DALLAS — Dallas-based Entos Design has begun construction on a multimillion-dollar capital improvement program at Chateau Plaza, a 178,970-square-foot office building in Dallas’ Uptown neighborhood. Capital improvements will include upgrades to the lobby, tenant lounge, public corridors and boardroom, as well as the addition of a fitness center and outdoor patio. Chateau Plaza was originally built in 1985 and last renovated in 2011. A group of institutional investors advised by J.P. Morgan Global Alternatives owns the 18-story building and will rebrand it as 2515 McKinney. Stream Realty Partners manages the property and will market the newly renovated space for lease. Completion is slated for the fall.

AUSTIN, TEXAS — Expansive, a provider of flexible workspace solutions formerly known as Novel Coworking, will open a 48,000-square-foot space in Austin’s Highland neighborhood on Thursday, May 4. The space, which will be the company’s second in the state capital, will be located within a five-story building at 305 E. Huntland Drive and will offer private offices, training and meeting rooms and outdoor amenity areas. Users will also have access to an onsite biergarten and indoor/outdoor lounge areas at the building.
PHOENIX — Phoenix-based developer George Oliver has unveiled plans for Bond, a $52 million renovation that will transform the Biltmore Commerce Center in Phoenix into a hospitality-inspired office experience. Bond is George Oliver’s sixth experiential office project in the Valley. Located at 3200 E. Camelback Road, the property offers prime access to restaurants, retail and executive housing. Bond totals 287,000 square feet in three stories, with office space bordering a corresponding three-story central atrium. Through its renovation, George Oliver plans elevate the space with one of the market’s most extensive amenity packages, including a conference center, co-working space, two-story fitness center, cocktail speakeasy, and a full-service coffee, cocktail and food service bar.
LOS ANGELES — Umhofer, Mitchell & King LLP signed a 4,500-square-foot lease at ROW DTLA, a 32-acre, 1.4 million-square-foot mixed-use retail and office destination in downtown Los Angeles. The new space represents a new office for the law firm. JLL’s Jaclyn Ward, Cassie Trosclair and Sarah Hancock are overseeing office leasing at ROW DTLA.
OVERLAND PARK, KAN. — Airshare, a private jet operator, has unveiled plans to move its headquarters from Lenexa to the Aspiria campus in Overland Park. Airshare expects to take occupancy of its new space this summer. The company is more than doubling its square footage and anticipates a 50 percent increase in staff. Occidental Management owns Aspiria, which is the redevelopment of the former Sprint campus. Ryan Schneider of JLL represented Airshare, while Hunter Johnson represented ownership on an internal basis.
SUMMIT, N.J. — Excell Communications, a provider of network infrastructure for the wireless, fiber and utility industries, has signed a 7,000-square-foot office lease in the Northern New Jersey community of Summit. The two-story building at 44 Middle Ave. is located directly off Route 24 and includes 29 parking spaces. Thomas Ryan of NAI James E. Hanson represented the landlord in the lease negotiations. The representative of the tenant was not disclosed.
RICHARDSON, TEXAS — Lee & Associates has negotiated an 8,264-square-foot office lease in the northeastern Dallas suburb of Richardson. The tenant, Property HOA Management, will occupy space at Two Mission Park, a building that was originally constructed in 1982 and totals 77,449 square feet, according to LoopNet Inc. Jessica Reinhardt and George Tanghongs of Lee & Associates represented the landlord, an entity doing business as Dallas North Office LLC, in the lease negotiations.
SANTA FE, N.M. — Meridian has purchased 18 acres in Santa Fe where it plans to build a 95,000-square-foot, multi-specialty medical office building and comprehensive cancer care center. The land is located at 4200 Beckner Road, near Presbyterian Santa Fe Medical Center in the Las Soleras Master Plan district. The overall investment in the site exceeds $100 million, according to Meridian. This is the company’s first project in Santa Fe. Completion is scheduled for July 2024.
Colliers, Ten-X Facilitate Auction Sale of 143,865 SF Piedmont Center Office Park in Greenville

GREENVILLE, S.C. — Colliers has partnered with online auction giant Ten-X to facilitate the sale of Piedmont Center, a suburban office park in Greenville spanning 143,865 square feet. A regional office investment firm with multiple assets in the market purchased the park via a Ten-X auction. Taylor Allen, Brantley Anderson and Bailey Tollison of Colliers procured the buyer in the transaction. The seller and sales price were not disclosed. Situated on an 8.6-acre parcel at 33 and 37 Villa Road, Piedmont Center comprises two office buildings standing four and five stories.
MIAMI — CP Group and PCCP LLC have added 14 new office tenants to join One Southeast Third Avenue, a 31-story office tower in downtown Miami. The new tenants span multiple industries, including real estate, legal and tech, and combined represent 47,533 square feet in new leases. Additionally, Bohler, a civil engineer firm, has expanded its footprint at the 440,000-square-foot building, which was formerly known as SunTrust International Center. Cristina Glaria, Harrison Mischel, Jon Blunk and Laurel Oswald of TCRE represented CP Group and PCCP in all leasing negotiations. In addition to traditional office space, One Southeast Third Avenue offers three floors of CP Group’s worCPlaces flexible office concept for tenants and entrepreneurs seeking short-term accommodations. Additionally, another floor of speculative suites is currently being built out at the tower.
