PASADENA — The Houston Area Safety Council (HASC) has broken ground on Phase I of its 67,000-square-foot training campus, located at 5213 Center St. in Pasadena. The new property represents a two-year initiative to expand HASC's safety training capabilities to handle the overflow of the Deer Park headquarters. Kirksey Architecture designed the property and Tellepsen Builders will build the facility, which is slated for a 2013 completion. The training facility will feature a 220-seat auditorium with stadium seating, computer lab with 725 workstations and parking for 800 vehicles.

DALLAS — HollyFrontier Corp., a Fortune 500 company, has signed a lease for an additional 14,203 square feet of office space for a total of 60,045 square feet at 2828, an 11-story office tower located in Dallas' HARWOOD district. Bill McClung and Mike Wyatt of Cushman & Wakefield represented the tenant in the lease transaction. Harwood was self-represented by Jihane Boury and Peter Sleiman. The lease transaction brings 2828 tower to 97.5 percent occupancy.
LIVERMORE, CALIF. — Trans Western Polymers has leased 89,429 square feet at Greenville Business Center in Livermore. The center is located at 7501 Las Positas Road. This is the largest lease transaction completed in the Tri-Valley so far this year, according to Colliers International, which represented the landlord, Alere Property Group, in this transaction. Michael Lloyd and Greig Lagomarsino led the Colliers team. Trans Western Polymers was represented by Mike Furay of Lee & Associates.
ORLANDO, FLA. — Don Jennewein and Nathan Lynch of CBRE Group have arranged a $20 million mortgage loan through ING on behalf of Emerson International. The 20-year loan has a 4.65 percent interest rate, and enables the company to retire existing mortgages on five Class B office properties totaling 350,000 square feet. The facilities include Major Plaza buildings I and II, Altamonte Lakeside Plaza Office Park and University Research Park I in Orlando, and Louisiana Office Park in Winter Park, Fla.
QUINCY, MASS. — UBS, a Zurich-based asset manager, has renewed and expanded its lease to 26,425 square feet at the Ten 99 building, located at 1099 Hingham St. in Quincy. Richard McKinnon of The Grossman Cos. represented the landlord, Rockland Haverstraw, in the transaction. Stephen Woelfel and Laura Finamore of Cushman & Wakefield represented the tenant.
PHILADELPHIA — Children's Crisis Treatment Center has signed a lease for 43,673 square feet at the Waterview Corporate Center at 1080 North Delaware Ave. in Philadelphia. The nonprofit agency will consolidate three other Philadelphia locations into the new space this fall. Currently, the offices are located at 1823 Callowhill St., 1830 Callowhill St. and 417 N. 8th St. Peter Soens and Peter Shrier of SSH Real Estate represented the tenant in the transaction. Neil Brazitis and Les Hagget of Newmark Knight Frank Smith Mack represented the landlord, Core Realty Inc.
PEWAUKEE, WIS. — MTM Paul Court has purchased the Paul Court Office building in Pewaukee for $1.5 million. The 10,430-square-foot property is located at N97W24075 Paul Court. NASHVILLE, TENN. — Richmond, Va.-based Lingerfelt Cos. has acquired the Nashville Airport North Portfolio, a five-building, Class A office portfolio in Nashville, from Highwoods Properties for $41 million. The properties, which total 484,047 square feet, are located in BNA Corporate Center, Lakeview Ridge Office Park and Century City Office Park. The portfolio is 86 percent leased.
RALEIGH, N.C. — First Fidelity Mortgage Corp. has arranged $41 million in senior secured financing for the 371,000-square-foot Bank of America Plaza, an office building located in downtown Raleigh. Kell Martin and Richard Booth of First Fidelity arranged the seven-year loan through a major life insurance company on behalf of the borrower, an affiliate of The Simpson Organization of Atlanta. The proceeds were used to repay existing maturing debt and fund ongoing capital spending programs.
FOREST PARK, ILL. — GENCON Building Corp. has completed a 4,500-square-foot office expansion for Duraco, located at 7400 Industrial Drive in Forest Park. Duraco, which manufactures and distributes adhesive products, now occupies a total of 12,500 square feet of office space. Philip Prince & Associates of Wheaton, Ill., provided architectural services for the project.
