SAN DIEGO — Poway, Calif.-based Breshears & Ghianni Builders Corp. has developed Ruffin Road Business Plaza, a Class A two-story office building located at 5055 Ruffin Rd. in San Diego. Designed by Ware Malcomb’s San Diego office, the 48,000-square-foot property features an interior elevator, lobby and central staircase, and an exterior courtyard/plaza area with landscaping. Poway-based K.D. Stahl Construction Group served as general contractor for the project.
WASHINGTON, D.C. — The U.S. General Services Administration (GSA) has signed a 521,000-square-foot, 15-year lease for the U.S. Department of Justice (DoJ) at Two Constitution Square in Washington, D.C.’s NoMa district, located at 145 N. St. N.E. The DoJ is expected to commence occupancy in second quarter 2010. The move will consolidate its offices, which currently inhabit several buildings. The GSA was represented by Julie Rayfield, Neil Levy, Mett Miller, Rick Barnett and Todd Valentine of Studley’s Washington, D.C. office. The landlord was represented by Darian LeBlanc, Zeke Dodson and Mark Sullivan of Washington, D.C.-based Cassidy & Colliers Pinkard. Constitution Plaza is a 7-acre mixed-use development scheduled to break ground in April. Its first phase will deliver 1.6 million square feet of office, residential and retail space.
BONITA SPRINGS, FLA. — Fort Myers, Fla.-based Waldrop Group has broken ground on Waldrop Center, a 38,500-square-foot, Class A office building in Bonita Springs. The three-story building will contain professional office/medical spaces, ranging from 900 to 5,900 square feet. The property is located at 28100 Bonita Grande Dr., east of Interstate 75.
AVON, OHIO — Cleveland-based NAI Daus has arranged the sale of the Kaiser Permanente Condo, located at 36711 American Way in Avon, for approximately $3 million at a 7.44 percent capitalization rate. The property consists of a 15,381-square-foot medical office condo, and is occupied by Kaiser Permanente through 2014. Mark Luttner of NAI Daus’ Luttner Retail Group marketed the property on behalf of the private seller, and represented the undisclosed buyer in the transaction.
BLUE ASH, OHIO — Cincinnati-based Grubb & Ellis|West Shell Commercial has brokered the purchase of a 26,515-square-foot office building, located at 11262 Cornell Park Dr. in Blue Ash, for $2.3 million. Doug Altemuehle and Darin Armbruster of the firm represented the buyer, ST Media Group, which plans to occupy the entire building. ST Media will relocate from its former facility located at the corner of 8th and Broadway in Cincinnati. Altemuehle and Armbruster have also been retained to sell this property. The seller in the office acquisition was undisclosed.
NEW YORK CITY — General Motors Corp. has singed a 120,000-square-foot lease at Citigroup Center in New York City. The automobile maker will be relocating to the space at 153 E. 53rd St. in mid 2009. Citigroup Center is a 1.6 million-square-foot Class A office building owned by Boston Properties. Frank Doyle, Cynthia Wasserberger and David Kleiner of Jones Lang LaSalle represented the building owner in the transaction, and Peter Riguardi, Michael Shenot and Lloyd Desatnick, also of Jones Lang LaSalle, represented General Motors.
WEST PALM BEACH, FLA. — Suffolk Construction has acquired a two-story, 45,000-square-foot office building in West Palm Beach, from One Harvard Circle LLC, for $9 million. Suffolk will utilize the building as its headquarters after a $2.5 million renovation, including LEED certification. The property is located at 1 Harvard Circle, near the intersection of Village Boulevard and Palm Beach Lakes Boulevard. Neil Merin of West Palm Beach-based NAI/Merin Hunter Codman represented the buyer, and the seller was represented by Thomas Gibson of West Palm Beach-based Asset Specialists.
MILWAUKEE — Wells Real Estate Investment Trust II has acquired a three-story, 230,000-square-foot office building located within Park Place at 11200 W. Parkland Ave. in Milwaukee. The building is currently fully leased to Wells Fargo until 2016. It was acquired from Washington Mutual for an undisclosed amount.
HARTFORD, CONN. — New Boston Fund has sold 100 Pearl Street, a 281,000-square-foot office building in Hartford, to The Sliverman Group for an undisclosed amount. The Class A facility is comprised of a six-story low-rise tower and a 17-story mid-rise tower. Amenities include a fitness center, a conference facility, a café, and on-site property management. John McCormick and Pat Mulready of CB Richard Ellis’ Hartford office and Jeff Dunne of CB Richard Ellis’ Metropolitan New York office represented the seller and procured the buyer in the transaction.
