CHICAGO — AmTrust RE has opened a coworking space at 33 North Dearborn, a 329,000-square-foot office tower in Chicago’s Central Loop. Named AmTrust Office Suites (AOS), the concept spans 22,000 square feet and offers both coworking spaces and mini office suites. AOS offers flexible lease arrangements, including monthly, quarterly and annual agreements. All AOS tenants have access to the property’s amenities, including a fitness center, bourbon lounge and onsite restaurants.

COPPELL, TEXAS — Cybersecurity firm Ascent Solutions has signed a 33,000-square-foot office lease at Cypress Waters, a 1,000-acre master-planned community located in the central metroplex city of Coppell. The lease spans the entire seventh floor of the building at 2999 Olympus Blvd. Cribb Altman of JLL and Shannon Reilly of Reilly Commercial represented the tenant, which plans to move in early next year, in the lease negotiations. Billingsley Co. owns Cypress Waters.
WASHINGTON, D.C. — JBG Smith has completed the disposition of an office property located at 1900 N St. in Washington, D.C. German-based Commerz Real AG purchased the 269,000-square-foot asset for an undisclosed price. Designed by KPF architects, 1900 N features a triple-height lobby, superior window line and world-class amenity space. At the time of sale, the property was 82 percent leased to a mix of tenants, including Goodwin Proctor and Beverage & Diamond law firms, as well as CBRE’s Washington, D.C., office. Tommy Cleaver, Stuart Kenny and Dan Grimes of CBRE represented the seller in the transaction.
ABMAR Villa Park Acquires Lab, Warehouse Complex in Henrico County, Virginia for $12.4M

HENRICO COUNTY, VA. — AMBAR Villa Park LLC has purchased Villa Park I, a flex lab/industrial complex located in Henrico County, from an undisclosed seller for $12.4 million. Located at 8040 Villa Park Drive, the 74,862-square-foot property offers significant warehouse and lab buildouts. At the time of sale, Villa Park I was 94 percent occupied by three tenants, including LabCorp and Technology Integration Group. LabCorp’s space is the company’s regional medical lab testing hub for Central Virginia, and Technology Integration Group leases 45 percent of the property. Eric Robison and Bo McKown of Cushman & Wakefield|Thalhimer’s capital markets group, along with Graham Stoneburner of Thalhimer, negotiated the transaction.
NEW YORK CITY — Elara Caring Group, a provider of home-based care services, has signed a 14,039-square-foot office lease in The Fordham area of The Bronx. The tenant will occupy space at The Poe Building on Grand Concourse, which was originally constructed in 1929 and renovated in 1989. The lease term is seven years. Kathy Zamechansky of KZA Realty Group represented the landlord, Poe Affiliates LP, in the lease negotiations. Alex Foley of Swearington Realty Group represented the tenant.
WASHINGTON, D.C. — Newmark has arranged the sale of Universal North and South, two Class B office buildings encompassing an entire city block near Dupont Circle in downtown Washington, D.C. Bethesda, Md.-based JBG Smith sold the assets to Philadelphia-based Post Brothers for $228 million. Totaling 659,459 square feet, the two-building office complex is located at 1825 and 1875 Connecticut Ave. NW. Universal North is a 12-story, 368,071-square-foot, value-add property, which was 40 percent leased at the time. Universal South is a 10-story, 291,387-square-foot, cash-flowing asset that was 98 percent leased at the time of sale. The project can accommodate an additional 73,428 square feet. Jud Ryan and James Cassidy of Newmark represented the seller in the deal.
COLUMBUS, OHIO — Marcus & Millichap has arranged the sale of an 82,428-square-foot office building in Columbus for $4.2 million. Located at 6161 Busch Blvd., the property was 36 percent vacant at the time of sale. The undisclosed buyer plans to extensively renovate the building. Nathan Pealer of Marcus & Millichap represented the seller, a limited liability company.
PHOENIX — Vancouver, Canada-based Talia Jevan Properties has completed the sale of Optum Center, a Class A multi-tenant office and medical building located at 20414 N. 27th Ave. in Phoenix. Cleveland-based Woodside Health Development acquired the property for $20 million. Built in 2008, the 81,907-square-foot Optum Center also includes a five-and-a-half level parking garage. At the time of sale, the property was 94 percent leased. The building features an extensive glass curtain wall and ribbon windows. NEW YORK CITY — Law firm Cullen & Dykman has signed a 28,307-square-foot office lease at One Battery Park Plaza, a 35-story, 870,000-square-foot tower in Lower Manhattan. Ken Rapp, David Hollander and Andrew Sussman of CBRE represented the tenant, which is relocating from 44 Wall Street, in the lease negotiations. Kevin Daly and Tom Keating represented the landlord, The Rudin Family, on an internal basis.
ARVADA, COLO. — Stan Johnson Co. has facilitated the sale of a Class B office building located at 6850 W. 52nd Ave. in Arvada. A Louisiana-based private investor acquired the property from a Washington-based individual investor for $3 million. Built in 1998 on 2.6 acres, the two-story, 28,492-square-foot property is occupied by multiple tenants, including HomeGuard Services and Venture Financial. At the time of sale, the asset was 91 percent leased. Craig Tomlinson of Stan Johnson Co. represented the buyer in the deal.
