DAVENPORT, FLA. — Taylor McMinn Retail Group of Marcus & Millichap has negotiated the sale of a new construction, single-tenant retail property located in Davenport, roughly 30 miles southwest of Orlando. Tires Plus occupies the building, which totals 6,262 square feet, on a 15-year lease corporately guaranteed by Bridgestone. Don McMinn of the Taylor McMinn Retail Group arranged the transaction between the seller, a developer, and the buyer, a local 1031-exchange investor. “This our 16th Firestone closing, and we are marketing four more in Florida, North Carolina, South Carolina and Virginia,” says McMinn. “Due to the strong credit, quality of the locations and limited inventory, we continue to see high demand and low cap rates for Bridgestones.”
WILMER, TEXAS — J&C Warehouse has signed a 271,339-square-foot industrial lease in the southern Dallas suburb of Wilmer. The company will occupy the entirety of ALTO Intermodal 45, a newly built cross-dock building. Building features include 40-foot clear heights, 99 car parking spaces (expandable to 267), 47 dock-high doors and 3,986 square feet of office space. Ben Wallace, Chris Teesdale and Tom Pearson of Colliers represented the landlord, ALTO Real Estate Investments, in the lease negotiations. Adam Jones of Stream Realty Partners represented the tenant.
LAREDO, TEXAS — A joint venture between Maryland-based investment firm Realterm and Texas-based Alliance Industrial has broken ground on a 236,693-square-foot transload facility in the Rio Grande Valley city of Laredo. The facility, which will be situated on a 19.7-acre site, will support various cross-border industrial operations and will be able to accommodate a single or multiple users. Building features will include 32-foot clear heights, 50 dock-high loading positions and 190 trailer parking spaces. Construction is expected to be complete by summer 2025.
HOUSTON — Locally based developer Gauge Real Estate Partners has begun construction of a 192,660-square-foot industrial project in southeast Houston. Gauge Southgate will consist of three front- and rear-load buildings that will range in size from 33,600 to 81,900 square feet and feature 28- to 32-foot clear heights, as well as a total of 49 dock-high doors, 139 car parking spaces and roughly 7,500 square feet of office space. Stream Realty Partners is marketing the project for lease. Delivery is slated for the second quarter of 2025.
AUSTIN, TEXAS — Stream Realty Partners has negotiated a 120,440-square-foot industrial lease in southeast Austin. The tenant, shipping logistics company Hotline Delivery Systems, is taking space at ATX 130, a four-building, 602,4000-square-foot development. Lena Thomas and Ryan Boozer of Stream represented the tenant in the lease negotiations. AQUILA Commercial represented the landlord, North Texas-based Jackson-Shaw, which broke ground on ATX 130 in spring 2023.
MIDLAND, TEXAS — Marcus & Millichap has brokered the sale of the Baymont Inn & Suites Midland Center, a 76-room hotel in West Texas. The three-story hotel was built in 2016 and offers amenities such as a hot breakfast bar, business center and a fitness center. Allan Miller of Marcus & Millichap represented the undisclosed seller in the transaction and procured an out-of-state private investor as the buyer. Chris Gomes of Marcus & Millichap assisted in closing the deal as the supporting broker.
NEW YORK CITY — Shawmut Design & Construction has completed The St. Vincent Health Sciences Center, a $106 million academic project located on the campus of St. John’s University in Queens. The 70,000-square-foot facility functions as a pass-through from the Residence Village to the Great Lawn and the main academic hub of the campus. The building houses classrooms, laboratories, patient simulation spaces and private study rooms, as well as a multi-story “living room,” which functions as a social hub and collaborative space for students and faculty. CannonDesign served as the project architect.
EXTON, PA. — Locally based developer Hankin Group has broken ground on Phase II of Keva Flats, a two-building, 96-unit multifamily project in Exton, about 35 miles west of Philadelphia. Phase I of Keva Flats featured 242 units in one-, two- and three-bedroom floor plans across six buildings. Amenities include a fitness center with yoga and Pilates studios; resort-style pool with a sundeck; outdoor grilling stations, fire pits and lounges; an 11,000-square-foot clubhouse; outdoor multi-sports court; and a rooftop terrace. Completion of Phase II is slated for fall 2026.
NEW BEDFORD, MASS. — CBRE has brokered the $14.2 million sale of Kings Plaza, a 168,000-square-foot shopping center in New Bedford, located near the base of Cape Cod. The center is home to tenants such as Savers, Ocean State Job Lot, McDonald’s, FunZ Trampoline Park and EC Barton Home Outlet. Nat Heald and Jordana Roet of CBRE represented the seller, Virginia-based REIT Cedar Realty Trust, in the transaction. The buyer was a undisclosed private investor.
