TORRANCE, CALIF. — Gantry has secured a $28 million permanent loan to refinance Torrance Memorial Lundquist-Lurie Cardiovascular Center, located at 2841 Lomita Blvd. in Torrance, a southern suburb of Los Angeles. The three-story, 65,000-square-foot medical office building is fully occupied by physicians and technicians providing outpatient services on behalf of Torrance Memorial Medical Center, a full-service, Cedars Sinai-affiliated hospital. George Mitsanas, Braden Turnbull and Alicia Sabanero of Gantry’s Los Angeles (El Segundo) office secured the financing for the borrower, a private real estate company. The 10-year permanent loan was placed with one of Gantry’s correspondent insurance company lenders at a fixed rate with 30-year amortization and pre-payment flexibility after year seven.

DALLAS — Sidley Austin LLP has signed a 118,484-square-foot office lease at 23Springs in Uptown Dallas. The law firm will relocate from an 80,000-square-foot space at the nearby McKinny & Olive complex to four full floors and a partial fifth floor of the 26-story, 626,215-square-foot building in early 2026. Granite Properties is developing 23Springs, which is slated for a March 2025 completion. Craig Wilson, Randy Cooper, and Greg Biggs of Stream Realty Partners represented the tenant in the lease negotiations. Robert Jimenez, Burson Holman and Elizabeth Fortado represented Granite Properties on an internal basis.
ATLANTA — Swinerton, a general contractor firm based in San Francisco, has opened its new office space at 251 Armour Drive in Atlanta. The 10,000-square-foot office is part of the Armour Yards adaptive reuse development and will house 70 Swinerton employees. JLL arranged the lease on behalf of the Armour Yards landlord, Northwoods Office. Designed by MurphyMeyers, the new space includes 22 private offices, 30 workstations, two flex rooms, two meeting rooms and a “preconstruction room.” Amenities include a fitness studio, wellness room and a working lounge with overhead doors, as well as direct access to the Atlanta BeltLine. The space also includes a mural, custom art pieces and the integration of mass timber into the overall aesthetic. Founded in 1888, Swinerton is 100 percent employee-owned and has 21 offices nationwide. Swinerton first opened its Atlanta office in 2017.
NEW YORK CITY — Financial technology firm MoneyLion Inc. (NYSE: ML) has subleased Twitter’s 35,384-square-foot former office space in Manhattan’s Chelsea area. The space encompasses the entire fourth floor of the 281,000-square-foot building at 245-249 W. 17th St., which was originally constructed in 1909 and renovated in 2014. William Iacovelli, Sacha Zarba, Lauren Crowley Corrinet, Elliot Bok and Connor DeSimone of CBRE represented X Corp. in the sublease negotiations. Eric Ladden of Cornerstone Realty and Jason Birk and Steve Marvin of Olmstead Properties represented MoneyLion. Columbia Property Trust owns the building.
HASBROUCK HEIGHTS, N.J. — Law firm Bertone Piccini has signed an 11,850-square-foot office lease renewal in the Northern New Jersey community of Hasbrouck Heights. The firm has been a tenant at the 200,000-square-foot Heights Plaza complex, located at the junction of I-80 and U.S. Route 17, since 2013. Rob Norton of CBRE represented the tenant in the lease negotiations. Stephen Jennings represented the landlord, Alfred Sanzari Enterprises, on an internal basis.
MILWAUKEE — Fiserv Inc. (NYSE: FI), a global payment and financial tech solutions firm, has unveiled its new corporate headquarters in downtown Milwaukee. The 170,000-square-foot office space serves as the new global base for the company, which is relocating from nearby Brookfield, Wis., about 13 miles west of Milwaukee. The new Fiserv offices are part of HUB640, a mixed-use campus that also includes a small-format Kohl’s department store that opened in November. Other tenants include Eight Eleven Group, Abacus Architects and North Shore Healthcare, according to Founders 3 Real Estate Services, which is handling office leasing at HUB640. Chicago-based North Wells Capital LLC owns and operates HUB640. As part of the move, Fiserv was awarded $7 million in TIF (tax increment financing) funding from the City of Milwaukee, under the condition that the company retain 93 percent of its employee base at its new office space. “City of Milwaukee elected officials unanimously chose to partner with Fiserv on this project, and we are confident the decision will be applauded for many years to come,” says Milwaukee Mayor Cavalier Johnson. TEMECULA, CALIF. — Level Asset Capital has acquired Tower Office Plaza, an office property in Temecula, for $13.8 million. Located at 27555 Ynez Road, the four-story asset is situated within Tower Plaza, a grocery-anchored retail center. The four-story, 71,775-square-foot office building includes a two-story parking structure and an oversized pond water feature. At the time of sale, the property was 94 percent occupied with tenants ranging from medical providers to banking services. A private investor purchased the asset from a limited liability company for $2.1 million. Located at 3405 Yarrow St., the property offers 7,053 square feet of Class B office space. Built in 2023, the building is fully occupied by Stanbrick Dental and Dental Care Alliance. According to LoopNet Inc., the property at 42-44 Third Ave. was originally constructed in 1966 and totals 25,521 square feet. ABG Commercial Realty represented the landlord, Nordblom Management Co., in the lease negotiations. The representative of the tenant was not disclosed.
HOUSTON — General contractor O’Donnell Snider has completed a $6 million renovation of the 55,718-square-foot office headquarters space of law firm Chamberlain Hrdlicka at Two Allen Center in downtown Houston. The two-story space features an internal connecting staircase, four conference rooms, a café-inspired breakroom and an open-air lobby. Gensler served as the project architect. Chamberlain Hrdlicka signed an office lease extension at Two Allen Center in 2022. Tim Relyea of Cushman & Wakefield represented the firm in that deal.
