NEW BRUNSWICK, N.J. — New Brunswick Development Corp. (Devco) has begun site preparation on the Ferren Mall Parking Deck for The Hub @ New Brunswick Station in New Brunswick. Devco expects site construction of the 1.7 million-square-foot mixed-use redevelopment project to begin in April. JLL is Devco’s marketing agent for The Hub, which will be located on four acres in downtown New Brunswick directly across from the New Brunswick train station. When completed, The Hub @ New Brunswick Station will encompass multiple buildings with a flexible design to meet office or lab requirements including technology, office or research use. The development is slated to include high-rise residential units and retail at street level.

NORTH HILLS, NEW YORK — Cushman & Wakefield has arranged the $14.7 million sale of a two-story medical office building located at 3111 New Hyde Park Road in North Hills. Cushman & Wakefield’s Ben Efraimov, Jonathan Hageman and Patrick Yannotta handled the transaction. The property traded at a 6 percent cap rate. The building spans 24,600 square feet and is 100 percent occupied by three medical tenants. Integrated Medical Professionals occupies the front of the building and leases 13,800 square feet. Northern OBGYN and Aesthetic Dermatology are located in the rear of the property and occupy a combined 10,800 square feet. The property features 115 parking spaces and sits on 1.8 acres between Hollow Lane and Dakota Drive.

STAMFORD, CONN. — RHYS has negotiated the $10.3 million sale of two office/retail buildings located at 111 and 123 High Ridge Road in Stamford. Combined, the three-story buildings offer 40,000 square feet of office and retail space. The 100 percent leased portfolio sits on just over an acre, with more than 150 parking spaces on site. Christian Bangert of RHYS represented the buyer, A & E High Ridge, in the transaction. Karen Dome and Robert Haile of Coldwell Banker Commercial represented the seller, High Ridge Plaza LLC.

CHERRY HILL, N.J. — CBRE’s capital markets debt and structured finance team has secured a $41 million acquisition loan for a 155,000-square-foot medical office building located at 1865 Marlton Pike E. in Cherry Hill. The property, which is leased on a long-term basis to University of Pennsylvania Health System, serves as a primary care center and clinical offices for medical practices including cardiology and radiology. CBRE’s Nick Harris, Steve Roth and Steven Doherty procured financing for the borrower.

Portsmouth, N.H. — The Kane Co. has negotiated a 4,081-square-foot lease for Medical Billing & Consulting in Portsmouth. Catie Medeiros of The Kane Co. represented the tenant in the lease at 95 Brewery Lane. Medical Billing & Consulting specializes in solving medical billing and revenue cycle challenges for healthcare clients. The property is located in the Malthouse Exchange Plaza, joining other tenants including Seacoast Sports Club, MoJo’s BBQ Grill, Portsmouth Center for Yoga and Wink Salon & Spa. Andy Fleisher of NAI Norwood Group represented the landlord in the transaction.

ATLANTA — Cushman & Wakefield represented NorthPoint Executive Suites in signing a 23,222-square-foot lease to occupy a full floor at One Atlantic Center located in Atlanta’s Midtown submarket. Cushman & Wakefield’s Boris Garbuz represented NorthPoint Executive Suites in the transaction. NorthPoint Executive Suites will offer upscale executive office suites and conference rooms, targeting attorneys and other professional services.

BOSTON — Senior Housing Properties Trust (NASDAQ: SNH) has formed a joint venture with a sovereign institutional investor to own 11 Fan Pier and 50 Northern Ave. in Boston. The investor will contribute $261 million for a 45 percent equity interest in the new venture, and SNH will own the remaining 55 percent. The investment amount is based on a property valuation of $1.2 billion, less $620 million of existing secured debt on the property. Senior Housing Properties Trust acquired the property included in the joint venture in May 2014 for $1.1 billion. It consists of two 15-story, LEED Gold-certified life science buildings with structured parking located in Boston’s Seaport District. The two buildings are 95 percent leased to Vertex Pharmaceuticals through 2028 and include 1.1 million square feet of lab, office and retail space. Senior Housing Properties Trust expects to use the cash proceeds from the transaction to repay a portion of the amounts outstanding under its revolving credit facility. NEW YORK CITY — Stellar Management and Imperium Capital have acquired a leasehold interest in 220 Fifth Ave. from a subsidiary of Dino & Sons Realty Corp. The Manhattan property is set to undergo several capital improvements, including a renovated lobby and modernized building systems. The partnership is also completing custom pre-builds for turn-key office space. There are currently six full floors available for lease of 9,000 square feet each. Kathy Anderson of Progress Capital represented both Stellar Management and Dino & Sons in the transaction. Built in 1912, 220 Fifth Avenue is located in Manhattan’s Flatiron District.

PASADENA, CALIF. — Anda Realty Capital has purchased a 54,961-square-foot office building in Pasadena for an undisclosed sum. The seven-story building is located at 225 E. Colorado Blvd. It is situated across the street from the Paseo Colorado mixed-use development and less than two blocks from Old Town Pasadena. The property was originally built in 1912 for Citizens Savings Bank. The building’s original marble walls, wood paneling and brass finishes have been completely restored in recent years. JLL’s Tom Bohlinger and Jon Lange represented both the buyer and seller, Barker Pacific Group, in this transaction. The firm’s Brian Halpern and Alex Kane secured a bridge loan for the buyer.
