LAS VEGAS — SR Construction has completed the construction of the LV-5 Test Cell project for Varian Medical Systems in Las Vegas. Located at 6811 Spencer St., the 85,754-square-foot project consists of four concrete test cell vaults, a production area and administrative offices. Hoover Associates provided architectural services for the $12 million project.
SOUTH MIAMI, FLA. — Oxford Universal Design & Build has broken ground on 5966 SOMI, an eco-friendly, Class-A office building located at 5966 South Dixie Highway in South Miami. The facility will house 40,000 square feet of office space available for sale or lease, and 10,000 square feet of retail space fronting South Dixie Highway and SW 74th Street. Green elements of the building include the use of recycled materials in the construction of the building’s roof and top two floors, landscaping with indigenous plants, and reserved spots for carpoolers who work in the building. Miami-based Holly Real Estate/TCN Worldwide is the exclusive agent for the facility, which was designed by Mateu Architecture.
DALLAS — Germany-based KanAm Grund (KAG) has acquired Denbury Park II, a 102,600-square-foot, Class A office building located within Legacy Business Park in Dallas. The facility was constructed this year as a build-to-suit for Denbury Resources, which occupies the entire building on a long-term basis. It is also LEED-certified by the U.S. Green Building Council. The seller, Koll Development Co., was represented by the Dallas office of Holliday Fenoglio Fowler. KAG was assisted by Manish Bhatia and Gregory Moore of KAG’s U.S. subsidiary, KanAm Grund America LP. KAG acquired the property on behalf of its KanAm US-grundinvest Fonds.
COLUMBIA, MD. — Corporate Office Properties Trust has entered into a long-term lease agreement with Integral Systems Inc. for a 131,451-square-foot Class A office building within the Columbia Gateway Business Park in Columbia. The five-story facility, which is located at 6721 Columbia Gateway Dr., is slated for completion in early 2009. Integral Systems will use the facility as its new headquarters. The price of leasing was not disclosed.
CHESTERFIELD, MO. — Sachs Properties has begun construction of Central Park Square Office II, a 150,000-square-foot, Class A office building located in the Downtown Chesterfield master-planned community. In addition to the six-story facility, four pedestrian-oriented retail buildings totaling 26,000 square feet and two lakes are being constructed. Subsequent phases of Downtown Chesterfield include residential, retail, cultural and office developments on approximately 200 adjoining acres.
MOUNTAINSIDE, N.J. — Woodbridge, N.J.-based The Kislak Company has completed the sale of the Diamondhead Building, a 105,000-square-foot office building located at 200 Sheffield St. in Mountainside, for $15.67 million. The three-story building contains parking for approximately 450 cars, and was 90 percent occupied at the time of closing. Joni Sweetwood of Kislak represented the buyer, Blair Realty, and Barry Waisbrod, also of Kislak, represented the seller, 200 Sheffield LLC. The buyer plans to make numerous capital improvements to the property.
HOUSTON — Studley has represented the law firm Hogan & Hartson (H&H) in the leasing of the entire 43rd floor of the Bank of America Center, a 56-story, 1.2 million-square-foot office tower located at 711 Louisiana St. in Houston. H&H will occupy 17,519 square feet, which is double the size of its previous located at Pennzoil Place in Houston. Rick Rome and Nicole Miller of Studley’s Washington, D.C. office, along with Kevin Hodges of the firm’s Houston office, represented H&H. John Spafford of Houston-based PM Realty Group represented the landlord, an affiliate of GE Pension Trust.
WESTMINSTER, MD. — Construction has begun on a 30,000-square-foot building within Carroll County Commerce Center, a 32-acre business community located at the intersection of Interstate 97 and Maryland Route 140 in Westminster. The single-story facility is slated for completion this fall, and will feature spaces starting at 2,100 square feet. Tenants within the larger 96,000-square-foot business park, which will be expanded to total approximately 200,000 square feet of office, warehouse and industrial space by the end of the project, already include the Carroll County Chamber of Commerce, the U.S. Department of Agriculture and Carleton Technologies. After completion of the latest phase, three additional buildings, including a two-story office project are planned. Robert Rosen, acting as owner and developer, has selected Townson, MD.-based NAI KLNB to handle leasing activities for the park.
ATLANTA — Florida-based Website Pros Inc. has been represented by Jones Lang LaSalle in the subleasing of 45,000 square feet of office space located at 303 Peachtree Center Ave. within the SunTrust Garden Offices building in Atlanta. The space was leased by Portman Holdings LLC to house the firm’s management, accounting and architecture divisions. Website Pros has retained 27,000 square feet of space within the 650,000-square-foot facility.
PEWAUKEE AND BROOKFIELD, WIS. — Colliers Barry has arranged two office sales in Wisconsin. James Young of Colliers Barry has represented The Hearthstone Group in the sale of a 4,632-square-foot, 2-story office facility located at N9W24198 Bluemound Rd. in Pewaukee. The buyer, LAH Properties, was represented by Tim Dunne of Dunne Commercial properties. LAH Properties will use a portion of the property and lease out the remaining space. Additionally, Henax LLC has acquired a 15,000-square-foot office building located at 3490 N. 127th St. in Brookfield. Young represented Zelm Realty Co., the seller, in the transaction. After renovations, Henax will split the facility into multiple office and warehouse suites to be leased to various tenants.
