DENVER — High Street Residential, the residential subsidiary of Trammell Crow Co., and its joint venture partner PGIM Real Estate have completed Elevon, a multifamily property in Denver’s Central Park master-planned community. Located at 3650 Uinta St., Elevon offers 301 studio, one- and two-bedroom apartments with 10-foot ceilings, private balconies, smart unit technology, wood-plank style flooring, stainless steel Energy Star appliances and quartz countertops. Bathrooms include tile flooring, tile shower surrounds and quartz vanities. Community amenities include two courtyards, one of which features a pool, deck, hot tub, cabanas, loungers, an outdoor bar and grilling area. The second courtyard features green space and contemplative zones. Other amenities include reserved garage parking, a fitness center, onsite coworking space, pet spa, bike storage, outdoor paseo, dog park, storage lockers, leasing lobby, ride-share lounge, clubroom and a business center. KTGY Architects designed the property, while Martines Palmieri Construction served as general contractor. Greystar is overseeing leasing and property management for the community. ALBUQUERQUE, N.M. — Scottsdale, Ariz.-based SimonCRE has acquired Cottonwood Corners, a 218,144-square-foot retail center located in Albuquerque. An entity doing business as Gibson-Cottonwood LLC sold the property for an undisclosed price. Tenants at the property, which was developed in two phases in 1996 and 1998, include Barnes & Noble, Best Buy, Michaels, Ross Dress for Less, Legacy Furniture, New Balance, The UPS Store, Mattress Firm, Leslie’s Poolmart, Scrub Spot, LA Luxe Nails and Firehouse Subs. The center also features 29,233 square feet of big box space and 4,679 square feet of small shop space that has been leased but is not yet occupied. Kino James and David Chavez of Base 5 Retail will manage leasing at the property on behalf of the new owner.
SANTA CRUZ, CALIF. — Marcus & Millichap has arranged the sale of Seaside Apartments, an 84-unit affordable housing property in Santa Cruz. The asset traded for $45 million, or $535,714 per unit. Comprising five two-story residential buildings and one single-story office and amenities building, Seaside Apartments offers 16 one-bedroom units, 52 two-bedroom apartments and 16 three-bedroom townhome units. Community amenities include a children’s playground, barbecue and picnic area, laundry facilities and carports. Mitchell Zurich, Kirk Trammell, David Cutler and Joshua Johnson of Marcus & Millichap represented the seller and procured the buyer in the deal. The names of the seller and buyer were not released.
LA MIRADA, CALIF. — LD Valley View Holdings has purchased an industrial asset in the Mid-Counties submarket of Los Angeles from an undisclosed seller for $32.4 million. Totaling 124,480 square feet, the asset has entitlements for a 143,627-square-foot, Class A industrial building. The property is situated on 7.2 acres at 16930 Valley View Ave. Tony Phu of Colliers represented the buyer, while Michael Kendall, Gian Bruno, Kenny Patricia and Kylie Jones of Colliers represented the seller in the deal. Chris Sheehan, Mike Foley, Jeff Smart, Liz Capati and Senna De La Cruz of Colliers provided local market advisory services.
CLAYTON, MO. — Koplar Properties, Homebase Partners, Eagle Realty and Concord Hospitality Enterprises have opened the AC Hotel Clayton in the St. Louis suburb of Clayton. The $50 million project rises 11 stories with 207 rooms. The property features the AC Lounge and AC Kitchen along with High Bar Clayton, the area’s first rooftop bar. Concord Hospitality Enterprises manages the property. The project was built on the site of the former headquarters of the Clayton Police Department at 227 S. Central Ave. The city began seeking a way to repurpose the site in 2011. The hotel was proposed in 2018, and Midas Construction broke ground on the property in September 2022. Designed by DLR Group, the property features a fitness center and 3,000 square feet of top-floor meeting space.
CHICAGO — Transwestern Real Estate Services has negotiated two long-term office lease renewals at 203 N. LaSalle St. in Chicago’s Central Loop. Kathleen Bertrand, Eric Myers and John Nelson of Transwestern represented ownership, Sumitomo Corp. of Americas. Transwestern also manages the 27-story, 624,724-square-foot tower. The Office of the State Appellate Defender renewed its lease for the entire 24th floor totaling 36,000 square feet. Masuda Funai, a law firm that represents foreign companies entering and operating in the U.S. market, signed a lease for 16,300 square feet and is relocating to the 17th floor. John Ziesmer of Transwestern Commerial Services represented Masuda Funai. Leasing activity year-to-date at the property is roughly 134,000 square feet.
Limited Partnership Buys Safeway-Occupied Retail Property in Florence, Arizona for $10.2M

FLORENCE, ARIZ. — A limited partnership has acquired a grocery store located at 3325 N. Hunt Highway in Florence, approximately 60 miles southeast of Phoenix. Mark Ruble, Scott Ruble, Chris Land and Zack House of Marcus & Millichap procured the buyer in the $10.2 million deal. The seller was not disclosed. Safeway occupies the 57,860-square-foot property on a net-lease basis. Situated on 6.3 acres, the store was built in 2008.
CHASKA, MINN. — Trident Development is set to open The Plaza at Hazeltine on Wednesday, Oct. 30. The four-story, 112-unit apartment complex is located at 1130 Hazeltine Blvd. in the Minneapolis suburb of Chaska. Amenities include an outdoor patio, walking trails, children’s play area, putting green, dog park, pet wash, community room, coffee bar, package room, fitness room, golf simulator and rooftop patio. The property is situated near a retail area with Kohl’s, McDonald’s, Aldi, Chipotle and Starbucks. Lyon Contracting was the general contractor, and Village Green is the property manager. Residents can now receive 1.5 months of free rent, according to the property’s website. Monthly rents start at $1,334 for one-bedroom units.
PEORIA, ILL. — Marcus & Millichap has brokered the $4.4 million sale of Oakridge Apartments in Peoria. Built in 1990 and 2013 by previous ownership, the 48-unit multifamily property consists of four 12-unit buildings. The asset is located at 2700 W. Willowlake Drive near I-74 and Illinois Route 6. David Tarnoff, Patrick Suffield and Yianni Mouflouzelis of Marcus & Millichap represented the seller, an Illinois-based limited liability company. Christopher Malay and Eric Bell of Marcus & Millichap represented the buyer, a California-based investment group.
ST. LOUIS — ANSCO & Associates LLC has signed a 43,000-square-foot industrial lease at 8801 Seeger Industrial Drive in St. Louis. The national telecommunications company offers comprehensive telecom services from system conceptualization to turnkey construction. Bruce Harper of Trinity Partners represented the tenant. The landlord was undisclosed.
