BOSTON — BioMed Realty, an owner-operator of life sciences real estate, has entered into a partnership with Cresset Development and Boston-based Novaya Real Estate Ventures to acquire the XMBLY Campus at Assembly Square in the Somerville area of Boston. The campus spans 162,000 square feet of office and life sciences space and includes 7.5 acres for additional expansion. The new ownership plans to add lab, research and development and traditional office space. A timeline for construction has not yet been established.

2901-Kinwest-Parkway-Las-Colinas

IRVING, TEXAS — Sunwest Real Estate Group will redevelop 2901 Kinwest Parkway, a 160,000-square-foot office building in Irving’s Las Colinas district. The project will upgrade the tenant lounge, which will now feature a café, as well as the lobby area, conference center and various exterior spaces. Entos Design is the project architect. Completion is slated for late 2020.

DALLAS — New York City-based REIT Brookfield Properties has acquired a 95,440-square-foot industrial facility that is situated on a 15.2-acre site at 4444 Irving Blvd. in West Dallas. The property features a 57,000-square-foot terminal with 118 doors and ample car and trailer parking space. A national transportation company fully leases the asset, according to Brookfield. The seller was not disclosed.

VANCOUVER, WASH. — EJF Capital and Holland Partner Group (HPG) are developing Block 10, a mixed-use property located in downtown Vancouver. Situated on a one-acre opportunity zone, the project will feature 110 apartments, 79,000 gross square feet of office space on top of a podium deck with roughly 10,100 square feet of retail space and 113 parking spaces. Twenty percent of the multifamily units will be set aside as workforce housing. Building amenities, which will be shared between office users and residents, will include a fitness center, co-working space, bike room and amenity deck on the third level. Holland Construction, HGP’s construction division, expects to break ground this month, with completion slated for spring 2022. Bank of the West is providing construction financing for the development.

PORTLAND, ORE. — Norris & Stevens has arranged the purchase of an office building located in Southeast Portland. Confederated Tribes of the Grande Ronde Community of Oregon acquired the property from Portland Limited Partnership for $1.4 million. Located at 3580 SE 82nd Ave., the building features 5,000 square feet of office space. Duane Link of Portland-based Norris & Stevens represented the buyer, while Mark Latimer of CBRE represented the seller in the deal.

WEST ALLIS, WIS. — Founders 3 Real Estate Services has brokered the sale of Lincoln Center II and III in West Allis for a combined $10.1 million. The multi-tenant office buildings total 120,997 square feet. They are located at 2514 S. 102nd St. and 10150 W. National Ave. in suburban Milwaukee. The properties are home to 24 tenants, including Cognex, Verizon Wireless and Eye Care Specialists. Andy Hess, Ned Purtell and Patti Stevens of Founders 3 represented the seller, Lincoln Center Office Property Group LLC, which is an affiliate of SARA Investment Real Estate. J. Ross & Associates represented the buyer and is part of the ownership group.

LORAIN, OHIO — Grandbridge Real Estate Capital has arranged two loans totaling $4.7 million for the refinancing of a two-property portfolio in Lorain, about 30 miles west of Cleveland. The first property is Fairway East Apartments, a recently renovated apartment community totaling 80 units across five buildings. The second asset is City Center, a 56,384-square-foot office building housing tenants such as Spectrum Consulting Services, Lorain County Community College and United Property Management. Craig Kegg of Grandbridge arranged the 15-year, fixed-rate loans with insurance company correspondents. United Property Management was the borrower.

SPRING, TEXAS — Locally based investment firm The Welcome Group has acquired a 38,072-square-foot office and industrial complex at 2400 Spring Stuebner Road in the northern Houston suburb of Spring. The two-building property is situated on 11 acres and is leased to SES Foam, a provider of insulation products. The first building was built in 1984 and the second building was built in 1994.

PHILADELPHIA — Marcus & Millichap has arranged the $15.3 million sale of The Parkside Portfolio, a collection of retail and office buildings totaling 78,194 square feet in the West Parkside neighborhood of Philadelphia. The buildings are located at 5050, 4946, 4952-64 Parkside Ave. and are leased to national anchor tenants including Davita, Santander Bank and Goodwill. The office portion of the portfolio was fully leased to homecare, government and local professional tenants. Derrick Dougherty and Scott Woodard of Marcus & Millichap represented the seller, Rockland Capital, in the transaction. The team also represented the buyer, The Leser Group.

CHARLOTTE, N.C. — Healthcare firm Centene Corp. has announced plans for its $1 billion East Coast headquarters in Charlotte. At full build-out, scheduled for 2032, the six-building campus will comprise 1 million square feet of office space, a fitness center, auditorium, multiple dining options, childcare center and Centene Tech University, a standalone building that will be used for corporate learning and development. The St. Louis-based company plans to break ground on the project in August. The campus will be built in phases, with Phase I scheduled for completion in the second half of 2022. Phase I will house 3,000 employees who will fill roles in information technology, finance, compliance, health economics, business analytics, human resources and clinical positions, with salaries averaging $100,089 annually. “Charlotte has great talent, excellent infrastructure and a real commitment to sustainable development,” says Michael Neidorff, chairman, president and CEO of Centene, a Medicaid-managed care organization. In 2024, Centene plans to begin construction of Phase II, which will accommodate another 3,000 employees. Charleston, South Carolina-based LS3P Architects designed the campus. The general contractor is St. Louis-based Clayco.
