Built on 2.8 acres in 1986, the property, approximately 60 percent of which is office space, formerly served as the headquarters for National Spirit Group. CHANDLER, ARIZ. — CBRE has arranged the sale of Chandler Business Center, a creative office, flex-tech and retail space located in Chandler. New York-based Fullerton Properties acquired the multi-tenant property from Los Angeles-based Montana Avenue Capital for $13.3 million. Located at 6150 and 6170 W. Chandler Blvd., Chandler Business Center is a two-building, value-add, mixed-use complex offering a total of 129,840 square feet. Butler Design Group designed the property in collaboration with Trammell Crow Co., completing construction in 2012. At the time of sale, the property was 54 percent leased to a variety of tenants, including New Heights Church, Advance Auto Parts, Newark Corp. and Children’s Cancer Network. Glenn Smigiel, Bob Young, Steve Brabant, Rick Abraham, Mark Krison and Jackie Orcutt of CBRE represented the seller in the deal.

LOS ANGELES — Colliers International has facilitated the sale of an office building located within Larchmont Village near the Los Angeles neighborhood of Hancock Park. Cerrell Associates sold the three-story building to 324 N. Larchmont LLC for $10 million, just under $810 per square foot. The three-story building features 12,400 square feet of office space. Nathan Pellow, Michael Weiner and Nick Nybakken of Colliers represented the seller, while John Repstad of Realty Advisory Group represented the buyer in the transaction.

KANSAS CITY, MO. — Block & Co. Inc. Realtors has arranged the sale of the 8301 State Line Professional Building in Kansas City for an undisclosed price. The three-story office building spans approximately 27,350 square feet and is situated just north of Ward Park Center. Notable tenants at the fully occupied property include the Third and Long Foundation, Psychology of Kansas City and Hospice Care of America. Piers Pener of Block & Co. represented the undisclosed buyer. The seller was also undisclosed.

SOMERVILLE, MASS. — Union Square Station Associates (US2) will build a $160 million lab building in the Union Square area of Somerville, Massachusetts. The property will be a 175,000-square-foot lab building and office space, which will also feature 8,900 square feet of flexible space and ground-floor retail space. SGA is the project designer. Construction is slated to begin in late 2019.

NEW YORK CITY — Silverstein Properties, a private development firm based in New York, has completed $50 million capital improvement program of the Bankers Club, located within The Equitable Building at 120 Broadway. The 104-year-old office building is set to reopen July 17. Silverstein’s renovations added a 20,000-square-foot rooftop area and an 8,000-square-foot indoor lounge to the property. Other renovations include an improved building façade, lobby and elevators.

CHICAGO — Glassdoor has unveiled plans to further expand its presence in Chicago. The technology company, which operates a recruiting and job review website, has signed a long-term lease for two floors of a new office building, West End on Fulton. Glassdoor will maintain its existing space and operations at 1330 West Fulton. The new space will support up to 400 employees and the company plans to create up to 500 new jobs in Chicago over the next several years. Glassdoor expects to move into its new 52,000-square-foot space in summer 2020. Kyle Kamin and Dan Persa of CBRE represented Glassdoor in the lease transaction. Measuring more than 1 million square feet of Class A office space between them, Midtown Atlanta’s skyscraper scene is about to be drastically altered. The gravity of these major mixed-use properties, along with the allure of top talent at nearby universities like Georgia Tech, gives the Midtown submarket an increase in both developer activity and price-per-square-foot rates. The Midtown/Perishing Point Class A office space average is $35 per square foot, higher than the Atlanta-area average of $29.79 per square foot. However, buildings like Star Metals and Coda are not designed with just any tenant in mind. Speculative developments in the Atlanta market have come to a standing halt as most offices in the region are now built to fit a specific company’s needs, rather than spaces built with the hope the right tenant will come along. Most larger new developments are either a build-to-suit for a specific tenant or are anchored by a tenant that is taking up the majority of the space. The Los Angeles office market ended the first quarter with the average asking rent steady over the prior quarter. However, at $3.20 per square foot, the average asking rent remains the highest level on record, up 4.2 percent over the first quarter of 2018 and 15 percent above the prior peak reached in 2008. While the vacancy rate this quarter increased 30 basis points over the prior quarter, it is down 10 basis points from Q1 2018 at 10.6 percent. This is about where it was pre-recession in 2004. This rise in vacancy was the result of several large move-outs, including about 200,000 square feet in the South Bay and 50,000 square feet in the Central office markets. Leasing volume fell to 5.8 million square feet, down 19.6 percent from the prior quarter and 7.9 percent from Q1 2018. The rate of job growth is having some impact on the office market. Los Angeles County remains near full employment with the unemployment rate at 4.6 percent, one of the lowest rates on record. ORLANDO, FLA. — TerraCap Management has purchased Lake Point Business Center, a six-building office park in Orlando, for $17.6 million. The property consists of six single-story office buildings with 134,000 square feet of rentable space. Lake Point Business Park is located in south Orlando, about five miles from Orlando International Airport. Ron Rogg of CBRE represented the seller, Raith Capital Partners LLC, in the transaction. BankUnited provided acquisition financing to TerraCap.
