DENVER — Jones Lang LaSalle has leased 17,000 square feet of Class A office space at Republic Plaza to Unicom Capital. The investment management firm is a current resident of the 56-story office tower, and will expand its occupancy by 7,000 square feet. Peter Schippits, senior vice president at Jones Lang LaSalle, represented the landlord, Brookfield Office Properties, in the lease transaction. Scott Mueller, vice president of Unicom, and Phillip Larson of Larson Bushell, represented Unicom Capital.

PLANTATION, FLA. — CB Richard Ellis Capital Markets arranged the sale of the 135,819-square-foot office building Southpointe I, located at 7850 SW 6th Ct. in Plantation, to Government Properties Income Trust for $40.75 million. Christian Lee, Charles Foschini and Christopher Apone of CBRE's Miami office marketed the property on behalf of the seller, Federal Partners.
CHICAGO — Bankers Life & Casualty Insurance Co., a wholly owned subsidiary of CNO Financial Group, has signed a 134,724-square-foot lease at 111 E. Wacker Drive in Chicago's East Loop. The tenant will occupy four floors of the 32-story tower for an 11.5-year term. Bankers L&C will relocate from 600 West Chicago to the new space next February. Brian Whiting and Jack McKinney, Jr., of J.F. McKinney & Associates represented the landlord, Parkway Properties, in lease negotiations. Lisa Konieczka of CB Richard Ellis represented Bankers L&C. Criag McKesson of Jones Lang LaSalle helped arrange the early termination of the lease for the space's current tenant, Health Care Service Corp.
FISHERS, IND. — AHEPA National Housing Corp., a nonprofit developer of affordable senior housing, has held the ribbon cutting for its new corporate headquarters. The developer and its subsidiary, AHEPA Management Co., have relocated to the 6,000-square-foot building, which is located within the Prairie View at Crosspoint office park at 10706 Sky Prairie St., from space it had previously been leasing on Shadeland Ave. in Indianapolis. The general contractor for the project was Quinn Construction, and the construction manager was R.A. Dine Co.
LIVINGSTON — Cadence McShane Construction Co. has completed the 50,793-square-foot build-to-suit office headquarters for Sam Houston Electric Cooperative, Inc. The new single-story office building is located at 1157 E. Church St. in Livingston. Sam Houston Electric Cooperative provides electricity to areas of East Texas and ranks as one of the largest of the 65 electric cooperatives in Texas, maintaining 6,000 miles of power lines and serving more than 51,000 members.
FRISCO — AmerisourceBergen Specialty Group (ABSG), a provider of specialty pharmaceutical services, has signed a new full-floor lease for an additional 30,222 square feet at 3200 Internet Blvd. in Frisco, expanding its group headquarters at Hall Office Park. ABSG now fully occupies 3200 Internet Blvd. and 3101 Gaylord Pkwy., two of the 15 buildings within Hall Office Park. ABSG signed its first lease at the office park for 213,672 square feet in 2007, taking all of 3101 Gaylord Pkwy. and two floors at 3200 Internet Blvd. In 2008, the company added 18,308 square feet at 3200 Internet Blvd. Kim Butler and Tammy Lomonaco of Hall Financial Group handled negotiations on behalf of Hall Financial Group, the owner and landlord. Meanwhile, Randy Garrett of Transwestern's Dallas office and Dan Knudson of Newport Beach, Calif.-based DAUM Commercial Real Estate Services represented ABSG.
DALLAS — 1120 Empire Central Place, a three-story, 23,000-square-foot office building in the Empire Central submarket of Dallas, has sold to a private investment group that plans to re-tenant the asset. Kerry Assa and Tony Albanese of Dallas-based Bright Realty negotiated the sale on behalf of SB&T Assets Corp.
NORWALK, CT. — Clarion Partners, on behalf of one of its pension fund clients, has acquired the minority interest of its partner of more than 15 years, Fairfield Investors, in the 1.4 million-square-foot, Class A office complex Merritt 7 Corporate Park, located at the intersection of Merritt Parkway and Route 7 in Norfolk. Additionally, Clarion Partners has formed a strategic venture with Marcus Partners to assume property management and leasing services.
RICHARDSON — Dallas-based Pillar Commercial, a full-service real estate firm that specializes in repositioning underperforming investment properties, has acquired the former Nortel campus at 2201-2221 Lakeside Blvd. in Richardson's Telecom corridor. The property, built in 1991 as the U.S. headquarters for Nortel Networks, was acquired from a group of creditors that had taken over the facility as part of Nortel's bankruptcy proceedings. Final approval of the Pillar transaction was granted by the bankruptcy court on May 10, 2011, and closing is scheduled for June 3, 2011. The property creditors were represented by the CB Richard Ellis team of Gary Carr, Russell Ingrum, Eric Mackey, Jack Fraker and Josh McArtor. Brian Carlton of HFF secured transaction financing through Viewpoint Bank.
PHOENIX — NAI Horizon has completed a 55,089-square-foot office lease at Foothills Corporate Center I for CyraCom International. This brings the Class B center to full occupancy. CyraCom’s seven-year lease will begin on June 1. The company operates language interpretation call centers for the healthcare field. Jeff Adams, senior vice president at NAI Horizon, represented CyraCom. Cushman & Wakefield’s Dave Seeger, Karsten Peterson and Mark Gustin represented the landlord.
