ST. LOUIS — One Metropolitan Square, an office tower in downtown St. Louis, has sold in two transactions totaling $145 million. One deal was for the building and a separate one was for the land. Kawa Capital Management, an independent asset management firm, purchased the leased fee interest. The seller, 601W Cos., had owned and operated the property since 2005. The building is 92 percent leased to 35 tenants in industries such as law, government, energy and architecture. This past summer, the U.S. Department of Agriculture signed a 20-year lease to occupy 163,000 square feet.

This has already outpaced the amount seen in 2020 by more than 40 percent. Meridian and Downtown Boise have had the most net absorption, with 232,000 square feet and 191,000 square feet, respectively. Overall vacancy has declined a full percentage point in 2021, from 7.3 percent to 6.2 percent. Multi-tenant vacancy has also declined from 11.2 percent to 10.7 percent. Many of the largest transactions of 2021 involved companies that are new to the Boise MSA. Kiln, a co-working company with offices in Utah and Colorado, leased nearly 50,000 square feet of newly constructed space in the Eagle View Landing project near Eagle Road and I-84. U.S. Investment Corp. and AMS Sensors, both of which are new to the market, leased 13,100 and 10,900 square feet, respectively, at the 11th & Idaho Building in downtown Boise. Overall asking rates have increased in the past year, rising $0.50 per square foot to $18.50 per square foot (full-service lease/FLSV, annually). FAIRFAX, VA. — KBS has sold Willow Oaks Corporate Center, a 584,147-square-foot, Class A office park in Fairfax, which is about 18.7 miles west from Washington, D.C. Bridge Investment Group purchased the property for $106 million. KBS owned the property via KBS Real Estate Investment Trust II. Built in three phases in 1986, 1989 and 2003, Willow Oaks Corporate Center is a three-building office park located near the intersection of Route 50 and the Capital Beltway. The office center has obtained WiredScore Gold and Silver certifications, which has to do with the property’s wired infrastructure, internet connectivity and resilience. The property also features EV car-charging stations and an energy-management system. Building amenities include bike storage, an outdoor picnic area, carwash and detail service, private tenant balconies, concierge service and multiple bus shuttles. Located at 8281-8399 Willow Oaks Corporate Drive, the property is 7.4 miles from George Mason University, less than one mile from Inova Fairfax Hospital and 1.1 miles from the Mosaic District Town Center, a 31-acre mixed-use development with retail and dining options. CHARLOTTE, N.C. — CBRE has arranged the sale of Morehead Square, a 133,107-square-foot office building in Charlotte’s South End submarket. Charlotte-based Spectrum Cos. and Invesco Real Estate purchased the property from Charlotte-based Ferncroft Capital for $65.5 million, according to the Charlotte Business Journal. Patrick Gildea, Matt Smith, Grayson Hawkins, Joe Franco, Kris Westmoreland and Emily Barth of CBRE represented the seller in the transaction. Built in 2000, Morehead Square is a six-story property that features a 412-space surface and deck parking lot. The property is currently 71 percent occupied to tenants such as Charter Communications, U.S. Export Assistance Center, Bank OZK, WSP Engineering and West End Advisors. The office building has recently undergone several renovations, including improvements to the lobby and modernization of the first, second and sixth floors. Located at 1001 Morehead Square Drive, the property is situated at the intersection of East Morehead Street and Morehead Square Drive. Morehead Square is adjacent to the Lynx Light Rail Carson Street Station and is close to the AC Marriott Hotel, Westin Hotel, Dowd YMCA, Morehead Tavern, Midnight Diner and Bank of America Stadium, home arena of the Carolina Panthers NFL team.

Granite-Park-Six-Plano

PLANO, TEXAS — Granite Properties has broken ground on the 420,000-square-foot Building 6 within Granite Park, the company’s 90-acre master-planned development in the northern Dallas suburb of Plano. Designed by BOKA Powell with interior design by HKS Architects, Granite Park Six will rise 19 stories and is scheduled for a June 2023 completion. Amenities will include a terrace with a lounge, golf simulator and green space, as well as a fitness center, coffee kiosk, 400-seat lecture hall and three conference rooms. Austin Commercial is the general contractor for the project. In addition, Stonebriar Commercial Finance has signed a lease for two floors and 52,000 square feet at Granite Park Six. Tyler Thomas and Scott Morse of Citadel Partners represented the tenant in those lease negotiations. Robert Jimenez and Burson Holman represented Granite Properties on an internal basis.

NEW YORK CITY — A partnership between locally based investment firm Taconic Partners, global asset manager Nuveen Real Estate and Flatiron Equities has acquired 309-324 East 95th Street in Upper Manhattan for $70 million. The property was originally constructed in 1927 as a manufacturing facility but was repurposed in the 1980s. The site now houses a five-story office building that connects with a two-story garage. Barry Goodman of Newmark represented the partnership in the transaction. The seller was not disclosed. Potential redevelopment plans are currently being evaluated.

CARLSBAD, CALIF. — Miramar Capital has purchased Aston Views, a freestanding office/flex building located at 1808 Aston Ave. in Carlsbad. MCR Aston LLC sold the property for $20 million. Built in 2001 on 8.7 acres, the two-story Aston Views features 82,972 square feet of space. At the time of sale, the property was 90 percent leased. Rick Reeder and Brad Tecca of Cushman & Wakefield’s Capital Markets team represented the seller in the deal. Justin Halenza and Michael Mahoney, also of Cushman & Wakefield, provided leasing advisory.

ANN ARBOR, MICH. — Bernard Financial Group has arranged a $21.3 million bridge loan for the acquisition of One North Main, a 114,870-square-foot office property in Ann Arbor. Constructed in 1987, the building rises 11 stories, according to LoopNet. Dennis Bernard and Joshua Bernard of the firm arranged the loan with Ladder Capital Finance LLC. The borrower was an entity doing business as One North Main Owner LLC.

CHICAGO — Echo Real Estate Capital has sold a 94,000-square-foot office building in Chicago for $16.2 million. AT&T fully leases the property, which is located at 2401 W. Grace St. AT&T uses the building as a national call center and training facility. Echo acquired the asset in 2018 and signed a lease extension with AT&T earlier this year. Quantum Real Estate Advisors Inc. represented both the buyer and seller. Quantum’s Chad Firsel represented Echo, while Dan Waszak represented the buyer, an international investment fund.

Westpoint Business Center

TAMARAC, FLA. — Avison Young has arranged a 47,851-square-foot long-term office lease at Westpoint Business Center in Tamarac. Tom Viscount of Avison Young represented the tenant, Sonny’s Enterprises, in the lease transaction. Sonny’s Enterprises, a Tamarac-based international manufacturer and marketer of conveyorized car wash equipment, parts and supplies, is relocating its corporate offices to Westpoint Business Center. The company already occupies 350,000 square feet within Westpoint Distribution Center, a warehouse park next to Westpoint Business Center. Westpoint Business Center is a freestanding, two-story building. Located at 5870 Hiatus Road, the Westpoint Business Center is located off the Sawgrass Expressway and Commercial Boulevard, and the property has access to the Florida Turnpike. The property is also about 20.6 miles from the Fort Lauderdale-Hollywood International Airport and 21.7 miles from Port Everglades.
