STRATHAM, N.H. — The Timberland Company, a footwear and apparel retailer, has renewed its lease for 246,000 square feet at 200 Domain Drive, located in Stratham. The company currently occupies the entire two-story building as its corporate headquarters. The lease carries a 12-year term. It was negotiated on behalf of the landlord, Altid Enterprises, by John Wilson and James Lipscomb of Richards Barry Joyce & Partners. Timberland was represented by Thomas Farrelly of Cushman & Wakefield. Timberland’s headquarters is situated on 28 acres within Stratham Exeter Industrial Park. It features child care and a full-service cafeteria. Timberland also provides office space within the building for City Year’s New Hampshire headquarters.

NEW YORK CITY — SL Green Realty Corp. has secured a $145 million leasehold mortgage to refinance the company’s corporate headquarters building located in New York City. Known as the Graybar Building, the property totals 31 stories and 1.5 million square feet, and is situated at 420 Lexington Ave. near Grand Central Terminal. SL Green first acquired the building in 1998; it was 97 percent leased at the time of closing. The lender was TIAA-CREF; Morton Holliday, Alex Hernandez, Kate Pelet and Kathryn Schledwitz of Cushman & Wakefield Sonnenblick Goldman advised SL Green in the transaction.
IRVING, TEXAS — Fort Myers, Fla.-based Interop Technologies plans to open a new operations center Irving. The 23,000-square-foot property will be situated within the city’s Las Colinas submarket. Approximately 40 percent of the center will be dedicated to raised floor development, quality, assurance and systems processing. It will be staffed 24 hours a day. Interop plans to shift responsibility for supporting its hosted and turnkey customers from its current operations center in Fort Myers to the new facility. The company expects to spend approximately $3 million to purchase and renovated the building. Construction is scheduled for completion in early 2010.
ARLINGTON, PLANO AND DALLAS, TEXAS — Grubb & Ellis has completed three Dallas-area office leases. In Arlington, Unified investigations & Sciences leased 19,360 square feet of space, located at 1700 Tech Center Pkwy., from Parkway Industrial Partners. Cribb Altman and Lee Wagner of Grubb & Ellis represented the tenant. Canon Shoults of Holt Lunsford represented the landlord. In Plano, RamQuest Software leased 15,745 square feet of office space at Three Legacy Town Center, located at 5801 Tennyson Pkwy., from Tennyson Development LP. Grubb & Ellis’ Daniel Rudd and Billy Vahrenkamp represented the tenant. Ward Eastman of CAPSTAR Commercial Real Estate Services represented the landlord. Finally, Robert Half International leased 13,424 square feet of space, located within Dallas’ Occidental Tower at 5005 LBJ Freeway, from Occidental Tower Corp. FOLSOM, CALIF. — The California Independent System Operator Corp. (California ISO) has selected Clark Design/Build of California Inc. to design and construct its new $110 million headquarters. Slated to achieve LEED Gold certification, the 278,000-square-foot property will create a permanent headquarters for California ISO, a non-profit, public-benefit corporation. The project scope includes 30 acres of site clearing, creating utility infrastructure, installing perimeter security and constructing a headquarters building and parking facilities. Sacramento, Calif.-based Dreyfuss & Blackford Architects is leading the design team. Completion is slated for March 2011.
ATLANTA — Jones Lang LaSalle (JLL) has brokered a 135,000-square-foot office lease renewal at the River Ridge office development, located in Atlanta. Dallas-based Affiliated Computer Services will remain at eight-story, 177,000-square-foot office building, which is situated at 9040 Roswell Rd. It has occupied the space for more than a decade. JLL’s Rob Metcalf represented the tenant in lease negotiations. The landlord and the terms of the deal were not disclosed.
LEESBURG, VA. — Sperry Van Ness/Vaaler Real Estate (SVN) has completes the sale of a 12,780-square-foot office condominium, located across from INOVA/Landsdowne Hospital in Leesburg, for $3.9 million. The space is currently leased to a medical tenant. SVN’s Rich Vaaler represented the buyer, a local private investor. Phil Canada of Landsdowne Real Estate represented the undisclosed seller.
LISLE, ILL. — Grubb & Ellis has brokered the sale of a 51,000-square-foot office building, located at 4979 Indiana Ave. in Lisle. The property was acquired by the Chicago Regional Council of Carpenter, which plans to consolidate its suburban operations into the new facility. Michael Fortuna and Brett Ratay of Grubb & Ellis represented the seller, Lisle Portfolio LLC, a subsidiary of Philadelphia-based Amerimar. Jules Marling and Michael Jacobs of Real Estate Research Corp. represented the buyer. The acquisition price was not disclosed.
PRINCETON, N.J. — FirstService Williams New Jersey has arranged a long-term, 67,531-square-foot office lease on behalf of the landlord, RXR Realty, at One University Square in Princeton. Otsuka America Pharmaceutical Inc. will occupy the entire top floor as its U.S. headquarters and will take possession in early 2010. Otsuka is relocating its offices from 100 Overlook Center in Princeton. One University Square is a five-story, 313,000-square-foot Class AAA office building featuring the most up to date communications, technology and connectivity, as well as a two-story atrium lobby with sophisticated finishes of cherry wood paneling and granite pavers. The building offers 21-foot high window walls, concierge service, 24/7 security system and four passenger elevators with satin stainless steel doors and interior finish of granite panels with cherry wood trim. Amenities also include a top-tier health club with men’s and women’s locker rooms, showers and saunas, a 60-seat, multi-media team room, full-service cafeteria and 900 kw generator providing 2 watts per square foot for tenant’s use. NEW YORK CITY — The Partnership For New York City, a non-profit organization comprised of business leaders dedicated to enhancing the economy of the five boroughs and maintaining the city’s position as the global center of business and finance, has renewed its 25,825-square-foot office lease for 10 more years at One Battery Park Plaza, a high-rise tower in New York City owned by a joint venture of the Rudin and Rose families. Also known as 24 State Street, the 35-story tower contains 750,000 square feet of prime office space and was built in 1972. Barry Gosin and Hal Stein of Newmark Knight Frank represented the tenant in the long-term leasing transaction while Gene Baumstein of Rudin Management represented the landlord.
