ENGLEWOOD, COLO. — Frederick Ross Co. has brokered Case-SRS’s $3.7 million purchase of a 54,280-square-foot facility, located within Compark Business Center at 8530 Concord Center Drive in Englewood, from IBC Holdings. The national distributor of satellite industry supplies plans to move into its new Colorado headquarters in April. Frederick Ross’ Peter Beugg represented the buyer in transaction, and the firm’s Dave Lee and Jason Addlesperger represented the seller. Constructed by IBC Holdings in 2006, the property is conveniently located off of E-470.
ATLANTA — Duke Realty Corp. has brokered three leases, backfilling nearly 48,000 square feet of recently vacated space at the company's Huntcrest III office property in Atlanta. Brightree LLL has leased 27,505 square feet, and Curriculum Advantage, represented by Piedmont Property Co.'s Bruce May, has leased 13,764 square feet. Tom Davenport and Tom Cooksey of Lavista Associates represented HealthCare Partners in its lease of 6,413 square feet. The vacant space was created when BioLab reduced its occupancy in Huntcrest III from 89,000 square feet to 27,450 square feet.
KANSAS CITY, MO. — Gee Whiz Holdings has acquired a four-story, 32,000-square-foot historic property, which is located at 807 Wyandotte St. in Kansas City. The office property, which is known as the Nelkin-Piper building, will become the new headquarters for Trozzolo Communications Group. The company plans to invest $3 million in renovations and upgrades to the historic downtown building. Renovations are set to begin in the fall, with completion scheduled for spring 2011. Helix Architecture + Design is providing architectural services for the project. PIQUA, OHIO — Jonesboro, Ark.-based Farr Air Pollution Control (APC) has expanded its operations into Ohio, with the opening of an office in Piqua. The industrial dust collectors and fume collection equipment company will occupy 5,040 square feet of space at 405 Fox Drive within Sherry Industrial Park. The company plans to use the new office as a regional office and training center for its air pollution control division. Occupancy is expected by the beginning of March. Tim Echemann of Industrial Property Brokers negotiated the transaction.
THE WOODLANDS, TEXAS — Technology Land Investments has purchased 3.8 acres of land in The Woodlands from The Woodlands Development Co. for a 50,000-square-foot office. The building, which will deliver late this year or early next year, will be located on Technology Forest Drive. Jeff Beard of The J. Beard Real Estate Co. represented Technology Land Investments in the transaction. Colliers Texas' Cody Christoph represented the seller.
LOS ANGELES — TPMC California has completed a $5 million redevelopment of a six-floor, 107,000-square-foot Class-A office building located at 12301 Wilshire Blvd. in West Los Angeles. Per Gensler’s design, the 1970s-era building underwent a complete transformation at the ground level, including installation of a new modern glass façade and a full renovation of the building’s lobby and outdoor plaza. TPMC California, a subsidiary of TPMC Realty Corp., originally purchased the office building in September 2008. Completion of the project, TPMC’s first in California, coincided with the grand opening of the property’s newest tenant, Staples, which now occupies 4,135 square feet of ground-floor space fronting Wilshire Boulevard for its new Staples Print & Copy Shop concept.
HONOLULU — Hawaii Commercial Real Estate LLC has represented a local orthodontist in the $2.3 million purchase and financing of a 15,000-square-foot office building located at 1210 Ward Ave. in Honolulu. The company arranged 90 percent financing through the SBA 504 loan program. Hawaii Commercial Real Estate’s Jamie Brown handled the real estate transaction, and Ted Ketcham arranged the financing.
OAK BROOK, ILL. — Rasmussen Inc., a provider of online educational experiences, is relocating to Regency Towers in Oak Brook. The company will occupy 61,844 square feet of office space on four contiguous floors at 1415 W. 22nd St. The company plans to begin move-in during the second quarter of 2010. Perry Higa of CB Richard Ellis represented Rasmussen in the transaction. Details of the transaction were not disclosed.
CORPUS CHRISTI, TEXAS — Brunkenhoefer Law Firm has disposed of its office building located in downtown Corpus Christi. The property is a two-story, approximately 7,700-square-foot building. The firm will be relocating to 606 North Carancahua, also in Corpus Christi. Matthew Cravey of NAI Cravey Real Estate Services represented the seller.
