CANTON, MASS. — Vermont Pure Holdings, a bottled water distributor, has singed a lease with an undisclosed landlord for 23,966 square feet of office space in the Shawmut Business Park. The building is located at 95 Shawmut Rd. in Canton. Matthew Morgan of Framingham, Mass.-based Parsons Commercial Group represented the tenant.

SAN FRANCISCO — Access Properties has purchased a 12,484-square-foot office building, which is located at 91 Westborough Blvd. in San Francisco, for $3.2 million. The buyer plans to occupy the first floor of the property; the second floor is leased by Varsity Logistics. James Marzoni and Graham Woodall of Cornish & Carey Commercial represented the buyer; Simon Clark of Grubb & Ellis represented the undisclosed seller in the deal.
SANTA ANA, CALIF. — An undisclosed buyer has acquired The Atlas Building, which is located at 1833 E. 17th St. in Santa Ana. The 20,539-square-foot office building sold for $1.8 million. The property consists of 42 suites. Pasha Darvishian of Marcus & Millichap’s Newport Beach, Calif., office represented the seller, a private investor, in the transaction.
LOS ANGELES — Step It Up on Second Inc. has acquired 1057 Vine Street, a 20,700-square-foot property in Los Angeles, for $3 million. The Santa Monica-based non-profit agency plans to remodel the property, which features 32 units and ground-floor retail space, for its own use. Leonard Bailes of Bailes & Associates represented the buyer; Martin McDermott of Grubb & Ellis represented the undisclosed seller.
CHARLOTTE, N.C. — Newport Beach, Calif.-based Buchanan Street Partners has signed Ally Bank to a 133,000-square-foot office lease in Charlotte. Ally Bank will anchor the 368,000-square-foot property, located at 440 South Church St., when it opens in September. Trinity Partners and HDR have also signed leases for space in the LEED Silver building.
WEST CHESTER, PA. — Grubb & Ellis Company has completed the sale of 31,700 square feet of office space located at 1210 Ward Ave. in West Chester. The space was purchased by Synthes USA from Bryn Mawr Mall Associates for an undisclosed price. Grubb & Ellis’ John Perkins facilitated the transaction. The buyer will occupy the entire one-story building, which previously had been vacant.
NEW YORK CITY — Winoker Realty Company has completed the $1.73 million sale of a 2,700-square-foot office condominium located at 305 Seventh Ave. in Manhattan, New York City. Jonata Dayan and Adam Ben-Dayan of Winoker Realty represented the buyer, a real estate holding company. The seller, a non-profit organization that owned the space for the last 10 years, was represented by Leith ter Meulen of LPR Realty, an affiliate of LandAir Project Resources, Inc. that works exclusively with not-for-profit groups.
SAN ANTONIO — Marcus & Millichap has brokered the sale of the eighth floor of the Falcon Building, an office tower located at 425 Soledad St. in downtown San Antonio. Greg Gaynor of the firm’s Austin, Texas, office represented the seller, a private investor. The buyer and the acquisition price were not released.
LAS VEGAS — Panattoni Development Co. has acquired a 19-acre office and industrial property near Buffalo and Post roads in Las Vegas. The project consists of eight completed industrial buildings totaling 72,656 square feet and four completed office buildings totaling 25,896 square feet. The office buildings range from 6,150 to 7,446 square feet. Additionally, the project features 11 acres of fully improved land for build-to-suit or sale opportunities. Pat Marsh and Eric Molfetta of Colliers International will market the property for Panattoni.
PALO ALTO, CALIF. — The electric vehicle maker Tesla has leased a 350,000-square-foot office from an undisclosed party to serve as its new corporate headquarters. The brownfield property, which will be renovated to environmental standards, is located at 3500 Deercreek Rd. in Palo Alto. The company will consolidate its operations from various buildings and move into its new space later this year.
