HUNTSVILLE, ALA. — McShane Construction Co. has finished work on the 62,500-square-foot Defense Acquisition University at 7115 Old Madison Pike in Huntsville. Triad Properties Corp. developed the two-story, build-to-suit project for the General Services Administration. McShane built the property to Silver LEED standards on 10 acres in the Thornton Research Park. Green features include low-VOC materials, water-efficient landscaping and storm water control systems.

ST. LOUIS — The Chicago office of Holliday Fenoglio Fowler (HFF) has arranged a $10.75 million loan for Gateway Tower, a 20-story, Class A office tower in St. Louis. The 213,228-square-foot tower is 95 percent occupied by a variety of tenants, including KMOV-TV, Fox Galvin, Infinity Broadcasting Corp. and East-West Gateway Council. Matthew Schoenfeldt of HFF secured the financing through Ladder Capital Finance for the borrower, Sovereign Partners.

DARIEN, ILL. — The University of Chicago Medical Center has renewed its lease at the 175,969-square-foot Darien Business Center in Darien. The medical center occupies 62,399 square feet of medical office space at 7955 and 8205 S. Cass Ave. Jason Streepy and Linda Garske of Grubb & Ellis Co. negotiated the lease on behalf of the landlord, Grubb & Ellis Realty Investors. Andrew Davidson and Jay Beadle of MB Real Estate represented the tenant. Terms of the transaction were not disclosed.

NEW YORK CITY — Harris Corp. has relocated its New York City offices to 17,460 square feet at 555 5th Ave. The company was formerly located at 99 Madison Ave. Tadd Wisinski and David Starr of Chicago-based UGL Equis represented the tenant in lease negotiations. Peter Goldich of Atco Properties & Management provided in-house representation for Atco, the landlord. Terms of the lease were not disclosed.

WAKEFIELD, MASS. — Marketing services company Epsilon has renewed and extended its lease at 601 Edgewater Drive in Wakefield. The company will now occupy 135,000 square feet of space within the Class A office building for an 8-year term. John Boyle and Michael O'Leary of FHO Partners represented Epsilon in the transaction. Chip Batchelder of Wyman Street Advisors represented the landlord, Hobbs Brook Management.

CARY, N.C. — Global Knowledge Training LLC has signed an $18 million lease renewal with Intercontinental Real Estate Corp. to stay in the 373,077-square-foot Regency Lakeview office property for an additional 12 years. Regency Lakeview is located on Regency Parkway in Cary. The company has slowly expanded its lease since 1997 and now occupies more than 70,000 square feet. Frank Baird and Bret Muller of Capital Associates represented the tenant. The landlord was represented by Spectrum Properties.

WEST PALM BEACH, FLA. — Miller Construction Co. has broken ground on a 30,000-square-foot office/flex building for Republic Services of Palm Beach. The building, which will be built to LEED standards, is located on a 10-acre site at 7329 7th Place North in West Palm Beach. Miller will install a reflective roof, an efficient HVAC system and efficient light fixtures to fulfill green requirements. The space includes 12,000 square feet for offices, an 18,000-square-foot maintenance shop, locker rooms and training areas. Delivery is slated for June.

LIVONIA, MICH. — Crawford & Co. has signed a lease for 8,398 square feet of office space at 17197 Laurel Park Drive in Livonia. Crawford & Co. will occupy 6,933 square feet and Broadspire, a Crawford Company, will occupy 1,465 square feet at the property. Keith Grebinski of Friedman Real Estate Group represented the tenants in the transaction. NAI Farbman represented the landlord as a trustee.
