RESTON, VA. — A subsidiary of Rockwood Real Estate Partners Fund VIII has purchased Sallie Mae's 221,326-square-foot headquarters from the company in a $68 million sale-leaseback transaction. The single-tenant building, located in Reston Town Center in Reston, was built in 2004. Sallie Mae will lease the entire building until 2012, and then it will occupy only 55 percent of the space until 2019. CB Richard Ellis' Rob Faktorow and Tom Cleaver represented the buyer.

MIRAMAR, FLA. — An undisclosed party has sold two Miramar office buildings totaling 222,600 square feet to CB Richard Ellis Realty Trust. The price of the transaction was not released. Royal Caribbean Cruises has leased one of the buildings, a 128,540-square-foot property, through May 2016. The space is located at 2200 S.W. 145th Ave. DeVry has leased the other building through November 2017. The 94,060-square-foot property is located at 2300 S.W. 145th Ave. CB Richard Ellis' Jeffrey Torto brokered the sale.

Located at 2301 Shermer Road, the project includes the selected demolition and construction of approximately 12,500 square feet of office space in a vacant single-story building attached to the main plant. The new space will include private offices, a sales area, renovated restrooms, conference rooms and a lunchroom. A+M Architects is providing architectural services for the project.

ASHBURN, VA. — First Potomac Realty Trust has purchased the 194,183-square-foot Corporate Campus at Ashburn Center from MRP Realty for $14 million. The three-building property, located 5 miles from Dulles International Airport in Ashburn, was built in 2009 and is 45 percent leased to three tenants. First Potomac will invest $6 million in property renovations.
ST. LOUIS — First National Bank of St. Louis has purchased 15,000 square feet of office space at 12232 and 12224 Tesson Ferry Road in St. Louis. Hoffman Group sold the property for $1.57 million. Andrew Bagy and David Biales of Grubb & Ellis|Gundaker Commercial represented the buyer in the transaction.
MILWAUKEE — Women’s Care Center Inc. has acquired a 3,700-square-foot property that is located on Milwaukee’s east side. The buyer plans to relocate its offices to the building, which is the former Blue Dawg Bagels. David Barry and Max Yokosh of Colliers Barry’s Milwaukee office brokered the transaction. The acquisition price was not disclosed.
DULUTH, GA. — An undisclosed landlord has leased 45,347 square feet of office space at Satellite Place 800 to NCR. The property is located across from Gwinnett Place Mall in Duluth. During the third quarter of last year, NCR leased 120,000 square feet at Satellite Place 700. Additional tenants in the 117-acre Satellite Place development include AT&T and Liberty Mutual. John Ferguson and John Shlesinger of CB Richard Ellis’ Atlanta office represented NCR in the lease; Heather Lamb and Rob Binion of Lavista Associates represented the landlord.
SOUTHFIELD, MICH. — Gary Grochowski and Garrett Middlekauff of L. Mason Capitani represented the undisclosed seller in the disposition of a 14,890-square-foot property, which is located at 17220 W. Twelve Mile Rd. in Southfield. The undisclosed buyer plans to redevelop the property into an office/medical building. The acquisition price was not disclosed.
HERNDON, VA. — General Electric Credit Equities has sold the 193,000-square-foot Monument III office building to MRP Realty and Angelo, Gordon & Co. for an undisclosed price. The seven-story, Class A property is located at 12930 Worldgate Drive in Herndon. Completed in 2007, the building is 94 percent leased to ITT, DRS Technical Services, Turner Construction and IHP Capital Partners, among others. The buyer was represented by Washington, D.C.-based Cassidy & Pinkard Colliers.
