ROSEMONT AND NAPERVILLE, ILL. — Naperville-based Ryan Cos. Midwest Division has completed the development and construction of two office buildings in Rosemont and Naperville. The company, along with The Harp Group, developed Rosemont Corporate Center, a four-story, 119,000-square-foot office building located between River Road and Interstate 294 in Rosemont. Cisco Systems, Skyline Advanced Technology Services and The Harp Group/Portfolio Hotels & Resorts occupy the property, which was built to LEED Gold certification criteria. Additionally, Ryan Cos. developed 111 Shuman Boulevard in Naperville. The four-story, 85,000-square-foot building will be occupied by Delta Dental and Ryan Cos., which will relocate to the space in November. The properties are the first Class A office buildings to come online in the O’Hare and East-West Corridor markets since fall 2008.

NEW YORK CITY — An investment fund controlled by Mexican businessman Carlos Slim Helu has acquired 417 Fifth Avenue in Midtown Manhattan for $140 million. The 11-story office tower contains approximately 380,000 square feet space, including 23,500 square feet of Fifth Avenue retail space. The Cushman & Wakefield team of Richard Baxter, Jon Caplan, Yoron Cohen, Scott Latham, Helen Hwang and Karen Wiedenmann represented the seller, a joint venture operating as W2007 417 Fifth Avenue Realty LLC. The Helu investment fund that purchased the property is Inmobiliaria Carso, S.A. DE C.V.

DALLAS —Winstead PC has signed a 128,782-square-foot lease with Harwood International at 2728 N. Harwood in Dallas. The tenant will occupy eight floors of the 10-story office tower and is expected to move from its current location in downtown Dallas to the new property in January 2013. The Harwood building, which was completed in 1996, features a fitness center and a restaurant. Jihane Boury and David Roehm of Harwood International represented the firm internally. Phil Puckett and Chris Hermann of CB Richard Ellis represented the tenant.

LIBERTYVILLE, ILL. — Lake County Forest Preserve District has acquired an office building, which is located along Winchester Road in Libertyville. The three-story, 93,231-square-foot facility sold for $4.1 million. Lake County plans to consolidate eight offices into the property and relocate the Lake County Discovery Museum to the facility. The planned office consolidation will take place within the next 12 months followed by the museum relocation in 2 to 3 years. Michael Adams and Darryl Silverman of Colliers Bennett & Kahnweiler represented the buyer; Michael Flynn, Jason Wurtz and Art Burrows of NAI Hiffman represented the seller, PNC MAC Pine Meadows III, in the transaction.

OAKLAND, CALIF. — Grubb & Ellis has brokered Tiburon Capital’s $12 million sale of Edgewater Park Plaza, located at 7700 Edgewater Drive in Oakland, to Polidev International LLC. Completed in 1976, the four-building, approximately 205,000-square-foot office park was about 40 percent leased at the time of sale. Grubb & Ellis’ Steven Golubchik, Seth McKinnon and Edward Suharski represented both parties in the transaction, with assistance on the buyer’s side from the brokerage firm’s Christopher Johnke and Cale Miller.

CHICAGO — Berlin Packaging has selected Reed Construction to construct a 20,000-square-foot build-out at the company’s new headquarters in Chicago. Located within a 25-story, Class A office building at 525 W. Monroe St., the build-out project includes custom millwork, display walls, custom acrylic signage, conference rooms, private office space and an open office area. Eastlake Studios is providing architectural services for the project, which is scheduled for completion this summer.

DORAL, FLA. — Paul Stasaitis of Holliday Fenoglio Fowler has arranged a $30 million loan for a four-property office portfolio in Doral. The properties, which total 368,331 square feet, are all in the Downtown Doral development and are 95 percent leased overall. The borrower is a joint venture between Codina Partners and institutional investors advised by J.P. Morgan Asset Management. Northwestern Mutual funded the 5-year, fixed-rate loan.

ASHEVILLE, N.C. — The National Telecommunications Cooperative Association has signed a lease for 25,000 square feet of office space at Biltmore Park Town Square, a $204 million mixed-use project located in Asheville. The company will be the largest office tenant at the project and will be occupying space at 30 Town Square Boulevard. Interior construction for the space will begin in June. Biltmore Farms LLC is the project's developer.
