GREENSBORO, N.C. — Highwoods Properties Inc. (NYSE: HIW), a publicly traded REIT based in Raleigh, has sold its industrial and single-story flex portfolio in Greensboro, comprising 2.8 million square feet, for $193.4 million. The company also plans to close the $40 million sale of The Knollwood, a 250,000-square-foot office complex in Greensboro, by Feb. 15. The sale follows Highwoods’ recent announcement of its initiative to exit both the Greensboro and Memphis, Tennessee, markets. That plan led to the recent $76.4 million sale of the 248,000-square-foot International Paper IV office building in Memphis. “These sales are a significant step to completing the first phase of our plan to exit the Greensboro and Memphis markets and reinvest that capital in … high-growth markets such as Charlotte,” says Ted Klinck, president and CEO of Highwoods Properties. “With these dispositions, we will have completed approximately 75 percent of the first phase of sales, and we remain on track to complete the first phase by mid-2020.” Highwoods’ two-phased exit plan consists of selling a select portfolio of its Greensboro and Memphis assets and acquiring Bank of America Tower at Legacy Union in Charlotte in November for $436 million. NEW YORK CITY — CBRE has negotiated a 52,400-square-foot office lease for advertising agency Johannes Leonardo at Trinity Centre, a two-building office complex located at 111-115 Broadway. The company will take occupancy of the space beginning in July. Adam Foster, Brad Gerla, Adam Leshowitz and Mike Rizzo of CBRE represented the building owner, Capital Properties, in the lease negotiations. Daniel Breiman of Olmstead Properties represented Johannes Leonardo.

HAMPTON, N.J. — CBRE has secured a 22,000-square-foot office lease in Hampton, a western suburb of New York City, for nonprofit organization The Arc of Hunterdon County. The space is located within a 277,000-square-foot office building at 53 Frontage Road. The organization plans to occupy the new space in April 2020. John Goodwin of CBRE represented The Arc of Hunterdon County in the lease negotiations. Shelbourne Global Solutions is the owner of the building.

NEWARK, N.J. — JLL has secured a 10,823-square-foot office lease extension for law firm Greenberg Dauber Epstein & Tucker in Newark. The space is situated within One Gateway, a 543,494-square-foot, Class A office building located at 7-45 Raymond Blvd. The firm signed a five-year lease extension and will continue to occupy the entire sixth floor of the building. Timothy Greiner, Blake Goodman and Colleen Maguire of JLL represented the building owner, Onyx Equities LLC.

SOUTH SAN FRANCISCO, CALIF. — Boston Properties has entered into a joint venture with Alexandria Real Estate Equities to develop, own and operate approximately 1.1 million square feet of existing office and lab properties in South San Francisco. Additionally, the partnership will have an opportunity to expand the campus through approximately 640,000 square feet of future development. Upon completion of the master development plan, the joint venture expects to own a 1.7 million-square-foot life science campus, including a mix of office and lab buildings. Boston Properties and Alexandria will each have an approximately 50 percent ownership in the joint venture once complete. Under the agreement, Boston Properties contributed 601, 611 and 651 Gateway Blvd., three existing office properties that total approximately 768,000 square feet, plus developable land. Alexandria contributed approximately 313,000 square feet of existing properties, including lab, office and amenity buildings, as well as developable land.

AURORA, ORE. — Columbia Helicopters has completed the sale-leaseback of its asset portfolio in Aurora. New York-based W.P. Carey, a net-lease REIT, acquired the properties for an undisclosed price. Columbia Helicopters, a helicopter manufacturing and operations company, fully occupies the portfolio, which totals 187,016 square feet. Located at 14451 Arndt Road, the campus features 15 buildings. Founded in 1957, Columbia Helicopters provides heavy-lift aviation services, military transport, firefighting, and oil and gas support helicopters. The facilities included in the portfolio sale are mission critical, including offices, shop facilities, an engine test center, training spaces and a wastewater treatment facility. Erik Foster, Mike Wilson and Ryan Carlino of Avison Young represented the seller in the deal.

NORTHBROOK, ILL. — IDEX Corp. has leased 39,252 square feet of office space at 3100 Sanders Road in Northbrook for its new global headquarters. The manufacturer of dispensing equipment and specialty engineered products is expected to vacate its current office in Lake Forest this summer. IDEX will occupy space on the third floor and have access to a shared conference center and auditorium. Lou Hall and Dan Wilkins of Cushman & Wakefield represented the tenant in the lease transaction. Francis Prock and Daryl Silverman of Colliers International represented the landlord, Allstate Corp.

HOUSTON — CommonGrounds Workplace, a San Diego-based provider of coworking and flexible office space, has opened a 27,747-square-foot space at Houston’s Greenway Plaza. The company’s location at the 52-acre office campus is its second in Texas. The space serves up to 458 members and features private offices and team rooms, dedicated gathering spaces, wellness rooms, video-enabled conference rooms and phone booths. ATLANTA — Dewberry Group has released plans to expand the Campanile Building, an office and retail property in Midtown Atlanta, from 445,000 to 626,000 square feet. Upon completion, the renovated property will include new ground-level retail space, high-quality finishes, a renovated marble lobby and a modern façade. H.I.G. Realty Partners and Square Mile Capital Management LLC jointly originated a five-year, floating-rate, $186 million loan to finance the renovation and expansion. Originally built in 1987 as the headquarters for Bell South, Dewberry Group acquired the building in 2010. Dewberry Group will develop a 45,000-square-foot retail and restaurant building at the base of the existing asset. The company will also add four new floors of office space totaling 100,000 square feet. With Kansas City unemployment hovering at cyclical lows around 3.5 percent and the war for talent at an all-time high, companies must leverage their real estate to attract and retain top talent. At the height of the corporate office boom in the late 1990s and early 2000s, the average space per employee ranged from approximately 275 to more than 325 square feet. Today, that number has shrunk to 175 square feet per employee and some predictions see that number moving even closer to 100 square feet. These changes are driven by a recognition that companies are adopting better workplace strategies. These newer, more efficient spaces deliver a more engaging experience for employees and provide a stronger return on real estate costs for companies. There is no denying that these new spaces cost more on a per-square-foot basis. Cushman & Wakefield research reported that the weighted average asking rate for Class A space in the Kansas City market was $25.04 per square foot on a full-service basis in the third quarter of 2019.
