WASHINGTON, D.C. — CommonGrounds Workplace has opened two new coworking spaces in Washington, D.C., totaling 73,692 square feet. The first office location spans 29,509 square feet and occupies the entire second floor of 1500 K St. NW. The office building is one block north of The White House and less than one block from McPherson Station. The other location spans 44,183 square feet within a newly built, 11-story office building at 99 M St. E. CommonGrounds occupies the entirety of the eighth and ninth floors of the asset, which is located in D.C.’s Navy Yards district. The property is located four miles southeast of downtown D.C. and less than one mile from Nationals Park, home of MLB’s Washington Nationals. BBGM was the architect for both locations.

PORTLAND, ORE. — NorthMarq has arranged the $5.6 million refinance of Willamette Wharf, an office property located at 4640 S.W. Macadam Ave. in Portland. Bob Spiro and Scott Moline of NorthMarq’s Seattle office secured the financing for the undisclosed borrower. The transaction was structured with a 10-year term on a 25-year amortization schedule. NorthMarq arranged the financing through its correspondent relationship with a life insurance company. The two-story building features 51,716 square feet of multi-tenant office space.

ALLEN, TEXAS — Crawford & Co., an Atlanta-based insurance servicer, has signed a 70,000-square-foot office lease in the northeastern Dallas suburb of Allen. The company is occupying space at a two-story building at 830 S. Greenville Ave. that was built in the 1990s and formerly housed the operations of HIT Entertainment. Avison Young represented the undisclosed landlord in the lease negotiations.

NEW YORK CITY — Developer SL Green Realty Corp. has completed the $600 million refinancing of 410 Tenth Avenue, an office redevelopment project that will add 636,000 square feet of office space to the local supply. Amazon and First Republic Bank will anchor the 20-story property, which was originally built in 1927 as the Master Printers Building. The loan takes out $465 million in construction financing that SL Green received in 2019 and will fund all future development costs. Completion of 410 Tenth Avenue is slated for the third quarter of 2021.

BELLEVUE, WASH. — Vulcan Real Estate, a Seattle-based owner and developer, is underway on two mixed-use developments known as 555 Tower and West Main in the central business district of Bellevue. Amazon (NASDAQ: AMZN) has preleased the office portion of both properties, which totals more than 2 million square feet. “We are very excited to be working with Amazon again, and we are thrilled to be kicking off our first development projects in the Bellevue CBD,” says Ada Healey, chief real estate officer for Vulcan. Bellevue is an upscale suburb of Seattle that sits on the east side of Lake Washington in the state’s Puget Sound area. “It is projects like these that will help stimulate business in Bellevue and help create jobs and opportunity — from construction jobs to new roles in hospitality and local retail — in the years to come,” adds Healey. The 555 Tower will be a 42-story building comprising 967,500 square feet of office space and 28,400 square feet of retail space. SAN DIEGO — Longfellow Real Estate Partners has purchased Creekside, a three-building office property located in San Diego’s Sorrento Mesa submarket. The price was not disclosed. The acquisition brings Longfellow’s San Diego portfolio to more than 660,000 square feet spanning 23 buildings in the Sorrento Valley and Sorrento Mesa submarkets. The company plans to immediately convert 60,000 square feet of existing vacancy and eventually transition the entire 124,473-square-foot campus into state-of-the-art lab space. Creekside is part of Longfellow’s SOVA Science District campus — throughout which Longfellow is completing campus façade enhancements and an outdoor amenity space featuring murals by local artists that will be unveiled this fall. Creekside tenants will also have access to Elevate, Longfellow’s proprietary tenant amenities and hospitality offerings, including a fitness center, brewery, restaurant, coffee shop, programs and services. Louay Alsadek and Hunter Rowe of CBRE and Chris High and Steve Bruce of Newmark Knight Frank assisted with the transaction. MCKINNEY, TEXAS — Developer KDC has completed a 100,000-square-foot corporate campus in McKinney for building materials supplier SRS Distribution Inc. The property is located within the Hub 121 mixed-use development and is expected to house about 150 employees. Construction on the four-story, Class A building, which offers indoor and outdoor amenity space, began in March 2019. Gensler designed the project, and Adolfson & Peterson served as the general contractor.

PITTSBURGH — Dollar Bank, a regional lender serving Pennsylvania, Ohio and Virginia, has signed a 76,000-square-foot lease for its new office headquarters in Pittsburgh. The company will relocate from Gateway Center to a building located at 20 Stanwix St., which offers amenities such as a fitness center, conferencing facility and indoor and outdoor tenant lounges. Under the terms of the 16-year lease, Dollar Bank will occupy four floors and a ground-floor reception suite beginning in the first quarter of next year.

SACRAMENTO — RevOZ Capital has formed a joint venture with Argosy Real Estate Partners to purchase a 127,000-square-foot office property located at 660 J St. in downtown Sacramento. SG Downtown LLC, an affiliate of the Sacramento Kings ownership group, sold the building for an undisclosed price. The joint venture plans to rehabilitate and re-image the four-story building into a mix of office and retail space to complement the recently completed Downtown Commons (DoCo) sports and entertainment district. Renovation plans include redesigning the building to LEED-certification standards, re-skinning the building’s exterior, recreating a lobby, adding on-site amenities, creating new outdoor space, updating restrooms and modernizing building systems. LPA is serving as architect and Cushman & Wakefield will market the property upon completion in late 2021.

PURCHASE, N.Y. — Newmark Knight Frank (NKF) has negotiated a 25,000-square-foot office lease for law firm Milber Makris Plousadis & Seiden LLP at 100 Manhattanville Road in Purchase, located north of New York City in Westchester County. The four-story building spans 290,631 square feet, is situated on 23.8 acres and features a full-service cafeteria, fitness center and a concierge desk. Patricia Valenti of NKF represented the tenant in the lease negotiations. Lawrence Ruggieri, also with NKF, represented the landlord, RPW Group Inc.
