HOUSTON — Tri Point Homes has signed a 24,000-square-foot office lease renewal in West Houston. The space is located within Atrium at Park Ten, a three-story, 140,000-square-foot building in the Energy Corridor area. Florida-based investment firm Accesso owns Atrium at Park Ten. Both parties were self-represented in the lease negotiations.

SAN ANTONIO — Bank of America has renewed its 17,633-square-foot office lease at 5201 Broadway in San Antonio. The space is located in the Alamo Heights area on the city’s north side. Roger Hill of Partners Real Estate represented the undisclosed landlord in the lease negotiations. The tenant representative was also not disclosed.
DENVER — Unique Properties Inc./TCN Worldwide has arranged the sale of an office and warehouse property at 4825 N. Oakland St. in Denver. The asset traded for $2.1 million. Greg Knott and Earl Duffy of Unique Properties Inc./TCN Worldwide represented the seller and buyer in the deal. The names of the seller and buyer were not released.
RICHFIELD, MINN. — Barr Engineering Co. has unveiled plans to relocate its headquarters office to One Meridian Crossings in Richfield, a suburb of Minneapolis, in late 2026. The employee-owned engineering and environmental consulting firm serves clients in the fuels, manufacturing, mining, power and public sectors. Incorporated in Minnesota in 1966, Barr maintains offices across North America and client projects worldwide. Approximately half of the company’s 1,100 employees are based in the Twin Cities. Jim Damiani and Teresa Borgen of Newmark represented Barr in the lease negotiations. Barr’s new office will total 85,000 square feet, and the company is relocating from 4300 MarketPointe Drive in Bloomington, Minn.
DALLAS — New York-based Fortis Property Group has begun the multimillion-dollar renovation of a 55-story office building in downtown Dallas. Dallas Arts Tower, formerly known as Chase Tower, is located at 2200 Ross Ave. and spans 1.2 million square feet. Renovations will include a transformation of the main lobby and second-floor mezzanine lounge area with new flooring, lighting and furniture, as well as upgraded elevators. A new, all-day café with outdoor seating will be added in the northwest corner of the lobby, and the project team will also introduce a new LED lighting system and valet parking services. Fortis has tapped Stream Realty Partners to lease the property.
MADISON, WIS. — Cresa has negotiated a 21,996-square-foot office lease for Recovery.com, which is more than doubling its headquarters space, in Madison. The new office is located at 316 W. Washington Ave. and the lease commences in September. The online provider of educational information about treatment for addiction and mental health will consolidate two existing local offices at 100 State St. and 301 S. Blount St. Matt Apter and Ross Rikkers of Cresa represented the tenant, while Jim Cavanaugh and Katie Brueske of Boerke represented the owner, Hovde Properties. Located two blocks from Capitol Square, the building totals 152,968 square feet and features a fitness center and Red Sushi, a restaurant on the ground floor.
NEW YORK CITY — Pinterest has signed an 83,000-square-foot office lease at 11 Madison Avenue in Manhattan. The visual discovery platform will occupy the entire 13th floor of the 30-story, 2.3 million-square-foot building. Evan Margolin, Justin Haber and Michael Berg of JLL represented Pinterest in the lease negotiations. Brian Waterman, Scott Klau, Erik Harris and Brent Ozarowski of Newmark represented the landlord, SL Green.
ATLANTA — Electric vehicle (EV) manufacturer Rivian has selected Atlanta for its new East Coast headquarters. Rivian will occupy the top floor and lobby of Portman Holdings’ Junction Krog Street office building, which is located at 667 Auburn Ave. NE along the Atlanta BeltLine’s Eastside Trail. The office, which will span approximately 45,000 square feet, is expected to open in late 2025 and will house roughly 500 employees upon full build-out. Portman delivered Junction Krog Street in fall 2023. Situated near the popular Krog Street Market food hall in the city’s Inman Park neighborhood, the mixed-use building features 135,000 square feet of creative office space, a rooftop deck, outdoor balconies on every level and ground-level retail space housing eateries Yuji, Brash Coffee and YEPPA&co. The headquarters will operate within a short drive to Rivian’s new $5 billion EV production facility situated within the 1,600-acre master-planned community of Stanton Springs North near Social Circle, Ga. Construction of the 7,500-person manufacturing plant is expected to begin in 2026. Rivian received financing from the U.S. Department of Energy’s Advanced Technology Vehicle Manufacturing Loan Program for the manufacturing facility, which will build the R2, a midsize SUV, and the R3, a midsize crossover. AUSTIN, TEXAS — Locally based investment firm Buchanan Capital Partners has purchased a 116,434-square-foot office park in West Austin. Formerly known as The Escalade Office Park and now known as Westbank Pointe, the property is located at the corner of Loop 360 and Westbank Drive, adjacent to Westlake High School. Buchanan plans to invest about $1 million in capital improvements to Westbank Pointe and has tapped Transwestern to lease the property. The seller was not disclosed.
PORTLAND, ORE. — Norris & Stevens has arranged the acquisition of Capitol Park, an office property located at 9700 S.W. Capitol Highway in Portland. 9700 SW Capitol LLC purchased the building from an undisclosed seller for $5.7 million. Constructed in 1983 and renovated in 1993, the two-story, 29,000-square-foot building features a recently remodeled lobby and bathrooms, a new roof and an outdoor dining area for tenants. Raymond Duchek and Thomas McDowell of Portland-based Norris & Stevens represented the buyer, while Steve Bowers and Sean McCarthy of Kidder Mathews represented the seller in the deal.
