NEW YORK CITY — Itzhaki Properties has completed the $19 million sale of 176-182 W. 82nd St. in Manhattan, New York City. The four-building portfolio includes identical five-story properties located between Columbus and Amsterdam avenues. Shay Zach of Itzhaki Properties represented the seller, West 82nd Street Holdings, and Barry Farchi represented the buyer, an undisclosed foreign entity, in the sale.

Bycor Construction is acting as general contractor; Ahles Landscape Architecture is providing landscape architectural services for the project.

POINCIANA, FLA. Kissimmee, Fla.-based Chalifoux Management Group has acquired 37 acres from Avatar Properties for Poinciana Parke, a $100 million, 450,000-square-foot development in Poinciana Office & Industrial Park. The project will feature 150,000 square feet of space for corporate and research offices and an urgent care center and additional medical facilities. The project will also include 300,000 square feet of retail and restaurant space. Construction is slated to begin late this year. The property is located at the corner of Highway 17-92 and Poinciana Boulevard. Chalifoux is also negotiating the purchase of 36 additional acres from Avatar for the development of a $60 million mixed-use project featuring 500,000 square feet of retail office and office warehouse space. The property is comprised of adjacent 23- and 13-acre sites, located north of Highway 17-92 on Poinciana Boulevard.

LONGWOOD, FLA. — Harkins Development, the development and general contracting division of Orlando-based Harkins Companies, has broken ground on Blackadar Office Complex, a $2.5 million, 14,000-square-foot property in Longwood. The project is comprised of four 3,500-square-foot buildings, located at the intersection of County Road 427 North and E.E. Williamson Road. Blackadar Insurance Agency will utilize one of the buildings as its new headquarters, and the remaining buildings will be offered for sale. Longwood-based The Architecture Company is the project architect. The first building is slated for completion in September.

DAWSONVILLE, GA. — San Diego-based Isaac Organization has acquired a 9,500-square-foot medical office building, located at 200 Dawson Commons in Dawsonville, from Johns Creek, Ga.-based Dawsons Commons LLC, for $2 million. Northside Hospital signed a long-term lease for the building and operates an imaging center and other medical services in the facility. Todd Perman of Atlanta-based Healthcare Real Estate, a division of Lynx Real Estate, represented the buyer. The seller was represented by Sam Scaffide of Johns Creek-based Perimeter Realty.

UNION, N.J. David Simson, Ward Greer, Lori Zuck and Marvin Rosenberg of GVA Williams have completed the sale of a 176,600-square-foot warehouse and office facility in Union. The building, which is located at 700 Liberty Ave., was purchased by Bed Bath & Beyond for an undisclosed price from Breeze-Eastern Corp. The buyer plans to convert the warehouse facility into corporate offices for its headquarters. Simson and Greer represented the buyer and Zuck and Rosenberg represented the seller in the disposition.

MORRIS TOWNSHIP, N.J. — Wrightwood Capital has provided a $17 million loan for the acquisition of 138,000-square-foot office building in Morris Township. The Class A facility is located at 465 S. St., which is adjacent to Interstate 287 and is in close proximity to Route 24 and interstates 78, 80 and 280. The borrower was National Business Parks, Inc. The loan was sourced through Bill Fielder of Ridgefield Financial.
