.” Wallace, the trustee of the Randall Wallace Family Trust, was represented by Ash Joshi of Capital Realty Solutions in this lease transaction.
