SUNNYVALE, CALIF. — STC Ventures, a joint venture between Sares Regis Group of Northern California and Hunter Properties, received approval from the Sunnyvale Planning Commission to develop two office buildings totaling 500,000 square feet on the former Macy’s parcel in downtown Sunnyvale. Situated between Taaffe and Murphy avenues, the buildings will be separated by a public pedestrian plaza and each offer 250,000 square feet of office space, 25,000 square feet of ground-level retail space for restaurant and entertainment uses and 13,000 square feet of outdoor space, including terraces and step backs. Additionally, the adjacent properties will offer an underground parking structure with 786 spaces. The office buildings are designed for post-COVID work environments and will feature mechanical systems that will provide employees access to fresh air and ample outdoor space. The buildings are also targeting LEED Gold certification. The office project is the latest portion of the second phase of CityLine Sunnyvale, the redevelopment of four parcels in Sunnyvale’s downtown core that will add residences, ground-level retail and office space. MINNEAPOLIS — Monarch Alternative Capital LP and Crestlight Capital have acquired a portfolio of three office buildings in the North Loop submarket of Minneapolis for an undisclosed price. The properties are located at 241 N. 5th Ave., 411 Washington Ave. and 500 N. 3rd St. Swervo Development Corp. was the seller and developer for all three buildings. The new owners plan to invest in branding and amenities for the properties. Monarch is an investment firm with approximately $9 billion of assets under management, and Crestlight is a Detroit-based private equity real estate investment firm with roughly $500 million in assets under management.
TROY, MICH. — Turbo Mortgage Funding 2 LLC has signed a 2,800-square-foot office lease at North Troy Corporate Park in Troy. Jordan Friedman of Friedman Real Estate represented the tenant in the lease transaction. Robert Gagniuk and Marc Hames of Friedman represented the undisclosed landlord. Turbo Mortgage Funding is a Farmington Hills, Mich.-based mortgage broker.
NEW YORK CITY — The Rudin Family, a locally based owner-operator, has launched a multimillion-dollar capital improvement program at 3 Times Square, a 30-story office tower in Midtown Manhattan. The program will include the creation of a new three-story lobby, touchless entry mechanisms, upgraded elevator systems and dedicated amenity space on the 16th floor. The new amenity deck will feature a coffee bar, fitness center with locker rooms, outdoor dining spaces and a conference and event center that can hold up to 220 people. The 885,000-square-foot building was originally completed in 2001 as the North American headquarters of Reuters Group PLC. Rudin has tapped FXCollaborative, which originally designed the building, as the project architect. Cushman & Wakefield will handle leasing of the redeveloped building. An expected completion date was not released.
DARIEN, CONN. — Boston-based mortgage banking firm EagleBridge Capital has arranged $14.7 million in mortgage financing for Darien Crossing, a 77,000-square-foot office complex in Darien, located in the southern coastal part of the state. Darien Crossing consists of three buildings on 5.2 acres that were recently renovated to offer a new café with indoor and outdoor seating, as well as a new fitness center and conference facility. Brian Walsh of EagleBridge Capital arranged the loan through an undisclosed national lender. The borrower was also undisclosed.
PHILADELPHIA — CBRE has negotiated a 44,000-square-foot life sciences headquarters lease for biotechnology firm Biomeme at 401 N. Broad St. in Philadelphia. The new headquarters includes space for lab, office and manufacturing uses. Christian Dyer of CBRE represented the landlord, Netrality Data Centers, in the lease negotiations. The representative of the tenant was not disclosed. Since acquiring the 11-story building in 2014, Netrality Data Centers has invested for more than $50 million in capital improvements.
BioMed Realty Wins Municipal Approval for 910,000 SF Expansion of Life Sciences Campus in Bay Area

EMERYVILLE, CALIF. — The City of Emeryville in Northern California’s Bay Area has approved BioMed Realty’s proposal to expand its Emeryville Center of Innovation life sciences campus. The 12-acre property is located about four miles north of Oakland and 10 miles east of San Francisco. The expansion will add 910,000 square feet of Class A laboratory and office space to the development. Phase I of the expansion, which BioMed Realty expects to begin in 2022, will span 265,000 square feet. “We are grateful for our partnership with the City of Emeryville to develop purpose-built lab research facilities that support the growth of the industry and help our business partners attract and retain talent,” says Salil Payappilly, vice president of BioMed Realty. BioMed Realty is currently modernizing an existing 303,000-square-foot building at Emeryville Center of Innovation. The building, which is not part of the newly announced expansion, will be fully occupied by Zymergen Inc., a biomanufacturing company and Emeryville’s largest employer. Zymergen signed a lease in 2019 for its new corporate headquarters and to accommodate the expansion of its operations. BioMed Realty expects to complete Zymergen’s building in early 2023. RALEIGH, N.C. — Tri Properties | NAI Carolantic has brokered the $26.5 million sale of Trinity Place, a four-story, Class A office building located at 1201 Edwards Mill Road in Raleigh. The 113,368 square-foot-building is situated on 6.3 acres across from PNC Arena. Jimmy Barnes of Tri Properties | NAI Carolantic, handled the transaction on behalf of the buyer, JPB Raleigh Holdings. The seller was Chicago-based Origin-Trinity Holding. Trinity Place was 90 percent leased at the time of sale to tenants representing a diverse mix of industries, including public relations, insurance, real estate, data processing and other business services. JPB Raleigh Holdings currently owns over 400,000 square feet of Class A office space in its Raleigh/Durham portfolio, including other buildings such as Northchase on Six Forks Road and Time & Temperature on Glenwood Avenue. The firm has renovation plans to refurbish Trinity Place’s lobby and common areas and upgrade the landscaping. Tri Properties | NAI Carolantic will handle the leasing and management.

LINCOLNSHIRE, ILL. — Cawley Chicago has brokered the sale of a 25,229-square-foot office building located at 680 Barclay Blvd. in Lincolnshire for $4 million. Rawly Lantz and Justin Harris of Cawley represented the buyer, Relevant Radio, which opted to move the company’s headquarters closer to its local radio operations. Mason Hezner of Brown Commercial Group represented the seller, Union Building Corp. Based in Green Bay, Wisconsin, Relevant Radio is a religious radio network.
