MOUNT VERNON, N.Y. — Terranova Bakery has acquired a 26,000-square-foot office building located at 535 S. Fourth Ave. in Mountain Vernon for $1.8 million. The company plans to use the property for its back office operations. The Colliers International team of Gerard Hallock and Nick Morizio represented Terranova. Carl Austin and Phil Luria of Austin Properties represented the seller, Magnetic Analysis.

PHOENIX — Cassidy Turley BRE Commercial has completed the approximately $1.23 million sale of a 17,521-square-foot office building, located at 2211 E. Highland Ave. in Phoenix. Built in 1973, the building was 67 percent leased at the time of sale. Cassidy Turley’s Mark Seale represented the hometown buyer, MRL Partners Fund I LLC, in the transaction, and the brokerage firm’s Eric Wichterman and Mike Coover represented the seller, JP Morgan Chase.

LAUREL, MD. — Northbrook, Ill.-based Syndicated Equities Group and ASA Properties/Middleton Partners has purchased an office building in Laurel. The single-story, 43,785-square-foot building is located at 7700 Montpelier Road. The property is fully occupied by Johns Hopkins University. James Wellschlager of Cassidy Turley represented the undisclosed seller; Peter Holstein of Romanek Properties represented the buyer in the transaction.

HAMPTON, N.J. — Ikaria has signed a lease for 101,641 square feet of office space at 53 Frontage Road, a 280,000-square-foot, Class A office building located in Hampton. The lease encompassed the building's entire third floor. Ikaria is relocating its Bio Therapeutics division headquarters to the space from nearby Clinton, N.J. The CB Richard Ellis team of Robert Ryan, Patricia Riedel and John Goodwin represented the landlord, an affiliate of Crown Properties.

ROSEMONT, ILL. — Woodridge, Ill.-based Morgan/Harbour Construction has completed an office build-out for AFCO. The 16,000-square-foot office renovation included construction of private offices, open work space areas, a reception area and conference rooms. Morgan/Harbor was selected by the property owner, Transwestern Investment Co., and AFCO. James D. Jordan provided architectural services for the project.

PHILADELPHIA — Liberty Property Trust and Synterra Properties have announced plans to develop an $81 million build-to-suit office building at the Philadelphia Navy Yard for GlaxoSmithKline (GSK). Located at Five Crescent Drive within Navy Yard Corporate Center, the building will contain 205,000 square feet over four stories. It will be seeking LEED-Platinum certification. Vertical construction will begin this summer, with completion expected at the end of 2012 or beginning of 2013. GSK will relocate its offices at One and Three Franklin Plaza in Philadelphia's Center City district to the new building once it is finished. Robert A.M. Stern Architects is designing the project.

GOLDEN, COLO. — NorthMarq Capital has arranged a $3.1 million first mortgage for Building K within Green Mountain Corporate Center at 221 Corporate Circle in Golden. Based on a 10-year term and a 25-year amortization schedule, financing was arranged by NorthMarq’s Nancy Ferrell and Steven Koeneke for the borrower, Green Mountain Corporate Center IV LLC, through Symetra Financial. The 47,000-square-foot flex building was developed by the owner/borrower.

CHICAGO — J.C. Anderson Inc. has completed a 20,000-square-foot tenant improvement project for W.R. Berkley Corp. in Chicago. The project included renovations at multiple locations within the firm's offices at 311 S. Wacker Dr. and 303 W. Madison. The improvements included the construction of a high-end reception area, glass-partitioned executive offices, open work space areas, a large kitchen/dining area and an extensive IT room with supplemental cooling. Perkins + Will and Illekis Associates provided architectural services for the project. J.C. Anderson was selected for the project by property manager, CB Richard Ellis.

CHICAGO — Schafer | Condon | Carter (SCC) has acquired the C.C.P. Holden building in Chicago for an undisclosed price. Located at 1027 W. Madison St., the property offers 34,500 square feet of office space. SCC plans to relocate to the property in the fall after renovations are complete. Chicago-based Widler Architecture is providing architectural and restoration services for the renovation.
