Gialamas Co., Livesey Co. to Develop 150,000 SF Office Building for NSI in Madison, Wisconsin

MADISON, WIS. — National Specialty Insurance (NSI) has commissioned The Gialamas Co. and The Livesey Co. to develop a 150,000-square-foot office building in Madison. The building will accommodate NSI’s current space needs of 80,000 square feet, while also providing it with the opportunity to expand to 150,000 square feet. The building will be located in the last large remaining parcel of Old Sauk Trails Office Park. In addition to being a tenant in the building, West Bend Insurance (NSI’s parent company) will also be a 50/50 partner in the building. Iconica will oversee design and construction of the building, which is slated for completion in December 2017. NSI will occupy the property in January 2018. NSI offers insurance products for child care, social services, detective and security programs.

Paradigm Talent Agency Leases Office Space in Beverly Hills

LOS ANGELES — Paradigm Talent Agency has leased 83,000 square feet of office space in Beverly Hills. The space is located at 8942 Wilshire Blvd. within the Wilshire La Peer Building. Paradigm will use the entire building for its headquarters, with plans to move in during spring 2018. The company plans to make capital renovations to the property. The agency is consolidating three locations into one space. NKF’s Michael Moll, CBRE’s Jeff Pion and BCRS’s Willa McNamarra Fields represented the talent agency, while LA Realty Partner’s Peter Best, Lisa St. John and Rick Buckley represented the building owners, Ocean West and Walton Street, in this transaction.

Gaedeke Group owns the building, which is located at 15455 Dallas Parkway, and was represented internally by Elliot Prieur and Allison Johnston. Craig Wilson and Dean Collins of Cushman & Wakefield represented the tenant, Manpowergroup US Inc., a workforce solutions firm.

Coldwell Banker Brokers Sale of 11,679 SF Flex Property in Arlington

ARLINGTON, TEXAS — Coldwell Banker Commercial Advisors has brokered the sale of an 11,679-square-foot office/warehouse property in Arlington. Roughly two-thirds of the property, which is situated on 1.5 acres at 2309 Superior Drive in the Pantego area of Arlington, is office space and the remainder is warehouse space. Wayne Burgdorf of Coldwell Banker represented the seller, 2309 Properties LLC, and the buyer, 2309 Superior Drive LLC.

Co-Working Startup Leases 30,000 SF in South Boston

BOSTON — G-Tek Labs has leased 30,000 square feet at 28 Damrell Street in South Boston. The company provides hardware workspace, creating an environment that supports development, manufacturing and scaling of electronic devices. The shared workspace will provide access to design software and state-of-the-art equipment, such as 3D printers and pick and place machines. G-Tek Labs, backed by Taiwan-based Gigatek, has begun construction on its two-story space with plans to launch Phase 1 in September. Colliers International’s Ryan Healy and Mike Shakespeare represented G-Tek in their search for space. Attorneys Ku Yoo of Chang & Yoo LLP and James Heffernan of Rich May, PC represented G-Tek Labs in negotiating the lease and other corporate matters. Scott Gredler with Cushman & Wakefield represented the landlord, Damrell Properties, in the transaction.

Bentall Kennedy Acquires Oregon Clinic Gateway Medical Office Building in Portland

PORTLAND, ORE. — Bentall Kennedy has purchased the Oregon Clinic Gateway Medical Office Building in Portland for an undisclosed sum. The 101,299-square-foot building is located at 1111 N.E. 99th Ave. It was built in 2006. The facility is fully leased as medical offices, day surgery, on-site diagnostic imaging and laboratory centers. This is the firm’s first medical office building investment in Portland.

GLVAR Sells Las Vegas Headquarters for $2.7M

LAS VEGAS — The Greater Las Vegas Association of Realtors (GLVAR) has sold its local headquarters for $2.7 million. The office is located at 1750 E. Sahara Ave. GLVAR has leased the space back from the new owner, Laborers’ International Union North America (LIUNA), until its new facility is built on Rainbow Boulevard, just north of Sunset Road. David R. Scherer of Newmark Grubb Knight Frank represented GLVAR, while Peter Guzman represented LIUNA.

ElmTree Acquires 116,824 SF Office Property in Farmington Hills, Michigan

FARMINGTON HILLS, MICH. — ElmTree Funds has acquired a 116,824-square-foot office property in Farmington Hills. Upon acquisition, ElmTree oversaw a $7 million renovation at the property, which is occupied by Sumitomo Electric Wiring Systems Inc. As part of the same sales transaction, ElmTree acquired eight other buildings in various states totaling 312,974 square feet for $74.1 million. Each property is 100 percent leased. Other properties acquired in the Midwest include a 16,668-square-foot healthcare building in West Des Moines, Iowa, and a 16,694-square-foot healthcare building in O’Fallon, Mo. BioLife Plasma Services LP occupies both properties.
