BEAUMONT — The 17-story Edison Plaza complex, the only Class A office building in southeast Texas, has been purchased by AlbaneseCormier Holdings. The building is located in Beaumont's Central Business District. AlbaneseCormier plans to renovate the property to include a fitness center and a dining facility.

DALLAS — Cassidy Turley has arranged a 23,962-square-foot lease for PSR, LLC, located at 3 Park Central in Dallas, a 513,00-square-foot office building. Craig Wilson and Randy Cooper of Cassidy Turley's Dallas office represented the tenant in the lease transaction. Russ Johnson and Sean Dalton of Grubb & Ellis' Dallas office represented the landlord, Pittsburgh, Pa.-based McKnight Realty Partners.
PHOENIX — U.S. Citizenship and Immigration Services has signed a 10-year lease for a 46,081-square-foot field office at 1330 South 16th Street in Phoenix. This lease represents an adaptive-reuse/urban renewal project with the GSA. The project revitalized an abandoned facility at the infill site and is now seeking LEED-CS (core and shell) certification. The government was represented by Julie Rhoades, Suzanne Drake and Yolanda Morgan of Jones Lang LaSalle. Lynn Newhall of DOXA Centralrepresented the building’s owner, DOXA South, LLC.
AVENTURA, FLA. — The 117,000-square-foot Aventura Optima Plaza, a Class A office and medical development located at 21500 Biscayne Blvd. in Aventura, has topped off. The property includes a nine-story office tower and a four-story medical building, and was designed by Arquitectos Brom Asociados and Behar Font & Partners to meet LEED Gold standards. The property is on track to be completed in July 2012.
FORT LAUDERDALE, FLA. — The 73,149-square-foot Executive Airport Business Center, located at 1801-1925 S. Perimeter Rd. in Fort Lauderdale, has been sold for $3.4 million. The property contains three single-story office and office/flex buildings. Marty Busekrus, Scott O'Donnell and Dominic Montazemi of CBRE's Boca Raton, Fla., office, represented KAS Airport, the buyer, in the transaction. The seller was Berkadia.
JESSUP, PA. — TMG Health has signed a build-to-suit lease for a 150,000 square foot office building with the option to add an additional 60,000 square feet, at Valley View Business Park in Jessup. Represented by CBRE's Dan Dagit and Bill Wolf, TMG will consolidate two local offices, one in Scranton and the other in Dunmore, into the new building. After selecting the site, Lexington Realty Trust acquired 39 acres of the park from The Scranton-Lackawanna Industrial Building Co. and entered an agreement with Verus Partners, a Chicago-based developer, to develop TMG's building. The building is slated to deliver in the third quarter of 2012.
NEW YORK CITY — HFP Capital Markets, a full-service investment bank, has signed a 15-year lease for 13,100 square feet of office space at 386 Park Ave. South in Manhattan. The company is relocating its corporate offices from 685 Fifth Ave. John Moran III, Hope Brodsky and Neil Goldmacher of Newmark Knight Frank represented HFP in the transaction. Jordan Berger of Monday Properties represented the ownership, Monday Properties and Savanna.
SAN DIEGO — The U.S. Military Entrance Processing Command (USMEPCOM) has occupied a 27,634-square-foot office in San Diego. The U.S. General Services Administration signed a 10-year lease at the facility, which is located at 4181 Ruffing Road. Jones Lang LaSalle’s Kate Brennan, Jessica Kokish and Jeff Ingham represented the government in this transaction. The building’s owner, REIT Management, was represented by Melissa Chester.
WASHINGTON, D.C. — A 175,127-square-foot office and retail building, located at 1400 Eye St. NW in Washington, D.C., has been sold for $58.45 million. Tenants of the property includE Campaign for Tobacco-Free Kids, The One Campaign, African Development Foundation, the District of Columbia Police Department and Stein McEwen. Transwestern represented New York City-based Joss Realty Partners, the seller, in the transaction. The buyer was Chevy Chase, Md.-based Zuckerman-Gravely Development.
PLANTATION, FLA. — The 32,688-square-foot Bank of America at Grove East, an office building located at 3800 Broward Blvd. in Plantation, has sold for $5.35 million. The building is fully leased to Bank of America and Chrysalis Health. Douglas Mandel of Marcus & Millichap's Ft. Lauderdale, Fla., office, along with Benjamin Silver of the firm's Miami office, represented the seller, a Coral Gables, Fla.-based private investor, in the transaction and procured the buyer, an Austin, Texas-based investment fund.
