ALLEN, TEXAS — Fibergrate Composite Structures has opened its new, 13,126-square-foot office headquarters at The Farm at Allen, a 135-acre mixed-use development located on the northeastern outskirts of Dallas. The space is located within the 102,000-square-foot, recently completed FARMWorks One building. Citadel Partners and Hanna Commercial represented the tenant in the negotiations for the lease, which was signed last fall. Newmark represented the landlord, JaRyCo.

CHICAGO — SVN Chicago Commercial has arranged the $1.3 million sale of an 8,700-square-foot office suite at 211 W. Wacker Drive in Chicago. Tim Rasmussen and Jim Mead of SVN represented the buyer, a futures trading firm seeking to expand its downtown Chicago presence. According to SVN, the buyer capitalized on current market conditions, securing a fully improved office space at a significant discount to historical pricing. The seller was undisclosed.

FRANKLIN TOWNSHIP, N.J. — Woodmont Industrial Partners, which is a joint venture between New Jersey-based Woodmont Properties and Romark Logistics, has begun an office-to-industrial conversion project in Franklin Township, about 40 miles south of New York City. Woodmont plans to convert the 30.6-acre site at 400 Atrium Drive, which according to LoopNet Inc. currently houses a 395,000-square-foot office building, into a two-building, 370,000-square-foot industrial complex. Building 1 will be approximately 255,000 square feet and will offer a clear height of 40 feet, 44 loading docks and two drive-in doors. The second, 115,000-square-foot building will feature a clear height of 36 feet, 34 loading docks and two drive-in doors. Woodmont has partnered with an undisclosed life insurance company on the redevelopment and secured construction debt from New York Life that was arranged by John Alascio and Chuck Kohaut of Cushman & Wakefield.

PARSIPPANY, N.J. — B&G Foods has signed a 46,000-square-foot office headquarters lease in the Northern New Jersey. The food supplier is consolidating and relocating its operation from the nearby building at 4 Gatehall Drive to the entire second and partial third floors of 8 Sylvan Way, a 166,039-square-foot building that also supports life sciences uses. Tim Greiner and David Stifelman of JLL represented the landlord, Orion Properties, in the lease negotiations. Josh Cohen and Ben Brenner of Cushman & Wakefield represented the tenant.

SEATTLE — LPC West, in partnership with Perkins & Will as architect and designer and GLY as general contractor, has completed Gateway Building, a 13-story, transit-oriented office property in Seattle. The 266,000-square-foot building is situated atop the U District light rail station and two blocks from the University of Washington’s Seattle campus. The University of Washington’s administration departments occupies floors two through seven, spanning 135,000 square feet, with the remaining floors dedicated to other tenants. Gateway Building features 3,000 square feet of ground-floor retail space, a two-story lobby, second-floor conference center, bike storage and shower rooms, as well as outdoor spaces, including a rooftop terrace, green roof with a 60 kW photovoltaic array and a public pocket park at the corner of Brooklyn Avenue NE and NE 43rd Street.

MEDFORD, MASS. — Cambridge Health Alliance has signed a 15-year, 56,000-square-foot healthcare lease in Medford, located north of Boston. The healthcare provider will occupy the second floor of One Cabot Road, a building that can also support office, life sciences and manufacturing uses, beginning in June. Deb Gould, Ali Cavanaugh and Rory Walsh of Newmark represented the landlord, The Davis Cos., in the lease negotiations. TUCSON, ARIZ. — Hazen Enterprises has completed the disposition of a single-tenant medical office building located at 4881 Grant Road in Tucson. Elliot Bay Medical Properties Holdings III LLC purchased the asset for $5.5 million. Pain Institute of Southern Arizona fully occupies the 15,000-square-foot property on a long-term lease. Originally constructed in 2008 and renovated in 2024, the property includes 58 surface and 20 covered parking spaces. Travis Ives, Gino Lollio and Tyler Morss of Cushman & Wakefield’s U.S. Healthcare Capital Markets team represented the seller and Bryce Horner of Cushman & Wakefield | PICOR provided local advisory services for the deal.

WHEAT RIDGE, COLO. — Denver-based Kaufman Hagan Commercial Real Estate has arranged the sale of an office building located at 6073 W. 44th Ave. in Wheat Ridge. The asset traded for $1.8 million, or $117.49 per square feet. The 15,321-square-foot building offers 13 office suites. Amanda Weaver and Alejandro Martinez of Kaufman Hagan represented the undisclosed seller in the deal. The name of the buyer was not released.

OMAHA, NEB. — Darland Construction Co. has completed an office remodel for DMSi Software in Omaha. The project included the removal of a section of the upper floor, creating an open, two-story area with a “floating” conference room. Darland constructed a large, custom staircase to anchor the two spaces. The project also included a large work café with various seating options, interactive games and beer taps. The lobby features a 154-square-foot fabric light fixture. Avant Architects was the project architect. DMSi serves the building products industry.
