NEW YORK CITY — New York Daily News and U.S. News & World Report Media Group are moving their respective headquarters offices to 4 New York Plaza in Manhattan's Financial District. The tenants will occupy 100,000 square feet, comprising two entire floors of the 25-story office tower. Both companies are currently located at 450 W. 33rd St. in the Hudson Yards area. The move is expected to take place in July 2011. The building's owner, an affiliate of Harbor Group International, was represented in lease negotiations by Howard Fiddle and Bradley Gerla of CB Richard Ellis. John Cefaly and Michael Burgio of Cushman & Wakefield represented the tenant. The 1.08 million-square-foot building is currently 85 percent occupied, with JPMorgan Chase leasing 75 percent of its space.

STAMFORD, CONN. — CB Richard Ellis (CBRE) has brokered the sale of a 16,127-square-foot office building located at 1029 E. Main St. in Stamford for $1.75 million. CBRE's Al Mirin and Kate Schwartz represented the seller in the deal. Both parties were undisclosed.
MELLVILLE, N.Y. — T. Weiss Realty has brokered three new leases at Melville Corporate Center III, a 133,050-square-foot office building located at 324 S. Service Rd. in Melville. TD Bank has signed a 12-year lease for 42,006 square feet, comprising the building's top two floors. The space will be fitted out to LEED specifications, and the tenant plans to take occupancy in November. Paul Ferraro of USI Real Estate Brokerage Services represented the tenant in lease negotiations. Ted Weiss and Craig Weiss represented the landlord. In addition, Aviva signed a lease for 15,000 square feet and plans to take occupancy in August. Frank Pagano of Corporate National Realty and Brian Higgins of Jones Lang LaSalle represented the tenant in lease negotiations. Craig Weiss represented the landlord. Finally, Vitro Packaging signed a lease for 4,000 square feet and also plans to take occupancy in August. Bob Joyce of The Roberts Company represented the tenant, and Craig Weiss and Jennifer Lynch of The Weiss Company represented the landlord. Completed in 2008, Melville Corporate Center III is now more than 90 percent leased.
ARLINGTON, TEXAS — H&R Block has sold a 7,192-square-foot office in Arlington to a private medical practice for an undisclosed amount. The property is located on West Green Oaks Boulevard. Colliers International's Eric Goldberg, Matt Thompson and Phil Rosenfeld along with Cassidy Turley in St. Louis represented H&R Block. The medical practice was represented by Mohr Partners.
COLUMBIA, S.C. — Franklin Real Estate Partners has brokered the $7.37 million sale of a 45,191-square-foot office building between two undisclosed parties. The property, which houses a Virginia College regional campus, is located at 7201 Notch Road in Columbia. The tenant has a 15-year lease on the building. Franklin's Mac McCall handled the transaction.
OAK BROOK, ILL. — Boston-based The Davies Companies has partnered with Northbrook, Ill.-based Arthur Goldner & Associates to form DIV Oak Brook LLC and acquire The Crossings, a two-building office complex located at 1420 and 1520 Kensington Road in Oak Brook. The 17-acre property offers 303,515 square feet of Class A office space. The property, which is currently 66 percent leased, also features an on-site daycare facility, a full service sundry shop, an on-site café and a fitness center. The ownership has selected NAI Hiffman to provide landlord-leasing services. The NAI Hiffman team includes Daniel O’Neill, Jim Adler, Pat Kiefer and Garrett Scultz. Additional terms of the transaction were not released.
BILLERICA, MASS. — The Gutierrez Company has acquired an office/R&D property in Billerica from New Boston Fund. The two-story, 139,180-square-foot building is located at 1000-1200 Technology Park Drive. It was constructed in 1982 and renovated in 2004. Robert Griffin, Jr., David Pergola, Christopher Griffin, Brian Doherty and Torin Taylor of Cushman & Wakefield represented New Boston Fund in the transaction.
NEW YORK CITY — The New York Compensation Insurance Rating Board (NYCIRB) has signed a 15-year lease for approximately 45,000 square feet at 733 3rd Ave. in New York City. The tenant will be expanding from its previous offices, which are located at 655 3rd Ave. The Durst Organization is the landlord of both properties and will be marketing the space at 655 3rd Ave., since NYCIRB has 2 years remaining on its lease there. The space at 733 3rd Ave. will be ready for occupancy by the end of the year. James Gross of Williamson Picket Gross represented NYCIRB in lease negotiations. Durst provided in-house representation. Stroock & Stroock & Lavan LLP provided legal representation on behalf of NYCIRB, and Patterson Belknap represented Durst.
NEW YORK CITY — Construction is currently under way for the headquarters building of American Stock Transfer & Trust in Brooklyn, New York City. The project will focus on making the 145,600-square-foot building more sustainable. Energy-efficient mechanical, electrical and HVAC systems will be installed. The four-story building will also make better use of natural light. Other renovations will include a redesign of the building's façade, a new main entrance and new office layouts. W. Lerman Architects is designing the project. Completion is slated for the fourth quarter.
NEW YORK CITY — Aragon Construction has begun the tenant build-out for European Investor's new office at Rockefeller Center in New York City. The tenant will occupy 20,000 square feet on the eighth floor of the building, which is located at 640 Fifth Ave. Ted Moudis Associates is serving as project architect. European Investors is currently located at 717 Fifth Ave. and will take occupancy upon completion of the build-out in September. Rockefeller Center stands 22 stories tall and houses tenants such as H&M, Citibank and Fidelity Investments.
