HOUSTON — Local brokerage firm Oxford Partners has negotiated a 20,974-square-foot office sublease in West Houston. According to LoopNet Inc., the building at 11750 Katy Freeway is a 17-story, 430,000-square-foot structure that was completed in 2015. Ryan Hartsell of Oxford Partners represented the sublessee, law firm Oliva Gibbs LLP, in the negotiations. Albert Spiers and Chris Oliver of Cushman & Wakefield, along with Mark Reilly of JLL, represented the undisclosed sublessor. Steve Bryant of Mac Haik Enterprises represented the landlord, an entity doing business as Energy Tour IV Investments Ltd.

STAMFORD, CONN. — Newmark has arranged a $133 million loan for the refinancing of The Link, an office building located at 200 Elm St. in the southern coastal Connecticut city of Stamford’s downtown area. According to LoopNet Inc., The Link totals 588,345 square feet. The property was built in 1984 and underwent a $50 million renovation in 2023 that reimagined the lobby, modernized the elevators and upgraded the common areas. Jordan Roeschlaub, Nick Scribani and Chris Kramer of Newmark arranged the loan on behalf of the borrower, a partnership between A.M. Property Corp. and Northeast Capital Group. Deutsche Bank and Urban Standard provided the debt.

NEW YORK CITY — Locally based investment and development firm Savanna has acquired a 95,000-square-foot office building in the Meatpacking District of Lower Manhattan for $85 million. The building at 430 W. 15th St. rises eight stories and includes 8,000 square feet of outdoor terrace space following a renovation in 2015. Will Silverman, Alana Bassen, Gary Philips and Jeff Organisciak of Eastdil Secured represented the undisclosed seller in the transaction. Adam Kopald of law firm Goodwin Procter acted on behalf of Savanna. The building was fully leased at the time of sale.

HOUSTON — Colliers has brokered the sale of a 135,641-square-foot office building in the Uptown/Galleria area of Houston. According to LoopNet Inc., the eight-story building at 675 Bering Drive was originally constructed in 1982 and renovated in 1999. David Carter of Colliers represented the seller and procured the buyer, both of which requested anonymity, in the transaction. The building was 76 percent leased at the time of sale. The sales price was also not disclosed.

HOUSTON — SM Energy has signed a 20,324-square-foot office lease expansion in Houston’s Energy Corridor area. The independent oil and gas provider will soon occupy 41,454 square feet across two newly renovated floors at One Eldridge, a 12-story, 245,315-square-foot building that is part of a larger campus owned by Granite Properties. Steven Mulhern of Mulhern Co. and Bill Scott of Real Estate One represented SM Energy in the lease negotiations. Jon Dutton and Andrew Elliott represented Granite Properties on an internal basis.

GILBERT, ARIZ. — CBRE has brokered the sale of The Forum at Gilbert Ranch, a Class A, 97,000-square-foot office campus in Gilbert. A private, high-net-worth 1031 exchange investor acquired the asset from a private seller for $23.5 million. The Forum at Gilbert Ranch consists of a single-story building and four two-story buildings, with an average suite size of 4,500 square feet. Additionally, the property offers onsite amenities and covered parking. The asset is situated on 6.5 acres at 1475, 1482, 1528 and 1530 E. Williams Field Road and 2314 S. Val Vista Drive. At the time of sale, the property was 96 percent leased. Geoff Turbow, Anthony DeLorenzo, Matt Pourcho and Charlie von Arentschildt of CBRE represented the seller in the deal. The buyer was self-represented.

ELMWOOD PARK, N.J. — MLB Network has signed a 207,000-square-foot, full-building lease in the Northern New Jersey community of Elmwood Park. The baseball broadcasting company will relocate its entire operation from nearby Secaucus, where it has operated for the past 16 years, to the newly constructed building at 25 Market Street, with plans to take occupancy before the 2028 season. Scott Gottlieb, Brendan Herlihy, Greg Barkan and Elliot Bok of CBRE represented MLB Network in the lease negotiations. Rob Kossar, David Knee, Ignatius Armenia, Chris Hile and Ryan Milanaik of JLL represented the owner, Crow Holdings Development.

GILBERT, ARIZ. — Scottsdale, Arizona-based Diversified Partners has opened Mercy Center, an 11-acre mixed-use development in Gilbert, approximately 22 miles southeast of Phoenix. A mix of retail and office tenants — Galleria Nails, Prizm Dental, Honoré Skin Clinic, Beem Light Sauna, Brickhouse Dental and Willow Midwife — have already opened. Kolache Café and The Cabinet Design Studio are under construction and will soon join the tenant roster. Additionally, Arizona’s largest Starbucks Coffee is open at Mercy Center, which features a two-story design, a 23-car drive-thru, designated mobile order parking, an elevator and rooftop solar panels that supply 80 to 100 percent of the store’s energy needs. The center is designed to serve the needs of the growing medical and residential community surrounding Mercy Gilbert Medical Center and the soon-to-open Phoenix Children’s Hospital – East Valley.

CHARLOTTE, N.C. — A joint venture between MRP Realty, Asana Partners and Rockefeller Group has received construction financing for Brooklyn & Church, an adaptive reuse project in Charlotte. The project will convert the former Duke Energy headquarters, located at 526 S. Church St., into a 460-unit apartment community with 57,000 square feet of retail space. The financing amount and construction timeline were not disclosed. The Duke Energy headquarters was originally built in 1975. MRP Realty and Asana Partners acquired the building in 2022. The building’s core and shell will be preserved, but the façade will be reskinned with new windows and balconies. Once converted, Brooklyn & Church will comprise 800,000 square feet across 13 stories, with amenities including a rooftop deck and pool with grilling stations, fitness center and spa space, coworking space, bike room and a dog run with pet spa. The property’s loft-style apartments will have 13.6-foot, exposed ceilings. In addition to the apartments and ground-floor retail space, the property will offer a new three-story, 30,000-square-foot retail building at the corner of Church Street and Brooklyn Village Avenue that will be connected to the main building via a 60-foot walkway.

ESCONDIDO, CALIF. — Gantry has secured a $21 million permanent loan to refinance the San Diego County’s North Inland Live Well Center, located at 649 W. Mission Ave. in Escondido within the North County suburb of San Diego. The 111,000-square-foot, build-to-suit office facility was redeveloped for its current use in 2015 from a big box retail building formerly occupied by Office Depot and Albertsons. The fully leased property houses the County’s Health and Human Services Agency community-facing programs, as well as retail space occupied by restaurant tenants. Spencer Fisher of Gantry represented the borrower, a private real estate investor responsible for the property’s original redevelopment. The 10-year, CMBS loan was secured from one of Gantry’s conduit lending sources and features a 30-year amortization and nonrecourse terms.
