SEATTLE — Hudson Pacific Properties Inc. (NYSE: HPP) has completed its purchase of Washington 1000, a fully entitled office development site in Seattle, for $85.6 million. The Los Angeles-based REIT will break ground immediately on a 546,000-square-foot office tower at the site. The total project costs, including the purchase price of the land, is anticipated to range from $340 million to $360 million. Washington 1000 is located at 1000 Olive Way within Seattle’s Amazon-anchored Denny Triangle submarket. The project will sit directly adjacent to the $1.9 billion Washington State Convention Center Addition project, which is adding numerous retail amenities and streetscape improvements to the neighborhood. Project architects LMN and Callison RKTL are designing Washington 1000 to achieve LEED Gold and Fitwel certifications. The design will appeal to post-pandemic office needs with enhanced HVAC filtration units and antimicrobial finishes at key touchpoints. The design will also allow for flexibility with 36,500-square-foot, column-free floorplates, as well as maximum natural light with high ceilings and floor-to-ceiling windows. The project will feature more than 22,000 square feet of amenity-rich outdoor space, including an indoor-outdoor rooftop lounge and two 5,000-square-foot terraces off the second-floor main lobby. SAN FRANCISCO — SHVO and architects Foster + Partners have unveiled plans for Three Transamerica at 545 Sansome St. in San Francisco, including the expansion and upgrade of the building to a contemporary, high-design office building. Built in the 1930s, the historic Art Deco structure was originally designed for the California Ink Co. The building’s new design emphasizes sustainability while revitalizing the historic structure. The building’s interior will be completely modernized and brought up to date with current building codes while preserving the integrity of the historic structure. Its two Art Deco façades will be restored, and the building floor plates extended toward Washington Street and Redwood Park creating double-height office spaces. Additionally, new office space will be created above the existing building, set back from the historic Sansome Street façade, creating an additional 50,000 square feet of office space. Estimated development costs were not disclosed. The 10-story building is part of Transamerica Pyramid Center, which also includes an iconic, 48-story, pyramid-shaped anchor building built in 1972. SHVO bought the two buildings and the small, urban park between them in October.

HOFFMAN ESTATES, ILL. — Headline Solar has leased 15,000 square feet of office space for its new headquarters at Bell Works Chicagoland in the Chicago suburb of Hoffman Estates. Bell Works is a $200 million redevelopment of the former AT&T campus. Headline Solar, a Midwest-based solar company, is relocating from a roughly 3,500-square-foot office at 1750 E. Golf Road in Schaumburg. Gregg Espach, Patrick Kobilca and Bryant McKenzie of Vestian represented Headline Solar in the lease negotiations. The 10-year lease included flexible terms, buildout allowances, the right to scale occupancy and swing space to house employees while the buildout was being completed, according to Vestian. Headline Solar is set to move into its new space by the end of this month.

PEMBROKE PINES, FLA. — CBRE has secured a $21.9 million loan for the refinancing of Pines Medical Professional Centre, a 91,956-square-foot medical office complex in Pembroke Pines. Paul Ahmed and Mackenzie Lampman of CBRE Capital Markets arranged the seven-year, fixed-rate loan through Bank United on behalf of the borrower, an unnamed private investor. Pines Medical Professional Centre features four, two-story office buildings built between 2000 and 2002. The South Florida property was 97 percent leased at the time of financing to a variety of medical providers, including physicians, dentists, radiologists and urologists. Located at 400-700 N. Hiatus Road, the property is situated less than one mile from Memorial Hospital West and 9.8 miles from Hollywood.

LEWISVILLE, TEXAS — WIS International, a provider of global inventory and data collection services, has signed a 70,996-square-foot office lease at Crown Centre, a 140-acre corporate campus located in the northern Dallas suburb of Lewisville. Robbie Baty and Mike Wyatt of Cushman & Wakefield represented the tenant, which plans to move in on Dec. 1, in the lease negotiations. Lauren Halstedt, Ashley Curry and James Esquivel of JLL represented the landlord, Bright Realty.

ISELIN, N.J. — Invitae, a provider of genetic testing services, has signed a 28,000-square-foot office lease renewal and expansion at Woodbridge Corporate Plaza in the Northern New Jersey community of Iselin. The lease term is 10 years. The 630,000-square-foot campus features a fitness center, conference and training facilities, a cafeteria with outdoor seating and an onsite dry cleaner. Charlie Hatfield led a Colliers team that represented the tenant, which is expanding its footprint by 13,500 square feet, in the lease negotiations. The name and representative of the landlord were not disclosed.

MORRISTOWN, N.J. — The Silverman Group has completed the renovation of Morristown Plaza, a two-building, 122,000-square-foot office complex in Northern New Jersey. The value-add program delivered upgrades to the various common areas and amenity spaces, which now include a grab-and-go café, fitness center, conferencing facility, onsite bank branch and outdoor seating areas. The Silverman Group has retained Lee & Associates to lease the property.

ALLENTOWN, PA. — iQor, a Florida-based provider of business process outsourcing (BPO) solutions, has opened a 30,000-square-foot office in the Lehigh Valley city of Allentown. The space includes a fitness center and a café and replaces iQor’s old facility in nearby Bethlehem. The company, which more specifically provides customer service, third-party collections and accounts receivable management, employs about 35,000 people across 10 countries.

HILLSBORO, ORE. — JLL Capital Markets has brokered the sale of a single-story call center building, located at 10500 NE Walker Road in Hillsboro, a suburb of Portland. A public REIT sold the asset to Hines Global Income Trust for an undisclosed price. Situated on an 18.9-acre site, 10500 NE Walker Road was renovated in 2009. The property features 16-foot ceiling heights, three dock-high doors, two grade-level doors, 938 parking spaces and LEED Silver certification. The property is fully leased to a long-term financial services tenant. Buzz Ellis, Adam Lasoff, Adam Taylor, Ira Virden, Carrie Kahn, Frank Solorzano and Conan Lee of JLL Capital Markets represented the seller and procured the buyer in the deal.
