SUNRISE, FLA. — Foxconn Technology Group has leased 42,521 square feet of office space at Corporate Center I, located at 1551 Sawgrass Corporate Parkway in Sunrise. Further details of the 7-year lease were not disclosed. Deanna Lobinsky, Travis Herring and Andrew Ackerman of CB Richard Ellis’ Ft. Lauderdale, Fla., office represented the unnamed landlord. Foxconn was represented by Prudential Realty’s Bill McGee.

ORLAND PARK, ILL. — On behalf of American Technical Publishers Inc., Woodridge, Ill.-based Morgan/Harbour Construction has completed a 45,000-square-foot office building located at 10200 Orland Pkwy. in Orland Park. In November, American Technical Publishers Inc. relocated its headquarters from Homewood, Ill., to the new facility. The company has taken 30,000 square feet on the second and third floors, with plans to lease approximately 7,715 square feet on the first floor of the building. A state-of-the-art fitness facility is also located on the first floor. The three-story, Class A facility was designed to achieve LEED Gold certification. Bob Harbour of Morgan/Harbour Construction served as the project executive, and Brad Peterson, also of Morgan/Harbour, was the project manager. Archideas provided architectural services for the development. Chris Gary of Darwin Realty is the project broker. The estimated cost of completion was not disclosed.

FLINT, MICH. — Architectural firm SHW Group’s Michigan office has completed design plans for the new Science & Technology Incubator facility, which will be located at Kettering University in Flint. The 9,000-square-foot building is the first facility planned for Kettering University’s Technology Park, and will be used as an incubator for start-up research and corporate office space for science and technology companies. Slated for completion in 2009, the building was designed to achieve LEED certification. The facility is divided into public and private functional space. Amenities in the public space include a business center, furnished executive and administrative offices, a conference room and a reception area. Plans for the private segment of the building call for six 700-square-foot wet and dry research lab facilities.

NEW YORK CITY — New York City-based UrbanAmerica LP, an affiliate of the Utendahl Organization, has acquired a 3.1 million-square-foot portfolio for $485 million. The portfolio comprises 13 office buildings and one distribution center. The properties include: 4820 University Square in Huntsville, Ala.; 1325 J St. in Sacramento, Calif.; 8808 and 8810 Rio San Diego Dr. in San Diego; 16401 E. Centre Tech Pkwy. in Aurora, Colo.; 755 Parfet St. in Lakewood, Colo.; 901 N. Fifth St. in Kansas City, Kan.; 696 Virginia Rd. in Concord, Mass.; 1900 River Rd. in Burlington, N.J.; 1600 Callowhill St. in Philadelphia; 380 Westminster St. in Providence, R.I.; 1433 West Loop South in Houston; 150 Corporate Blvd. in Norfolk, Va.; 116 Lakeview Pkwy. in Suffolk, Va.; and 999 East Street Pkwy. in Washington, D.C. The portfolio is 93 percent leased to Government Services Administration tenants, and is 98.2 percent leased in total. It marks UrbanAmerica’s largest one-time acquisition to date. CHANDLER, ARIZ. — Gilbane Development Co. has selected McShane Construction Co. to provide design/build construction services for a three-story, 82,000-square-foot office facility for Dulles, Va.-based Orbital Sciences Corp. Located at the northwest corner of Price and Dobson roads, the build-to-suit project will feature 322 offices and connect via a walkway to Orbital Sciences’ existing adjacent campus. The project is also designed to achieve LEED certification upon delivery in April 2009. Dallas-based Gromatzky Dupree and Associates is providing architectural services for the project.

SALT LAKE CITY — Denver-based MediaNews Group has completed the disposition of the former home of Salt Lake City Tribune. The vacant 10-story, 84,300-square-foot office is located at 137-147 S. Main St. in downtown Salt Lake City. 39/42 LLC, an investment group affiliated with Vasilios Priskos of InterNet Properties Inc., purchased the property, which was built in 1924, for $3.9 million. The buyer plans to redevelop the property, which offers 5,000 square feet of storefront along South Main. Tom Lee of Denver-based Frederick Ross Co. represented the seller in the transaction.

ST. PETERSBURG, FLA. — Boston-based Charles Stark Draper Laboratories has purchased a 41,000-square-foot office building from Oerlikon USA for $7.75 million. The building, located at 10050 16th St. North in St. Petersburg, features 17,000 square feet of Class 100 clean space. Bill Alton and Paula Smith of NAI Tampa Bay brokered the sale, and Cushman & Wakefield represented the buyer.

ABERDEEN, MD. — Opus East recently delivered a 60,000-square-foot building as part of The GATE project at Aberdeen Proving Ground, which will encompass 2 to 3 million square feet of office and technology space. The U.S. Army is helping develop the park. CACI has signed a 7-year lease for the building and will use it for research and development purposes. The property features office and conference facilities, high-bay integration areas and electronic labs. Site work and construction on the building began in May 2008.

SUNRISE, FLA. — An undisclosed company based in Aventura, Fla., has purchased an 11,871-square-foot office building from a seller based in New York City for $2 million. The buyer plans to house its healthcare business in the vacant property, which is located at 10251 W. Oakland Park Blvd. in Sunrise. Richard Matricaria and Daniel Cioci of Marcus & Millichap’s Fort Lauderdale, Fla., office represented the seller. Daniel Chalem of Aventura-based Commercial Florida Realty brokered the buyer’s purchase.
