DURHAM, N.C. — BPG Properties has sold a 106,000-square-foot, two-building office property to Summit Church for $9.5 million. The property is located on 23 acres at 2335 and 2415 Presidential Drive in Durham. Until now, the church has been leasing the 46,000-square-foot building at 2335 Presidential Drive. Pickett-Sprouse Real Estate's Vernon Averett represented Summit Church in the transaction.

GAITHERSBURG, MD. — Hughes Network Systems has renewed its 77,199-square-foot lease with TA Associates Realty at 100 Lakeforest Blvd. in Gaithersburg. Hughes has leased space in the building for 24 years. The current lease extends the tenant's stay for another 7 years. McShea & Co.'s Bob Dickman, Bob Wrightson and Brian McCarthy represented the landlord.

INDIANAPOLIS — Rama Drive Realty has acquired 42,187 square feet of office space at 2045 Rama Drive in Indianapolis for and undisclosed price. Rich Forslund and Matt Langfeldt of NAI Olympia Partners represented the buyer; Jim Shook and Jon Hardy of Coldwell Banker Commercial represented the seller, Fifth Third Bank, in the transaction. Additionally, Rama Drive Realty leased the 42,187-square-foot space to Community Hospitals of Indiana Inc. Terms of the lease transaction were not released. Forslund and Langfeldt represented Rama Drive Realty; Rob Lukemeyer of Baseline Commercial represented the tenant in the transaction.

WESTBROOK, CONN. — The Geenty Group, Realtors has brokered the sale of a three-story office building located at 1160 Boston Post Road in Westbrook. A Norwich, Conn.-based development company acquired the property for $316,000 and plans to use it as a satellite office for its real estate operations. Kristin Geenty of The Geenty Group represented the seller, Douglas Payette.

The company is expanding its operations, which were previously located in Ramsey, N.J. Advantage will occupy the third floor and serve as the lead tenant for the 118,358-square-foot building, which is located at 123 Tice Blvd. James Scancarella and Ed English of Paramus, N.J.-based CresaPartners represented the tenant in lease negotiations. Geoffrey Schubert and Garrett Rioux of CB Richard Ellis represented the landlord, Behringer Harvard Holdings.

STAMFORD, CONN. — Marcone Capital has arranged a total of $9.5 million in financing for two office properties located in Connecticut. In the first transaction, a $5 million loan was secured for 1290 Summer St., a five-story, 41,143-square-foot medical office building. In the second transaction, a $4.5 million loan was secured for 470 West Ave., a three-story, 56,753-square-foot professional office building. Mike Marcone of Marcone Capital arranged both deals. The parties involved were not disclosed.

GLENDALE, ARIZ. — CB Richard Ellis (CBRE) has brokered the $9.2 million sale of three vacant buildings totaling 146,063 square feet and a seven-acre land parcel at Glendale Corporate Center, located near the northeast corner of 99th Avenue and Camelback Road in Glendale. The acquisition marks Los Angeles-based Regent Properties’ first office purchase in the Phoenix metro area. CBRE’s Ashley Brooks, Barry Gabel, Jim Bayless, Mindy Korth and Kelley Morrison represented the seller, Glendale Corporate Center Acquisition LLC, an Arizona-based company formed by California Bank & Trust and Bank of the West.
