HURST, TEXAS — Colliers International has brokered the sale of Norwood Plaza, an office building located in the Fort Worth suburb of Hurst. According to LoopNet Inc., the property totals 44,245 square feet. Norwood Plaza was fully leased to 27 tenants at the time of sale. The buyer and seller both requested anonymity. Mark Allen and Cody Payne of Colliers International brokered the deal.

NEW YORK CITY — Transwestern has negotiated a 34,500-square-foot office lease for social services agency Sheltering Arms Children & Family Services at 165-19 Jamaica Ave. in Queens. The six-story building spans 69,000 square feet. Stephen Powers, Lindsay Ornstein, Thomas Hines, Jake Cinti and Alexander Smith of Transwestern represented Sheltering Arms, which plans to relocate to its new space in the third quarter of 2021, in the lease negotiations.
PALO ALTO, CALIF. — Silicon Valley, Calif.-based Blox Ventures and New York-based Angelo Gordon & Co. have completed the disposition of First Republic Center, a retail and office property located at 2100 El Camino Real in Palo Alto’s College Terrace neighborhood. According to Santa Clara County records, an affiliate of KKR and Drawbridge Real Estate acquired the building for $103.9 million. First Republic’s regional office occupies 76 percent of the 58,000-square-foot building. Other tenants include a 11,000-square-foot Real Produce International Market, a music group and other local businesses.
ALBUQUERQUE — Nashville, Tenn.-based Montecito Medical Real Estate has acquired Lovelace Clinic Medical Office Building, a medical office and urgent care center in Albuquerque. Terms of the transaction were not released. Southwest Medical Associates, a subsidiary of Lovelace Health System, occupies the two-story, 69,539-square-foot facility. The primary care medical office portion of the building, which represents 43,200 square feet, opened in October 2017. In October 2020, a 26,339-square-foot expansion, including an urgent care center and specialty center, was added to the facility. The medical office facility offers 100 exam rooms with space to accommodate up to 40 providers. The urgent care portion provides walk-in treatment seven days a week. Scott Throckmorton of ARGUS Investment Realty, Peter Bauman and Tivon Moffitt of Institutional Property Advisors, and Andrew Milne of JLL brokered the transaction.
MINNEAPOLIS — Law firm Fredrikson & Byron has leased 178,000 square feet at RBC Plaza at 60 South Sixth, a 40-story office tower in downtown Minneapolis. The regional law firm will occupy approximately nine floors. KBS owns the Class A, 710,332-square-foot property. Amenities at the office tower include a fitness center, tenant lounge, conference center, retail and dining space, bicycle storage, underground parking and concierge services. Brent Robertson, Andrea Leon and Jon Dahl of JLL represented KBS in the lease transaction. Mike Salmen, Larry Serota and Will McDonald of Transwestern represented the tenant.
DURHAM, N.C. — Drawbridge Realty has acquired an 11-story, 260,000-square-foot office building located at 4820 Emperor Blvd. in Durham for $89.7 million. The building, originally constructed in 2009, serves as the headquarters for IQVIA Holdings Inc., a provider of healthcare clinical research. The asset is situated on seven acres in the southeastern portion of Research Triangle Park, 10 miles southeast of downtown Durham. Russell Ingrum and Ben Kilgore of CBRE represented the buyer in the transaction. Franklin Street Properties Corp. was the seller.
LAUREL, MD. — Edge has brokered the $15.7 million sale of a 106,000-square-foot flex warehouse and office building in Laurel. The building was constructed in 1984 as the headquarters for Ritz Camera, which filed for bankruptcy in 2012. Earlier this year, Edge brokered a 37,000-square-foot lease at the property for Advanced Collision, an auto body repair shop. Other tenants at the time of sale included Rolling Green Landscaping and Sans Institute. Edge handled leasing activities on behalf of the seller, an affiliate of Bethesda, Md.-based Bristol Capital Corp., since 2016. The building is located 17 miles northeast of downtown Washington, D.C. Joe Friedman, Kenneth Fellows and Rob Pugh of Edge represented the seller in the transaction. The team also procured the buyer, an undisclosed 1031 exchange investor that Mid-Pacific Advisors represented in the sale.
Wells Fargo Provides $290M in Construction Financing for Midtown Union Mixed-Use Development in Atlanta

ATLANTA — Wells Fargo Bank has provided two construction loans totaling $290 million for Midtown Union, a mixed-use development that broke ground last December in Midtown Atlanta. A joint venture between MetLife Investment Management and Granite Properties is developing a 26-story, 612,000-square-foot office building at the project that will serve as the future headquarters of Invesco. Wells Fargo provided the joint venture with a $210 million loan for the office building, for which general contractor Brasfield & Gorrie has completed seven stories. The office tower will feature 24,000 square feet of ground-level retail, a 12,000-square-foot terrace on the eighth floor, a fitness center and 14-foot floor-to-ceiling windows. Cooper Carry designed the building to also feature an HVAC system that features MERV 13 air filters and Needlepoint Bipolar Ionization technology to combat COVID-19. Additionally, a joint venture between MetLife Investment Management and StreetLights Residential received an $80 million loan for Midtown Union’s 18-story, 355-unit multifamily community adjacent to the office tower. Brasfield & Gorrie has completed 12 levels of the residential space and expects to deliver both buildings in the third quarter of 2022. SOUTHFIELD, MICH. — Advertising agency Doner has unveiled plans to open a new headquarters at 400 Galleria Officentre in Southfield. Doner plans to take occupancy of its new space in summer 2021. Designed by interior design firm Vocon, the 62,000-square-foot office will house roughly 375 employees. The office will include areas for in-person as well as virtual collaboration. The space will also include an advanced air filtration and purification system. Doner has been headquartered in Detroit area since 1937. Its current office is located at 25900 Northwestern Hwy in Southfield. Friedman Real Estate represented Doner in securing its new lease.
ST. CLOUD, MINN. — KW Commercial | AMK Properties has arranged the sale of a three-property office and retail portfolio in St. Cloud near Minneapolis for $5.1 million. Named the Heritage Centre Portfolio, the assets include Heritage Market I, Heritage Business Centre and Heritage Professional Building. They range in size from 8,600 square feet to 25,300 square feet. Matthew Klein and Anthony Passanante of KW represented the buyer, Heritage Retail Partners LLC.
