TAMPA, FLA. — The PBSJ Corporation has signed an 83,000-square-foot, long-term lease with MetLife for space in the LEED-certified MetWest One. The building is located in the MetWest International office complex in Tampa. PBSJ will move from its current Tampa location to the new space in January. Angela Odell of Taylor & Mathis’ Tampa office represented MetLife, and Chad Rupp, Chris Butler and Bryan Rodriguez of Jones Lang LaSalle’s Tampa office represented the tenant.

EASTON, MASS. — Framingham, Mass.-based Parsons Commercial Group has brokered a lease for 15,000 square feet of turn-key space at Easton Industrial Park, located in Easton. Vestcom New Century, a provider of retail marketing and business communications services, will occupy space within 5 Norfolk Avenue, a single-story, 20,000-square-foot flex building. Parsons Commercial Group represented the tenant in lease negotiations. The landlord is Atlantic Management Corp. The lease represented an expansion for Vestcom New Century.

DALLAS — Nathan Denton and Hanes Chatham of Lee & Associates DFW recently represented CAS Headquarters LLC in the purchase of a freestanding office building in Dallas. The 12,166-square-foot facility is located at 17501 N. Dallas Parkway. CAS will renovate the office building to accommodate its needs, and the company plans to occupy its new space in the third quarter of this year.

TROY, MICH. — Transwestern has negotiated the disposition of Long Lake Crossing, a Class A office property located at 1301 W. Long Lake Rd. in Troy. The three-story, multi-tenant building contains 170,363 square feet of space. It features a renovated lobby and common area, a new café, underground executive parking and was 90 percent occupied at the time of closing. It recently received certification for LEED for Existing Buildings: Operations & Maintenance. Gary Nussbaum, Bill Harvey and Thomas Gorman of Transwestern’s Investment Sales Group brokered the sale on behalf of the seller, Transwestern Investment Company LLC, a Transwestern affiliate. The buyer was a New York-based investor group. The acquisition price was not disclosed.

BLOOMFIELD, CONN. — Griffin Land has signed a long-term, full building office lease with KMC Music, Inc., a subsidiary of Fender Musical Instruments Corp. The single-story, 40,344-square-foot facility is located at 55 Griffin Rd. South within the Griffin Center business park in Bloomfield. The 600-acre master planned business park, which was planned and developed by Griffin Land, is situated within easy access to Exits 37 and 38 off Interstate 91; just south of Bradley International Airport. In-park amenities include the newly opened Vito’s by the Water restaurant and function facility, the SS&C SummerWind Performing Arts Center, ponds, and walking trails. Other tenants located in the park include Comcast, Connecticut Light & Power, DaVita, Johnson Controls, Phillips Medical, T-Mobile and TRC Environmental Solutions. Construction of the tenant improvements are already underway, and include remodeling of the reception area, renovations to the open and private office areas, a cafeteria, a multi-purpose meeting/conferencing room, a sound room, and a photo studio. KMC Music is set to occupy the premises in July. Larry Levere of Sentry Commercial, in conjunction with Gary Gregg of CRESA Real Estate Partners represented the tenant in the lease negotiations.

BUFFALO, N.Y. — J.R. Militello Realty/CORFAC International has negotiated a 35,767-square-foot lease at One HSBC Center in Buffalo. Carey Anderson, Jim Militello and Jerry Workman of J.R. Militello Realty brokered the long-term lease renewal for the Consulate General of Canada. The brokers also represented the landlord, Seneca One Realty, in the lease negotiations. In addition to lease renewal, the Consulate also expanded its office space by nearly 50 percent. One HSBC Center features 1.2 million square feet of Class A office space.

PLANO, TEXAS — The grand opening has been held for Tennyson Place, a 100,000-square-foot office building located at 5600 Tennyson Pkwy. in Plano. The multi-tenant building is divisible from 800 to 3,900 square feet. It features pre-finished suites that are pre-wired for Verizon’s FiOS services as well as preconfigured for wireless Internet access. Building amenities include a cafeteria and a conference room. The project also has LEED-Silver designation. Tennyson Place is owned and managed by Dallas-based Primera Cos. The project was designed by Myers & Crow Co. Pinnacle Advisory Associates has been announced as the building’s first tenant.

LAGUNA HILLS AND ANAHEIM, CALIF. — CB Richard Ellis has brokered two transactions totaling $2.38 million in Orange County. In the first transaction, Justin Hill and Kevin Hill of CBRE’s Anaheim office represented YG Ventures LLC in the sale of a 3,000-square-foot freestanding building. Located at 27051 Moulton Parkway in Laguna Hills, the property sold to a local dentist for $1.28 million. In Anaheim, the Holy Apostolic Catholic Church of the East purchased a 4,360-square-foot pre-school facility located at 2510 W. Orange Ave. Justin Hill and Ed Matevosian of CBRE’s Los Angeles North office represented the seller, Hatch Investments, in the transaction.

LAKE ZURICH, ILL. — Three Corporate Drive, a Class A office building located in Lake Zurich, has received the Environmental Protection Agency’s Energy Star designation. The three-story, 200,000-square-foot building is situated within Kemper Lakes Business Center, a business park owned by BPG Properties. Energy-efficient improvements to the building included retrofitting and replacing lighting fixtures with high-efficiency T-8 lamps, the installation of LED exit signs, and an energy management system that controls the HVAC and lighting systems. BPG worked closely with Cushman & Wakefield, the property manager of Three Corporate Drive, to gain the designation by increasing the building’s performance. Kemper Lakes Business Center is also undergoing a sustainable improvements program that includes controlling water and air emissions discharges; a paper, electronics and light bulb recycling program; the use of green cleaning supplies; and the use of rainwater and groundwater for irrigation.
