CHICAGO — The Chicago office of Hines has signed a lease for the anchor tenant of River Point, the developer’s 52-story office tower located at 444 W. Lake St. in Chicago. William Blair & Co. will occupy more than 340,000 square feet of the 1.1 million-square-foot tower. Groundbreaking for the project is set to occur late this year, with completion scheduled for mid-2011. William Blair & Co. was represented by The Staubach Company in site selection and lease negotiations.

The first building is Greenmount Corporate Center, a 52,000-square-foot office building located in O’Fallon. The $6 million project is the first multi-tenant facility located within the Regency Park development. Sustainable features include an efficient water use system, the use of low-emitting materials and a bicycle storage area to promote alternative transportation. The building is owned by St. Louis-based Balke-Brown Associates, and TR,i Architects is serving as project architect. Completion is scheduled for June. In Fairview Heights, IMPACT is also advancing construction on its $2.1 million headquarters located within The Fountains of Fairview Heights. The 20,000-square-foot building will feature the use of sustainable construction materials, energy-saving equipment and insulated glass, and a design that maximizes natural light. The project, which is being designed by Gray Design, is also scheduled for a June completion.

POINCIANA, FLA. Kissimmee, Fla.-based Chalifoux Management Group has acquired 37 acres from Avatar Properties for Poinciana Parke, a $100 million, 450,000-square-foot development in Poinciana Office & Industrial Park. The project will feature 150,000 square feet of space for corporate and research offices and an urgent care center and additional medical facilities. The project will also include 300,000 square feet of retail and restaurant space. Construction is slated to begin late this year. The property is located at the corner of Highway 17-92 and Poinciana Boulevard. Chalifoux is also negotiating the purchase of 36 additional acres from Avatar for the development of a $60 million mixed-use project featuring 500,000 square feet of retail office and office warehouse space. The property is comprised of adjacent 23- and 13-acre sites, located north of Highway 17-92 on Poinciana Boulevard.
LONGWOOD, FLA. — Harkins Development, the development and general contracting division of Orlando-based Harkins Companies, has broken ground on Blackadar Office Complex, a $2.5 million, 14,000-square-foot property in Longwood. The project is comprised of four 3,500-square-foot buildings, located at the intersection of County Road 427 North and E.E. Williamson Road. Blackadar Insurance Agency will utilize one of the buildings as its new headquarters, and the remaining buildings will be offered for sale. Longwood-based The Architecture Company is the project architect. The first building is slated for completion in September.
DAWSONVILLE, GA. — San Diego-based Isaac Organization has acquired a 9,500-square-foot medical office building, located at 200 Dawson Commons in Dawsonville, from Johns Creek, Ga.-based Dawsons Commons LLC, for $2 million. Northside Hospital signed a long-term lease for the building and operates an imaging center and other medical services in the facility. Todd Perman of Atlanta-based Healthcare Real Estate, a division of Lynx Real Estate, represented the buyer. The seller was represented by Sam Scaffide of Johns Creek-based Perimeter Realty.
