NEW YORK CITY — JLL has negotiated a 30,166-square-foot office lease at 875 Third Avenue in Midtown Manhattan. Paul Glickman, Diana Biasotti, Kristen Morgan and Harrison Potter of JLL represented the landlord, Global Holdings Management Group, in the lease negotiations. Jeffrey Peck, Daniel Horowitz, Roi Shleifer and Jacob Stern of Savills represented the tenant, the New York Compensation Insurance Rating Board. The nonprofit association of insurance carriers is relocating from 733 Third Avenue to the entire eighth floor of the 29-story building. The deal brings the 750,000-square-foot property, which was originally constructed in 1982, to 98 percent occupancy.

Dynamic-Star-One-Fordham-Landing

NEW YORK CITY — Dynamic Star has released details for One Fordham Landing, a 350,000-square-foot office building located in the University Heights neighborhood of The Bronx in New York City. The building will be the first of a larger mixed-use development, Fordham Landing, which is valued at $3.5 billion, according to Crain’s New York Business.  Located on West Fordham Road along the Harlem River, Fordham Landing will be developed in phases beginning with the segment Fordham Landing South. Alongside the recently announced office building, this initial phase will include 505 units of affordable and market-rate housing. The multifamily and office portions of the project will share a 20,000-square-foot amenity space featuring community gardening areas, a pickleball court, lap pool, basketball court and fitness center. Plans for Phase I also include a landscaped public waterfront esplanade overlooking the Harlem River.  One Fordham Landing, which is scheduled for completion in 2025, will target medical and educational tenants. The building’s base will feature 28,000-square-foot floor plates with 18-foot ceiling heights, and the upper floors of the project will feature 10,000-square-foot floor plates. ARLINGTON, TEXAS — Bradford Commercial Real Estate Services has negotiated a 10,064-square-foot office lease renewal at Arlington Downs Tower, located in the central part of the Dallas-Fort Worth metroplex. Erik Blais and Richmond Collinsworth of Bradford represented the landlord in the lease negotiations. Jim Montgomery of Swearingen Realty Group represented the tenant, The Texas Alcoholic Beverage Commission.

WINDSOR, CONN. — Cushman & Wakefield has brokered the sale of a 605,502-square-foot industrial flex property in Windsor, located about 15 miles north of Hartford. The sales price was $9 million. The property sits on 78.6 acres and consists of approximately 400,000 square feet of industrial space and 200,000 square feet of office space. Amenities include a full-service cafeteria, fitness center with locker rooms and a conference center. Matt Torrance, Joel Grieco, Damon Bowers, Al Mirin, Kate Schwartz, Sean Duffy and Timothy D’Addabbo of Cushman & Wakefield represented the sellers in the transaction. The team also procured the buyer, a joint venture between two Connecticut-based investment firms, Hollister & Moore and The New Haven Group. Cushman & Wakefield has also been retained as the leasing agent.

The U.S. economic picture is an opaque one for lenders and borrowers alike as inflationary pressures persist and the massive swings in interest rates are still working their way through the economy. At its May meeting, the Federal Open Markets Committee (FOMC) raised the federal funds rate for a 10th consecutive time to a target range of 5 to 5.25 percent. The fed funds rate is the interest rate that U.S. banks charge each other to lend funds overnight. This time a year ago, the short-term benchmark rate was at a range of 0.75 percent to 1 percent. Raising the feds fund rate is the primary way that the Federal Reserve combats inflation, which was at a 3 percent annual rate in June, according to the Bureau of Labor Statistics’ Consumer Price Index (CPI). The CPI is at its lowest level in more than two years, which is generally viewed as a positive sign for economic stability, though the June figure is 100 basis points more than the Fed’s target inflation goal of 2 percent. URBANDALE, IOWA — WorldWide Logistics has opened its new 76,000-square-foot headquarters in Urbandale, a northwest suburb of Des Moines. The two-story building provides office space for corporate and customer service center teams that were previously housed in three separate buildings in Urbandale. Amenities include a café, collaborative areas, markets, outdoor patio and quarter-mile walking path. Established in 1999, WorldWide Logistics is a third-party logistics company. The Opus Group served as the design-builder, interior designer, architect and structural engineer.

HOUSTON — Omega Transactions Corp., a provider of electronic payment solutions, has signed a 4,055-square-foot office lease at 5858 Westheimer Road in Houston. According to LoopNet Inc., the eight-story building was constructed in 1981 and totals 130,104 square feet. John Zivley of Partners Real Estate represented the tenant in the lease negotiations. Kevin Nolan and Kurt Kitsler of Colliers represented the landlord, TCP Spectrum Partners Ltd.

COSTA MESA, CALIF. — Hendy has completed the design of a 39,650-square-foot headquarters for outdoor apparel and gear brand 5.11 Tactical in Costa Mesa, approximately 40 miles southeast of Los Angeles.  Finalized in less than 12 months from kickoff to buildout, the interior architecture integrates the apparel brand’s distinctive product materials, textiles and gear into the design. The project team included representatives from JLL, RAM Construction, Millpro USA, Impact Visual Arts and SOURCE Creative Office Interiors.

VISALIA, CALIF. — Montecito Medical has acquired a 32,300-square-foot medical office property in the San Joaquin Valley city of Visalia. The property, located on the campus of Kaweah Delta Medical Center, is fully leased by Kaweah Health. Founded in 1963, Kaweah Health operates the largest healthcare facility in the county and works with more than 5,200 medical professionals across its eight campuses. The acquisition aligns with Montecito Medical’s focus on acquiring medical office properties nationwide.
