PORTLAND, ORE. — KBS REIT II has acquired the 20-story One Main Place office tower in Portland’s central business district. Comprising an entire city block bounded by Main, First, Second and Salmon streets, the 315,133-square-foot, Class A One Main Place is Portland’s 16th largest office building. Eastdil Secured’s Russ Cooper and Darwin Rodriguez represented the undisclosed seller in the transaction, and KBS Capital Advisors, an affiliate of KBS Realty Advisors, represented KBS REIT II. Originally built in 1982 and boasting an occupancy of 99 percent, One Main Place is located immediately across the street from the Federal Courthouse and a block from the Willamette River and Hawthorne Bridge.

KENNESAW, GA. — Seven tenants have leased more than 150,000 square feet of office space at TownPark Commons, a Class A property located off Chastain Road in Kennesaw. The leases, which were secured by Daniel Corp., represent 45 percent of the space within the four-story building. ENERCON Services, represented by Transwestern's Greg Baxendale, has signed a 77,000-square-foot lease extension and expansion. INVISTA, represented by Jim Simpson of Grubb & Ellis, renewed a 50,000-square-foot lease. AVS Underwriting leased 15,000 square feet; Andy Lechter and Josh Gnatt of Studley represented the tenant. Finally, Real Estate Mortgage Network, represented by Kirk Anders and Travis Garland, leased 10,000 square feet, and Citadel Professional Services leased 2,200 square feet.

WASHINGTON, D.C. — Fried, Frank, Harris, Shriver & Jacobson has signed a 102,000-square-foot lease with Louis Dreyfus Property Group for space in the company's Platinum LEED office property, Lafayette Tower. The property is located at 801 17th St. NW in Washington. The firm, which has leased the space for the next 16 years, will move into Lafayette Tower in 2011. CB Richard Ellis' Stephen Siegel, Craig Reicher, Tim Dempsey and Pat Marr represented the tenant; Jonathan Mechanic, Meyer Last and Franz Rassman provided in-house assistance. David Happ and Grier Hoyt of Linowes & Blocher represented the landlord.

LAUDERDALE-BY-THE-SEA, FLA. — Atlanta-based The Simpson Organization has sold the 15,000-square-foot SunTrust Center to B&C Real Estate Holdings for $2.5 million. The buyer will occupy half the two-story office building, located at 221 E. Commercial Blvd., and SunTrust will operate in the remaining space. David Duckworth of Flagler Real Estate Services represented the seller.

CARROLLTON, TEXAS — Dallas-based Harkinson Investment Corp. has acquired a 60,530-square-foot office/flex property located in Carrollton. Constructed in 1999, the building is located at 2532-2542 Highlander Way. It is fully leased to Pivot Building Systems, Abstract Construction and Fast Signs Holding Corp. — the last of which uses the space as its national headquarters. Ron Hebert of the Dallas office of Marcus & Millichap represented Harkinson, which purchased the property through a limited partnership. Michael Lawrence of Marcus & Millichap's Newport Beach, Calif., office and Scott Ryan of the firm's Dallas office represented the seller, FR/CAL Highlander LLC, which is an entity sponsored by First Industrial Realty Trust. Acquisition financing was arranged by the Dallas office of NorthMarq Capital through Aviva Investors of North America.

MESQUITE, TEXAS — Dallas-based Metropolitan Capital Advisors (MCA) has arranged $6.5 million in financing for the Town East Tower office building located in Mesquite. The loan includes a 6.25 percent interest rate and a 25-year amortization schedule. MCA's Todd McNeill secured the loan on behalf of a single-asset entity controlled by International Town East Tower LP. The lender was a regional bank.

SOUTHFIELD, MICH. — R.L. Polk & Co. is relocating its headquarters to more than 138,000 square feet of office space at Travelers Tower II in Southfield. The company will occupy floors nine through 13 at the building, which is located at 26533 Evergreen Road. Polk is currently located at First Center Building in Southfield. The new property is owned by Lehman Brothers Holdings Inc., which is being overseen by Alvarez & Marsal. Signature Associates represented Polk in the transaction. Terms of the lease were not disclosed.

HOUSTON — Colliers International has completed a 15,000-square-foot commercial sale in Houston The property is located at 1740 Westheimer; the new owner, Geophycial Pursuit, will occupy the top two floors. Jay Kyle and Robert Parsley of Colliers represented the buyer; the pair will also lease the bottom floor of the building, which consists of 5,100 square feet of office and retail space. The seller was NPN 2702 Westheimer.
