Mario Chiarella and Mark Fowler of Weichert Commercial Brokerage and Dana Pike of George Comfort & Sons represented the tenant and Cushman & Wakefield represented the owner, Beacon Capital Partners.

SAN ANTONIO – NorthChase One, a 66,276-square-foot, multi-tenant GSA office building in San Antonio, has sold for $6.6 million. John Abuja and Jason St. John of Marcus & Millichap’s downtown Chicago office and Joshua Swank of its San Antonio office represented the unlisted seller, while Tony Azzi of Marcus & Millichap’s West Los Angeles office represented the unlisted buyer. Located adjacent to the San Antonio International Airport, the property traded at an estimated 9.81 percent cap rate.

NEW YORK CITY — Colliers International has arranged a 20-year, 34,170-square-foot lease at 215 W. 125th St. in New York City on behalf of EmblemHealth Co. HIP Health Plan of New York for retail and office space. Brian Given, Steve Jaray and Sheena Gohil of the firm's New York City office represented the tenant. The landlord, Cogswell Realty, was self-represented by Ross Jacobs, Eric Sarner, Anthony Stapleton and Sheila Naysan.

Bill Collins, Paul Collins, Drew Flood, Jud Ryan and James Cassidy of the firm's Washington, D.C., office represented the seller, Waterfront Associates. The buyer was USAA Real Estate Co.

MIAMI — Eric Groffman of Transwestern's Miami office has completed five leases totaling 96,463 square feet at the 782,210-square-foot Miami Center, a Class A office property located at 201 South Biscayne Blvd. in Miami. The leases include: a 41,892-square-foot new lease for Morgan Stanley Smith Barney, which includes a 19,104-square-foot expansion; a 23,544-square-foot renewal for Regus Business Centers; a 14,722-square-foot new lease for Jones Walker; a 10,583-square-foot new lease to Apex Brasil; and a 5,722-square-foot new least for David B. Haber, P.A. Transwestern is the leasing advisor for the property on behalf of the owner, Sumitomo Corp. of America.

MENOMONEE FALLS, WIS. — Scion Asset Management dba Scion Dental has purchased a 35,503-square-foot office building located within Menomonee Falls Industrial Park in Menomonee Falls. The seller was Olson Capital Investments. Scion plans to use the facility as its headquarters. Kevin Barry of Milawukee-based Cassidy Turley Barry represented the buyer. Steven Provancher and Brett Garceau of MLG Commercial represented the seller. The acquisition price was not disclosed.

NEW YORK CITY — Net-A-Porter has signed a 32,144-square-foot lease at 100-104 Fifth Ave. in New York City. This is the first United States location for the U.K.-based company. LAS VEGAS — MIG Real Estate has purchased the 116,000-square-foot Desert Inn Office Center business park for an undisclosed sum. This is the fourth Las Vegas purchase the Newport Beach, CA-based firm has made since October 2010. The four multi-tenant office buildings are located at 2725-2795 Desert Inn Road. CBRE's Charles Moore, Christina Roush and Marlene Fujita represented the seller. MIG represented itself.
