IRVING, TEXAS — The Dallas office of Opus West Corp. has begun construction for Regent Center II, a 55,000-square-foot office building located in Irving. The new two-story building is situated within the DFW Freeport office complex, and is adjacent to Regent Center I, which was developed by Opus in 1993. The project is scheduled for completion in December. Stream Realty Partners will handle leasing for the new building and the vacant space in Regent Center I.

NEWNAN, GA. — Coweta Summit Associates recently sold the three-story, 67,333-square-foot medical office building Summit Healthplex, located at 1755 Highway 34 East in Newnan, to an undisclosed buyer for $26 million. Tenants include Georgia Bone & Joint, Georgia Rehabilitation Center and Meriwether County Hospital Authority. Atlanta-based Bull Realty’s Paul Zeman brokered the property for the seller.

ST. PETERSBURG, FLA. — Camille Renshaw of Colliers Arnold’s Clearwater, Fla., office represented the local firm Foresight Technologies in its sale of a 17,712-square-foot office building, located at 695 Central Ave. in St. Petersburg, to Cortland Realty Partners I for $3.25 million. The buyer was represented by Natalie Feldman of Tampa, Fla.-based Eisner, Feldman & Grant.

RICHARDSON, TEXAS — Grubb & Ellis Realty Investors and CB Richard Ellis (CBRE) have completed the sale of a two-story office building on behalf of tenant-in-common investors. Located at 1410 E. Renner Rd. in the Dallas suburb of Richardson, the approximately 7-acre property features a 117,000-square-foot building and 516 parking spaces. Peter Danna of CBRE represented the tenant-in-common buyer, LBA Realty LLC, with Grubb & Ellis providing advisory services. Russell Ingram and Eric Mackey, also of CBRE, represented the undisclosed seller. The acquisition price was undisclosed.

LOVELAND, COLO. — McWhinney Enterprises has broken ground for the construction of a 50,000-square-foot office building located within Precision Office Park at Centerra in Loveland. As a build-to-suit for Waltham, Mass.-based Constant Contact, a provider of email marketing and online surveys for small organizations, the property will be the company’s first expansion beyond its corporate headquarters in Waltham. Dohn Construction is serving as general contractor for the project. Other key consultants include Ware Malcomb – Denver, Burkett Design, Northern Engineering Service Inc. and BHA Design Inc. Completion is slated for early 2009.

BELCAMP, MD. — Construction has begun on a 24,000-square-foot office building, the third in Columbia, Md.-based Manekin and Alex Brown Realty’s $60 million, 467,000-square-foot Water’s Edge Corporate Campus, located at the intersection of U.S. routes 40 and 543 in Belcamp. The lead tenant, Johns Hopkins Community Physicians, has signed an 11-year lease for the new building, which will deliver in February.

ANNAPOLIS, MD. — Canada-based Sun Life Assurance Co. recently sold the 51,971-square-foot Parkway Building, located at 200 Harry S. Truman Pkwy. in Annapolis, to the Maryland Association of Realtors for $12.8 million. The four-story building is 92 percent leased. Sun Life was represented by Dennis Malone, Phil Iglehart, Jay Wellschlager and Jon Carpenter of Colliers Investment Services Group, a division of Colliers International.

HENRICO COUNTY, VA. — JEDD of South Carolina has purchased the 62,700-square-foot, two-office property Parham Place I & II, located at 1910 and 1920 E. Parham Rd. in Henrico County, from Parham Place I & II Associates for $7.6 million. Eric Robison, Evan Magrill and N. Dean Meyer of Thalhimer’s Richmond, Va., office handled negotiations for the 100 percent occupied building.

SPRINGFIELD, MO. — Los Angeles-based FORT Properties has acquired the 268,413-square-foot Chase Operations Center located at 303 East Republic Rd. in Springfield. The three-story, Class A building, which was sold by Brookfield Real Estate Opportunity Fund, is fully leased until August 2027 to JPMorgan Chase Bank N.A. As the company’s largest service call center in the United States, the facility is configured to allow an additional 35,500 square feet of on-site expansion space. While the acquisition price was not disclosed, financing was provided by First National Bank of St. Louis. FORT Properties negotiated the purchase in-house through Robert Alter; the seller was represented in the transaction by John Alvarado, Jack Crews, Evan Stone and Seth Barne of Jones Lang LaSalle Americas.
