IRVING — Nissan Motor Acceptance Corp. has signed a long-term lease for 225,049 square feet of office space at 8900 Freeport Pkwy. in Irving. Built in 2003, 8900 Freeport is a three-story, 268,445-square-foot office building located in DFW Freeport, a master-planned office and industrial complex, fronting Highway 635. Chris Taylor of CAPSTAR Commercial Real Estate Services represented the landlord, Lexington TNI Irving L.P., an affiliate of Lexington Realty Trust. Ann Huntington, Dennis Barnes and William Callahan of CB Richard Ellis represented Nissan.

ORLANDO, FLA. — The Lake Eola Charter School has purchased a 24,038-square-foot office building located in Orlando's central business district. Located at 135 N. Magnolia Ave., the loft-style building offers 18,500 square feet of air-conditioned space. 135 N. Magnolia LLC sold the property for $2.1 million or $114 per square foot. Susan Morris and Kane Morris-Webster of Colliers International represented the seller in the transaction.
TROY, MICH. — O'Brien Construction has acquired a 7,072-square-foot office building in Troy. The company plans to relocate its headquarters to the new facility, which is located at 966 Livernois, from Pontiac, Mich. Jason Capitani and Joe DePonio of L. Mason Capitani CORFAC International represented the buyer in the transaction. The seller and sales price were not disclosed.
MADISON, N.J. — The Hampshire Companies has begun the repositioning of 175 Park Avenue, a 280,000-square-foot office building located in Madison. Architecture firm Kohn Pederson Fox is overseeing the redesign of the building. Amenities will include a fitness center, a full-service café and conference facilities. The project will seek LEED-Silver certification, with sustainable features such as a green room and energy-efficient mechanical systems. Completion is slated for the second quarter of 2012. Newmark Knight Frank is serving as leasing agent.
MARISSA, ILL. — Swansea, Ill.-based Holland Construction Services has completed the construction of new corporate headquarters for Prairie State Generating Co. Located in Marissa, the 22,000-square-foot office building features general office space, two conference rooms, a boardroom, a break room, and a walk-out basement that includes shower, locker and workout space. Additionally, the project includes a new parking lot with easy access to a nearby county highway.
MECHANICSBURG, PA. — CB Richard Ellis (CBRE) has brokered the sale of a 55,417-square-foot office building in Mechanicsburg. The two-story property is situated on 5.43 acres within Rossmoyne Business Center at 4900 Ritter Road. It was 68 percent occupied at the time of closing by a tenant roster that includes Wells Fargo and State Auto Insurance. The seller, an institutional party, was represented by a CBRE team that included Stephen Marzullo and Justin Marlowe of the Philadelphia Metro Private Client Group, and Jeremy Shyk and Michael Curran of the firm's Harrisburg, Pa., office.
SAN BERNARDINO, CALIF. – Cushman & Wakefield has closed the $6.5 million REO sale of the 119,028-square-foot Hospitality Executive Center, a two-building office property located at 225 and 325 West Hospitality Lane in San Bernardino, to Sunny Hills Palladium. The campus-style property is currently 47 percent occupied by tenants such as Kaiser Permanente, JP Morgan Chase and California Baptist University. Cushman & Wakefield’s Michael Roberts, along with the firm’s Jeff Cole, Ryan Russell, Sean Kern, Ron Heim, Steve Rowland and Ed Hernandez, represented the lending-institution seller; the buyer represented itself.
ST. PAUL, MINN. — St. Louis Park, Minn.-based RJM Construction is currently renovating a 190,000-square-foot space at the Metro Square Building, the former Emporium department store in St. Paul. Now owned by Ramsey County, Minn., the space is being renovated for county office use. The project is scheduled for completion in November. BWBR Architects and Dunham Associates engineers are providing services for the project.
TINLEY PARK AND VERNON HILLS, ILL. — Oak Brook, Ill.-based Krusinski Construction Co. has completed two medical office building properties in Illinois. In Tinley Park, Krusinski completed a 37,800-square-foot medical office building expansion for Pronger Smith MedicalCare in Tinley Park. The addition includes a MRI, a CT, physical therapy and treatment rooms, pediatric exam rooms, a sleep lab and an OB suite. The second phase of the project, which is scheduled for completion February, will feature the renovation of the existing reception/registration waiting area, construction of a new pathology lab, a blood draw area, a EKG room, a new executive suite and a new opthamology area. Project partners include Irgens Health Care Facilities Group and Brubaker Architects. In Vernon Hills, Krusinski completed the construction of a 30,000-square-foot facility, located at 701 Woodlands Parkway, for Children's Physician Group. The new facility features 30 exam rooms, approximately 20 dedicated offices, support space, conference rooms, four specialty procedure rooms and a nurse's station. Irgens Development Partners served as the tenant representative and construction manager, Brubaker Architects served as project architect and Krusinski served as design/build contractor.
HOUSTON — Ten West Corporate Center II, a 250,260-square-foot Class A office building in Houston's Energy Corridor, has sold. Located at 17404 Katy Freeway within the Park Ten Office Park, the office property was completed in 2006 and is fully leased to Mustang Engineering, a wholly owned subsidiary of the John Wood Group, LC. Minneapolis-based Founders Properties, represented by Rusty Tamlyn, Dan Miller and Trent Agnew of Holliday Fenoglio Fowler's (HFF) Houston office, sold the property to ING Clarion Partners. ING purchased the property on behalf of a commingled fund advised by the firm. Mustang Engineering and its affiliates occupy more than 1 million square feet of space in Park Ten Office Park.
