SAN DIEGO — Veralliance Properties has begun a $22.7 million renovation of the 53,326-square-foot Soledad office and R&D facility, located at 6455 and 6465 Nancy Ridge Dr. in the Sorrento Mesa area of San Diego. When the renovation is complete in July, Soledad will be LEED certified. Cibus Global, a San Diego-based biotechnology firm, has already made a pre-lease commitment for 50 percent of the two-building project, formerly known as Westridge Business Park. Veralliance acquired the property in February 2006.

FORT MYERS, FLA. — OH 10 LLC has acquired Riverside Center, a three-story, 39,874-square-foot building in Fort Myers. FDIC sold the property, which is located at 7331 College Parkway, for $3.25 million. The building will be owner occupied by Dr. Stephen Laquis of Ophthalmic Facial Plastic Surgery Specialists and Dr. Edward Humbert of Joint Implant Surgeons of Florida. Enn Luthringer of CB Richard Ellis' Fort Myers/Naples regional office brokered the transaction.

DETROIT — The Charter County of Wayne, Ill., recently renewed its lease at the Penobscot Building, which is located at 645 Griswold in Detroit. The county leases 145,030 square feet at the property, which is owned by FFMC, receiver of Penobscot. Steve Eisenshtadt of Friedman Real Estate Group represented the landlord in the transaction. Penobscot is managed by Finsilver/Friedman Management Corp., a Friedman company.

NEW YORK CITY — Construction for One World Trade Center has reached the 26th floor. Scheduled for completion in 2013, construction is expected to reach the 50th floor by the end of this year. Ultimately, the tower will rise 104 stories and 1,776 square feet. It will contain 2.9 million square feet of Class A office space, 190,810 square feet of which has already been leased to China Center New York LLC. Additional tenants already committed include the New York State Office of General Services and the U.S. General Services Administration. Developed by the Port Authority of New York and New Jersey, the One World Trade Center project also includes 500,000 square feet of retail space, the WTC Transportation Hub and the 9/11 Memorial and Museum. The project will be applying for LEED-Gold certification. The project architect is Skidmore, Owings & Merrill. A team of Cushman & Wakefield brokers led by Tara Stacom and Allan Stein is leasing the property.

SAN FRANCISCO — Grubb & Ellis has brokered the $4.1 million sale of The Clarke Building, a 12,000-square-foot office building located at 1686 Union St. in San Francisco. The freestanding property is approximately 94 percent leased to multiple tenants, including Wine Spectator Magazine, Mudpie and The Pad Studios. Grubb & Ellis’ Jeffrey Moeller and Peter Conte represented the Clarke Family Trust in its sale of the office building to Worldco Company LLC, which represented itself in the transaction.

GLENWILLOW, OHIO — Superior Beverage Group has signed a build-to-suit deal for a 511,167-square-foot headquarters office and distribution facility in Glenwillow. The center will be located within Diamond Business Park, a 212-acre, rail-served industrial park. Superior, a of Miller and Coors products in Northeast Ohio, is relocating its headquarters to the new facility from Youngstown. Geis Construction is the design/build general contractor for the project, which is being developed by Hemingway Development.

MIAMI — Barclays has signed a $9 million lease with Testa Immuebles en Renta S.A. at the Mellon Financial Center in Miami. The banking firm will continue to lease 24,153 square feet of space for its Latin American Regional Office for the next 10 years. Flagler Real Estate Services' Jack Lowell and Adriana Jimenez represented the landlord. The 30-story Mellon Financial Center is located at 1111 Brickell Ave.
