TAMPA, FLA. — Humana Medical Plan has signed a 170,051-square-foot lease renewal worth $18.5 million with Triple Net Properties. The space is located in the NetPark property at 5701 E. Hillsborough Ave. in Tampa. Humana has occupied the building, where it employs 1,000 workers, since 2005. Jeff Tolrud of Colliers Arnold negotiated the deal.
ALLEN, TEXAS — The first building of a new office condominium park located in Allen has been completed and sold. Watters Creek Professional, which is located along Watters Road, consists of three small condo buildings suitable for professional or medical office uses. The first building, a 3,500-square-foot structure situated at 614 Watters Rd., was acquired by Dr. Jacqueline Le. The site is approved for two additional buildings totaling approximately 3,000 square feet or more each. Matt Anding of Henry S. Miller Brokerage represented the seller, KRG-Barklay, along with the buyer. The acquisition price was not disclosed.
HOUSTON — Southwestern Energy Co. has signed a lease for approximately 101,000 square feet at One Commerce Green, an office building located at 515 W. Greens Rd. in Houston. Lispah Hogan of Newmark Knight Frank represented the tenant in lease negotiations. Moody Rambin Interests represented the landlord, Parkway Properties LP. Terms of the lease were not disclosed.
EL SEGUNDO, CALIF. — Joint-venture development partners AMB Property Corp. and Mar Ventures Inc. have sold the last two remaining buildings at The Edge at Campus El Segundo, their office/flex building development located adjacent to the 405 freeway and close to the Los Angeles International Airport in El Segundo. CB Richard Ellis’ Bill Bloodgood and Bob Healey represented the joint developers in the disposition of the 12,401-square-foot and 13,801-square-foot buildings to Los Angeles-based investor Brad Jones.
PLANO, TEXAS — Telecommunications company Huawei Technologies has signed a lease for 103,331 square feet of office space at Legacy Place II in Plano. The company plans to use the space as its North American sales and marketing headquarters. Approximately 400 employees will be relocated to the new building from its previous Plano and Richardson, Texas, offices. Huawei also plans to expand to as many as 600 employees at the new office by 2012. The company's Plano research and development facility will not be affected. Sandie Matejek and Shannon Brown of Jones Lang LaSalle represented the landlord, institutional investors advised by JPMorgan Asset Management. John Shaunfield and Kyle Jett of Newmark Knight Frank represented Huawei Technologies. Legacy Place II is a six-story office building situated within the Legacy master-planned development at 5700 Tennyson Parkway. This lease bring occupancy up to 75 percent.
LINTHICUM, MD. — Corporate Office Properties Trust has purchased the newly completed 156,215-square-foot Nursery Corner from the Circuit Court of Arundel County, the building’s receiver, for $38 million. The property, located at 1550 W. Nursery Rd. in Linthicum, is fully leased by Northrup Grumman, who will move in later this month. Opus East was constructing the building when it went into receivership on June 30; the circuit court then engaged the help of third-party construction management and CB Richard Ellis to finish the building. Jonathan Beard of CB Richard Ellis’ Baltimore office and Jeffrey Ackerman and Ryan Sciullo of the firm’s Pittsburgh office represented the seller in the transaction.
ORLANDO, FLA. — Barnes, Ferland and Associates, an Orlando-based engineering consulting firm, has purchased a 12,014-square-foot office building from Orlando-based RBO Associates for $1.3 million. The property is located at 1230 E. Hillcrest St. in Orlando. Rick Solik of Cushman & Wakefield’s Orlando office represented the buyer. Grubb & Ellis|Commercial Florida’s Jay Dixon and Robert Kellogg represented RBO.
MADISON, WIS. — American Academy of Cosmetic Dentistry has acquired a 17,700-square-foot office property in Madison. Located at 402 W. Wilson St., the property sold for $2.2 million. Todd Waller of Lee & Associates represented the buyer. The seller was not released.
TROY, MICH. — Echo Global Logistics has leased 10,000 square feet of office space at 3331 W. Big Beaver Rd. in Troy for an undisclosed price. The company is a provider of technology enabled business process outsourcing. Steve Eisenshtadt of Friedman Real Estate Group represented the tenant. The landlord was Troy Place II Associates.
INDIANAPOLIS — Cathy’s Concepts has leased a 40,000-square-foot office/warehouse facility in Indianapolis. Founded in 1988, Cathy’s Concepts is a wholesale manufacturer and distributor of gifts for all occasions. The privately held company is headquartered at 6900 E. 30th St. in Indianapolis. Mark Writt and Tom Cooler of CB Richard Ellis’ Indianapolis office represented the landlord, 6900 Complex LLC, and the tenant in the transaction. Terms of the lease were not disclosed.
