NORFOLK, VA. — Hurrah Players has purchased the 8,400-square-foot Chamber of Commerce Building in Norfolk from Hampton Roads Chamber of Commerce for $1.07 million. The property, which will be used as the new Hurrah Players headquarters, is located at 420 Bank St. Casey J. O’Hearn of Thalhimer brokered the sale.

ROSEMONT, ILL. — Jones Lang LaSalle (JLL) has arranged two office leases totaling approximately 35,000 square feet at Northwest Plaza in Rosemont. Kirkland, Wash.-based Clear Wireless signed a lease for 20,688 square feet, which will be used as the company’s new Chicago-area office when it relocates in August. Additionally, Mediterranean Shipping Corp. signed a lease for 14,463 square feet. The company will be relocating to the new office in July from its previous office, also in Rosemont. JLL’s Rick Benoy represented the building’s owner, a partnership managed by Fulcrum Asset Advisors, in lease negotiations. Gregg Raus, also of JLL, represented Mediterranean in its lease. Clear Wireless was represented by Mitchell Loveman and Kevin Duckler of Newmark Knight Frank. Northwest Plaza is a 328,000-square-foot, Class B office building that is located at 9701 and 9801 W. Higgins Rd. in the O’Hare submarket.
DANBURY, CONN. — Grubb & Ellis has completed the $72.4 million disposition of Danbury Corporate Center in Danbury. The facility was sold to an entity of The Matrix Realty Group Inc. The approximately $12.5 million in net proceeds from the sale will be used to pay down the company’s revolving credit facility.
FREEHOLD, N.J. — Onyx Equities has completed the sale of a 10,374-square-foot stand-alone office building located at 65 Gibson Place in Freehold. Gregg Nowell, John O'Hearn and Chris Santoro of Sitar represented the landlord in this transaction, while Timothy Kwok from RE/MAX Champions represented the buyer, the Chinese American Bible Church. The building was part of Onyx Equities' Freehold Executive Center, which includes 303 West Main Street, a recently renovated four-story, 59,257-square-foot office/professional building and pad sites that can accommodate two stand alone single-story buildings of 8,000 square feet and 15,000 square feet. Freehold Executive Center is situated in the western Monmouth County submarket within close proximity to Route 9, Route 33, Route 79, and Freehold Raceway Mall.
MCKINNEY, TEXAS — The McKinney City Council has started construction for a new $21 million, 45,000-square-foot municipal office building. The new building will replace the Collin County courthouse building, located at 210 S. McDonald St., and anchor a future city hall civic center complex. The building will house the McKinney staff offices and will be contain energy-efficient features.
NAPLES, FLA. — HAG Holdings has sold a 5,605-square-foot Naples office building to Commonwealth Foundation for $1.85 million. The property is located at 2629 S. Horseshoe Dr. George Atkinson of CB Richard Ellis’ Fort Myers, Fla., office represented the seller, and Prudential Florida Realty’s Ed Boeder represented the buyer.
FISHKILL, N.Y. — LandWorks LLC is developing a new 37,000-square-foot office building called LandWorks Professional Center that will be located in Fishkill. The company will collaborate with Sweeny Sterling Finlayson & Co. Architects and Michael Gillespie & Associates to design the facility. It will feature sustainable initiatives such as a modern septic system, rainwater storage and stormwater management. The building will also feature a fully automated and integrated daylight harvesting system, shallow floor plates and a raised-floor system. This building will be the first LEED-Silver certified commercial building in New York’s Hudson Valley. LandWorks is a development company created by physicians Kenneth Hansraj and Marcia Griffin-Hansraj. The new facility will primarily house the practice of the two doctors.
HOUSTON — Macquarie Group has expanded its Houston office lease by 28,163 square feet at One Allen Center, which is located at 500 Dallas St. in Houston’s Central Business District. Macquarie Group now occupies two floors of the 34-story, Class A building. Craig Beyer, Peter Livaditis, Jim Silberfein and Lesa Nickelson of CB Richard Ellis represented the tenant, and Paul Frazier and John Morton of Brookfield Property Management, LLC represented the landlord, Cullen Allen Holdings, L.P., in the transaction.
ORANGE, CALIF. — The Abbey Company has acquired City Parkway, a 460,000-square-foot office complex located at 500-600 City Parkway W. in Orange. Maguire Properties sold the complex for an undisclosed price. The three-building complex consists of twin 10-story glass office buildings and a four-story office building.
WHITE MARSH, MD. — Baltimore-based St. John Properties has broken ground on a 40,200-square-foot office building, the company’s tenth property at the 1,100-acre Baltimore Crossroads@95 mixed-use complex. The new building is located at 435 Williams Court in White Marsh. Delivery is expected later this year.
