MIAMI — L&L Holding Co. and Oak Row Equities, with project partner Shorenstein Properties and co-investor Claure Group, have completed the vertical construction of a 12-story office tower situated within The Wynwood Plaza, a 1 million-square-foot mixed-use campus underway in the Wynwood Arts District of Miami. Upon completion, the office development will total 266,000 square feet and will feature touchless entry and elevator systems, a dedicated parking garage, fitness club, bar lounge, conference and collaboration spaces and an expansive rooftop. Tenants will include Claure Group and law firm Weitz & Luxenberg, which will occupy 25,400 and 18,000 square feet, respectively. Located at 95 N.W. 29th St., the Wynwood Plaza is scheduled for completion in the first quarter of 2025 and will feature 509 residential units, as well as 32,000 square feet of shops, cafes and restaurants.
RICHARDSON, TEXAS — Mapletree, a global investment firm based in Singapore, has begun renovations on the 215,394-square-foot Building C at Galatyn Commons, an office campus located in the northeastern Dallas suburb of Richardson. The development consists of four buildings totaling 800,000 square feet. Upgrades at Building C will cover the lobby, fitness center, tenant lounge, collaboration spaces and elevator landings and will mark the completion of a larger value-add program. Galatyn Commons also features a food hall with 300-seat dining area, coffee shop, grab-and-go food service and an outdoor kitchen with grill stations, as well as an amphitheater with a 1,000-seat capacity, 150-seat conference center and multiple collaboration areas. Cushman & Wakefield has been tapped to lease the renovated space.
DALLAS — Global investment advisory firm Brunswick Group has signed a 15,099-square-foot office lease at 3811 Turtle Creek Blvd. in Uptown Dallas. The 21-story, 300,961-square-foot building features a newly renovated lobby and corridors as well as new contemporary spec suites. Amenities include a fitness center, tenant wine bar and game room, outdoor patio, conference center and onsite car wash/detailing services. Kim Brooks, Justin Miller and Scott Walker of Transwestern represented the landlord, California-based investment firm KBS, in the transaction. Jihane Boury of Savills represented Brunswick Group.
VICTOR, N.Y. — Multifamily developer Morgan Properties has relocated its upstate New York office to a 17,000-square-foot space within High Point Office Park in Victor, located about 15 miles south of Rochester. The space can accommodate about 80 employees and features a break room/kitchen, private offices and workstations, conference and training rooms, meeting lounge and wellness room. Morgan Properties also has an office in South Florida in addition to its headquarters in metro Philadelphia.
NEW YORK CITY — Genius Sports, which provides data management and video streaming services to sports leagues, bookmakers and media companies, has signed an 11,870-square-foot office lease at 825 Third Avenue in Manhattan. The space spans the entire 26th floor. The 530,000-square-foot building recently underwent a $150 million capital improvement program. Joshua Berg and A.J. Dorn of Newmark represented Genius Sports in the lease negotiations. Tom Bow, Ashlea Aaron, Lauren Ferrentino and Bailey Caliban represented the landlord, The Durst Organization, on an internal basis.
GILBERT, ARIZ. — NAI Horizon has arranged the sale of an office building located at 1555 N. Fiesta Blvd. in Gilbert. The Commerce Insurance Co. sold the property to Graduation Solutions for $10.6 million. The buyer will relocate its business to the 29,000-square-foot second floor of the Fiesta Boulevard office building. Woodside Homes occupies the first floor of the property. Don Morrow and Dylan Whitwer of NAI Horizon represented the seller, while Julie Hance of Rick Brandt Real Estate represented the buyer in the transaction.
SUN CITY WEST, ARIZ. — CBRE has arranged the sale of Sun West Medical Complex, a medical office property located at 13920 W. Camino Del Sol in Sun City West. Miami-based Creative Realty Group sold the property to a private buyer for $4.6 million. Built in 2001, the 17,484-square-foot complex was 92 percent occupied at the time of sale. Situated on 1.7 acres, the asset features 60 parking spaces and 16 covered spaces. Geoffrey Turbow, Gary Cornish and Nick Williams of CBRE’s Investment Properties represented the seller in the deal.

The pace of growth has begun to slow, although overall growth is expected to increase over the next decade. The growth brought both business and talent to the state as the Boise MSA continues to maintain a healthy office market. Second-quarter vacancy sits at 7 percent, up from 6.1 percent in the first quarter and outperforming the national vacancy rate, which stands at 16.4 percent. The Boise MSA has experienced an 18.5 percent job growth over a five-year period compared to the national growth level of 3.4 percent. Despite these promising stats, Idaho is not immune to the economic turbulence being felt on a national level. With interest rates rising and market uncertainty, some buyers have become more cautious while others still actively seek opportunity. Cap rates have increased from 5.1 percent in the second quarter of 2022 to between 5.5 percent and 6.5 percent in the second quarter of 2023. Penzance purchased the building from UBS Realty Investors LLC for an undisclosed price. Matt Nicholson, Andrew Weir, Jim Meisel, Dave Baker, Kevin Byrd and Kameel Omar of JLL represented the seller in the transaction. Built in 1986, Ballston One is leased to a mix of federal government and private sector tenants.
