HOUSTON — GDF SUEZ Energy North America has signed a 127,673-square-foot lease renewal with Crescent POC Investors for space in Three Post Oak Central in Houston. The 420,000-square-foot office tower is located at 1990 Post Oak Blvd. in the Galleria submarket. Harry Holmes, II, of Newmark Knight Frank represented the tenant. Crescent Real Estate's Eric Siegrist and CAPSTAR Commercial Real Estate represented the landlord.

VALMEYER — Marcus & Millichap Capital Corp. has arranged a $26.5 million refinancing package for the U.S. National Archives and Records Administration National Personnel Records Annex Facility in Valmeyer. The property offers 398,862 square feet of Class A office space. Chad O'Connor of Marcus & Millichap's San Diego office arranged the financing for the property. Terms of the 18-year loan include an 18-year amortization schedule and a fixed 5.35 percent interest rate.
SOMERSET, N.J. — Core Services Corp. has acquired a high-tech/flex building in Somerset for its new headquarters and data center. The 50,000-square-foot property is located on 5 acres at 130 Belmont Drive. Mary Ryan of Cushman & Wakefield's Edison, N.J., office represented the buyer. CB Richard Ellis represented the seller, a major Wall Street Bank. The acquisition price was not disclosed.
PITTSBURGH — Grant Street Associates has brokered the sale of a Pittsburgh office building for $2.52 million. The eight-story building is located at 938 Penn Ave. It contains 33,320 square feet of office space and 4,400 square feet of ground-floor retail space. It is fully occupied by a tenant roster that includes Community Design Center, NAMI of Southwestern Pennsylvania and Serb National Federation. Grant Street's Michael Sell arranged the deal between the seller, Rugby Realty Co., and the buyer, 938 Penn Avenue LLC.
MCKINNEY, TEXAS — KDC has been selected to construct a $12 to $15 million office complex for the remote-controlled car manufacturer Traxxas at the Craig Ranch employment district in McKinney. The 160,000-square-foot to 200,000-square-foot property will be located at the intersection of Sam Rayburn SH121 Tollway and Stacy Road. The facility, which will contain a retail component, will initially house 100 workers, and fifty more will be added by 2013. Delivery is slated for the end of 2011.
BOCA RATON, FLA. — Invesco Real Estate has sold the 89,503-square-foot Boca Corporate Plaza to Pebb Enterprises for $8.55 million. The 33-year-old office property is located at the intersection of Glades Road and the Florida Turnpike in Boca Raton. Christian Lee, Charles Foschini, Christopher Apone, Travis Herring and Deanna Lobinsky of CB Richard Ellis represented the seller.
VERNON HILLS, ILL. — Children’s Physician Group P.C., an entity of Milwaukee-based Children’s Hospital and Healthcare System, has leased an office building at 701 Woodlands Parkway in Vernon Hills. The tenant plans to consolidate its offices in Gurnee, Libertyville and Buffalo Grove, Ill., into the 30,900-square-foot property. A tenant build-out project is currently under way at the property, with occupancy expected in October. Krusinski Construction is serving as general contractor for the build-out project, which was designed by Brubaker Architects. Irgens Development Partners’ Chicago team represented the tenant in the transaction. The landlord is Van Vlissingen & Co. Additional terms of the lease were not released.
CHICAGO — TCS Education System has signed a long-term lease for 29,000 square feet of office space at 350 West Mart Center Drive in Chicago. TCS is a non-profit network of specialized institutions that offers an effective approach to higher education and to preparing socially responsible, culturally competent professionals in the applied fields of psychology, health and human services, education and human development. Phil Utigard and Lou Jacobsohn of Transwestern’s Tenant Advisory Services represented the tenant in the transaction; John Dempsey of CB Richard Ellis and Scott Sessa of MMPI represented the undisclosed landlord.
SAN DIEGO — Veralliance Properties has begun a $22.7 million renovation of the 53,326-square-foot Soledad office and R&D facility, located at 6455 and 6465 Nancy Ridge Dr. in the Sorrento Mesa area of San Diego. When the renovation is complete in July, Soledad will be LEED certified. Cibus Global, a San Diego-based biotechnology firm, has already made a pre-lease commitment for 50 percent of the two-building project, formerly known as Westridge Business Park. Veralliance acquired the property in February 2006.
FORT MYERS, FLA. — OH 10 LLC has acquired Riverside Center, a three-story, 39,874-square-foot building in Fort Myers. FDIC sold the property, which is located at 7331 College Parkway, for $3.25 million. The building will be owner occupied by Dr. Stephen Laquis of Ophthalmic Facial Plastic Surgery Specialists and Dr. Edward Humbert of Joint Implant Surgeons of Florida. Enn Luthringer of CB Richard Ellis' Fort Myers/Naples regional office brokered the transaction.
